South Texas is in the midst of a growth spurt in the commercial real estate industry. Within the area’s retail sector, demand for freestanding emergency rooms and cold storage facilities is growing rapidly. Though atypical, requests for such spaces are becoming increasingly common in the Rio Grande Valley (RGV). An estimated 1.3 million people call the RGV home. Both Hidalgo and Cameron counties are equipped with multiple hospitals to meet the healthcare needs of residents. There are three freestanding emergency rooms in Hidalgo County and two in Cameron County, with several more currently in the pipeline. Three of the larger healthcare providers within the RGV — Doctor’s Hospital at Renaissance in Edinburg (the largest hospital in the area), South Texas Health System, which has five hospitals in cities McAllen and Edinburg and HCA Hospital in McAllen — all have plenty of emergency rooms to cover the cities they serve. Between Harlingen and Brownsville, both the longstanding Valley Baptist Health System and the newer Harlingen Medical Center have plenty of emergency rooms to handle residents’ healthcare needs. PHOENIX — Popbar, a maker of frozen treats founded in New York City in 2010, has opened its first location in Phoenix at Westgate Entertainment District. The company currently has 24 locations. Popbar has 12 stores in the U.S., in states such as New York, California, North Carolina and Florida, and 12 stores internationally in countries like Canada, Panama, Singapore and Russia. There are currently seven stores under construction in new territories, with more planned. Popbar’s Phoenix location is the third to open this year. Popbar serves handcrafted gelato, sorbetto and yogurt on a stick. All pops are made in-house daily with all natural ingredients.
NEW YORK CITY — Kamber Management Co. has entered into a contract to acquire the Riverside Garage portfolio of parking facilities on Manhattan’s Upper West Side for an $50 million. The 916-parking stall portfolio consists of three parking garages located at the base of five residential towers located at 80, 100-120 and 220-240 Riverside Blvd. The properties are fully leased to Icon Parking Systems, a garage operator in New York City. David Schechtman of Meridian Capital Group represented the undisclosed seller, while Steven Levy of Kamber Management represented the buyer in the deal.
ACTON, MASS. — Atlantic Management has completed the disposition of Powder Mill Plaza, a retail property located in Acton. Medipower acquired the shopping center for $16.3 million. Stop & Shop, Rite Aid, Anytime Fitness, DCU, Papa Gino’s and Dunkin’ Donuts, among other national retailers, occupy the 74,876-square-foot property. Geoffrey Millerd, Justin Smith, Paul Penman and Christopher Peterson of Newmark Knight Frank represented the seller in the deal.
DALLAS — Warstic, a producer of baseball equipment partially owned by musician Jack White, will open its flagship location, manufacturing facility and headquarters at 2900 Main St. in the Deep Ellum area of Dallas. The property will include a warehouse, bat-fitting room, bat design studio, bar and restaurant and a full batting cage. The opening is scheduled for early 2018.
HOUSTON — Marcus & Millichap has brokered the sale of Shotwell Shopping Center, a 32,390-square-foot retail center located at 5900 Lyons Ave. in Houston. Derek Hargrove, Justin Miller and Davis Hansen of Marcus & Millichap represented the seller, a Houston-based partnership, in the transaction. Gus Lagos and Nik Kapetanakis, also of Marcus & Millichap, procured the undisclosed buyer.
RIVERVIEW, FLA. — Batson-Cook Development Co. (BCDC), in a joint venture with Dunphy Properties, has sold Rivercrest Commons, a Publix-anchored shopping center in Riverview, for $21.7 million. The 75,000-square-foot center is situated at the intersection of Symmes Road and US 301, roughly 13 miles southeast of Tampa. Colliers International represented Atlanta-based BCDC and Tampa-based Dunphy Properties in the transaction. RealNet Tampa Bay represented the buyer, Nicklaus of Florida. The property was 92 percent leased at the time of sale to tenants including Dunkin’ Donuts, Fast Track Urgent Care Center and Heartland Dental.
HUBER HEIGHTS, OHIO — Marcus & Millichap’s Institutional Property Advisors division has brokered the sale of North Heights Plaza shopping center in Huber Heights, a suburb of Dayton. The sales price was not disclosed. The 182,453-square-foot retail center is located at 8280 Old Troy Pike. Dick’s Sporting Goods and Big Lots anchor the property, which was built in 1990. Other tenants include Five Below, Great Clips, Sally Beauty Supply, Verizon Wireless and Firehouse Subs. Craig Fuller, Scott Wiles and Erin Patton of Marcus & Millichap represented the seller, a national real estate investment trust, and procured the buyer, a private real estate investment fund.
TUCSON, ARIZ. — HFF has arranged the $21.5 million sale of Ventana Village, a 110,116-square-foot shopping center in Tucson. Bashas’ Supermarket anchors the 90.8 percent occupied center, which is home to tenants including Tuesday Morning, Risky Business, Wells Fargo, El Charro Café, Subway, The UPS Store and Ventana Animal Hospital. CJ Osbrink and Gleb Lvovich of HFF represented the seller, Westwood Financial, in the transaction. Austin, Texas-based Epic Real Estate Partners purchased the asset free and clear of existing debt.
