COPPELL, FORNEY AND FORT WORTH, TEXAS — Firehouse Subs has signed three leases totaling 4,149 square feet in the Dallas-Fort Worth metroplex. The fast-casual chain will occupy 1,649 square feet at Heritage Trace in Fort Worth, 1,300 square feet at Victory at Forney and 1,200 square feet at Braewood Shopping Center in Coppell. Grant Gary and Kendall Graff of The Woodmont Co. represented Firehouse Subs in the lease negotiations. Based in Jacksonville, Firehouse Subs operates 1,210 restaurants in 46 states, Puerto Rico and Canada.

ATLANTA — Ardent Cos. plans to add a food-and-beverage destination within its Piedmont Center office campus in Atlanta’s Buckhead district. Dubbed Oxton, the project will transform 35,000 square feet of ground-level office space along Piedmont Road to a collection of eateries that will spill into Piedmont Center’s tree-lined courtyard. Atlanta-based Square Feet Studio Architects is leading the design that will span about an acre of the campus. Ardent plans to break ground in the third quarter. Piedmont Center comprises about 2 million square feet of offices and connects to PATH400, a greenway connecting various neighborhoods in the Buckhead area. Along with consulting on Oxton, Bridger Properties will handle the retail leasing assignment. Westbridge is also a consultant for the project.

CENTENNIAL, COLO. — Blue West Capital has brokered the sale of a single-tenant retail property, located at 20201 E. Smoky Hill Road in Centennial. A Colorado-based real estate investment company sold the asset to a Colorado-based family for $2.7 million. Starbucks Coffee occupies the newly constructed building on a net-lease basis. Tom Ethington of Blue West Capital represented the seller in the transaction.

ROSEVILLE, CALIF. — Irvine-based Covenant Real Estate Group has completed the sale of a newly constructed, two-tenant retail pad at Freedom Point Plaza in Roseville. A Stockton-based private investor acquired the asset for $4 million. Chipotlane, a Chipotle digital order drive-thru location, and Roku Sushi occupy the 4,808-square-foot building, which is located at 4200 Thrive Drive. Tenants at Freedom Point Plaza include TopGolf and Living Spaces. Jeff Lefko and Bill Asher of Hanley Investment Group Real Estate Advisors represented the seller, while Scott Pesch of Eureka-based CB Commercial Pacific Partners represented the buyer in the transaction.

GRAND RAPIDS, MICH. — KPOT Korean BBQ & Hot Pot has signed a long-term lease for the 6,400-square-foot former Old Chicago restaurant space at 3333 28th St. SE in Grand Rapids. The restaurant anticipates opening this fall. Bob Lotzar of NAI Wisinski of West Michigan represented the undisclosed landlord. The lease marks the first West Michigan location for KPOT.

POMPANO BEACH, FLA. — Topgolf is underway on the construction of a three-level venue located at the intersection of Powerline Boulevard and Race Track Road in Pompano Beach, roughly 35 miles north of Miami. Scheduled to open late this year, the new location will anchor Live! Pompano Beach, a 223-acre, mixed-use project currently being developed by The Cordish Cos. and Caesars Entertainment. The new Topgolf will feature 102 climate-controlled hitting bays, a full-service restaurant, rooftop terrace, outdoor patio, music, private event space and family-friendly programs year-round.

DALLAS — Corner Bakery, a national restaurant chain based in Dallas, has filed for Chapter 11 bankruptcy protection in the Delaware Bankruptcy Court after defaulting on its loans last year, according to reports from multiple media outlets, including The Dallas Morning News. The chain cited its reliance on traditional office workers seeking fast casual or grab-and-go meals, which has yet to return to pre-pandemic levels in many areas, as a key driver behind the move. Philadelphia-based Pandya Restaurant Growth Brands purchased Corner Bakery, which currently operates 140 locations in 20 states, in October 2020. Prior to its acquisition by Pandya, the chain was owned by Atlanta-based private equity firm Roark Capital Group.

KANSAS CITY, MO. — Co-developers Brain Group and Mercier Street are underway on the conversion of the former Westport Middle and Westport High School campuses in Kansas City into Park 39, a $250 million mixed-use development. The live-work-play campus will be situated on 16 acres at 39th and McGee streets in the city’s Midtown district. Anchoring the project is The Residences at Park 39, a 138-unit apartment community within the four-story former Westport High School. Upon completion, The Residences will include flexible work areas, a fitness center and mailroom, auditorium transformed into modules, conference rooms and library and event spaces for groups large and small. Individual residences will have open floor plans with high ceilings and modern finishes for kitchens, bathrooms and living areas. Each unit will have its own washer and dryer and will range from 400 square feet to 1,600 square feet in size, with expected monthly rents ranging from $950 to $2,000. The building’s new infrastructure will include smart technology and updated electrical, plumbing and fire alarm and protection systems. NEW YORK CITY — Tishman Speyer has inked deals with chef Gabriel Kreuther and his business partners to open two new restaurants at The Spiral, the locally based real estate giant’s 65-story office tower in Manhattan’s Hudson Yards district. One concept will be a 5,700-square-foot full-service restaurant serving lunch and dinner that will be located on the corner of 34th Street and Hudson Boulevard. On the corner of 35th Street and Hudson Boulevard, the team will launch an all-day café serving breakfast and lunch. Both openings are slated for 2024.

NEW RICHMOND AND SPARTA, WIS. — Starbucks has signed two new retail leases in Wisconsin. Each lease totals 2,460 square feet. The first property is located at 124 Grant Way in New Richmond, about 45 miles northeast of Minneapolis. The other is at 630 S. Black River St. in Sparta, about 28 miles east of La Crosse. Tony Colvin of Mid-America Real Estate represented Starbucks. The landlords for both properties were Jacques Holdings LLC and OLH II LLC.
