LIVONIA, MICH. — Mid-America Real Estate Corp. has arranged the $19.8 million sale of Livonia Plaza, a 137,391-square-foot shopping center located in the Detroit suburb of Livonia. Kroger anchors the center, which is also home to TJ Maxx, Red Wing Shoes, Sally Beauty Supply and Subway. Ben Wineman and Daniel Stern of Mid-America represented the seller, Ramco-Gershenson Properties Trust, in the sale of the property to Phillips Edison Grocery Center REIT II.
NEW YORK CITY — Besen & Associates has arranged the $7.4 million sale of a four-building package in central Brooklyn. The price translates to just shy of $400 per square foot. The properties, which feature multifamily and retail space, include 907 Nostrand Avenue, 739 Church Avenue, 1080-1082 Utica Avenue and 196 Utica Avenue. Each was fully renovated in 2015 with all apartments receiving new bathrooms, kitchens, wooden floors, and HVAC units. 907 Nostrand Avenue has approximately 4,547 square feet of retail space, leased to a fitness center; 739 Church Avenue has 3,300 square feet, leased to a bar; 196 Utica has a retail tenant which occupies the storefront and finished basement. The two-story building with 80 feet of frontage at 1080-1082 Utica Avenue was recently gut renovated and repositioned to contain seven retail stores. Greg Corbin, Miguel Jauregui and Saadya Notik of The Corbin Group represented the seller and also procured the purchaser, a local private investor.
CHICAGO — Chris Irwin, Adam Napp and Mark Jones of Jameson Commercial have arranged the sale of 1311 and 1317 W. North Ave. in Chicago. Both properties were part of the estate of James Bielarz, longtime owner of Nortown Automotive who passed away in December 2015. The combined purchase price for the two properties was $3.6 million or $156 per square foot. The property includes an 8,800-square-foot automotive repair building and an 8,862-square-foot building leased to Showtime Audio, an automotive sound system installer.
PARMA, OHIO — Gordmans has opened a new store in The Shoppes at Parma in the Cleveland suburb of Parma. The value-priced department store joins a JCPenney, Walmart, Dick’s Sporting Goods and Marc’s grocery store at the 750,000-square-foot, mixed-use redevelopment. The new Gordmans totals 45,000 square feet.
SANTA ANA, CALIF. — Lee & Associates has arranged the $4.7 million sale of Grovemont Square, a 29,030-square-foot shopping center located in Santa Ana. Jon Selznick and Brant Dorman of Lee & Associates represented the seller, an undisclosed private investor based out of Encino. Selznick and Dorman also represented the buyer, an undisclosed private investor out of Commerce. The property was 85 percent occupied at the time of sale.
GREELEY, COLO. — dd’s DISCOUNTS, a division of Ross Stores Inc., has opened its first store in Colorado. The 20,000-square-foot store is located in the University Square Plaza in Greeley, north of Denver. This new location is part of the company’s 2016 expansion plan to add approximately 20 dd’s DISCOUNTS locations nationally throughout the year. With this opening, dd’s DISCOUNTS now operates 193 locations in 15 states. Ross Stores is headquartered in Dublin, Calif.
GRAND PRAIRIE, TEXAS — IKEA is set to build its second Dallas/Fort Worth area store, opening in Grand Prairie in Fall 2017. Groundbreaking is scheduled for October. Mycon General Contractors will serve as construction manager; Segovia Retail Group is handling site selection support; Winkelmann and Associates is the civil engineer; KJWW Engineering Consultants is the structural engineer; and GreenbergFarrow is the architect. The store will employ more than 300. The 290,000-square-foot IKEA Grand Prairie and its 1,100 parking spaces will be built on 30 acres along the east side of State Highway 161 and Mayfield Road.

DALLAS — Consolidated-Tomoka Land Co. has acquired 0.91 acres at 2501 N. Field St. in Dallas for $14.9 million. The property is leased to a 10,340-square-foot CVS Pharmacy for an initial term of 25 years and guaranteed by CVS Health Corp. The property is located near downtown Dallas one block from the American Airlines Center. The zoning of the property allows for potential future development of approximately 400,000 square feet of commercial space. This acquisition was part of a 1031 tax-deferred exchange.
GARLAND, TEXAS — The Vitorino Group has brokered the sale of Take 5 Oil Change on Forest Lane in Garland. The Vitorino Group represented the seller, a Dallas-based partnership, and cooperated with an outside broker that represented the buyer, a local investor. A local bank provided financing.
