NEW YORK CITY — Marcus & Millichap has brokered the sale of a retail property located at 156 Lawrence St. in Brooklyn. A private investor acquired the 1,612-square-foot property for $4.9 million, or more than $3,000 per square foot. Michael Cimino, Jakub Nowak and Matthew Rosenzweig of Marcus & Millichap represented the seller, a private investor, and the buyer in the sale.

LIVERMORE, CALIF. — RedMill Capital has secured a $38.6 million construction loan that will allow it to break ground this fall on The Shoppes at Livermore, a mixed-use retail development in Livermore, approximately 40 miles east of San Francisco. American National Insurance Co. was the lender. Slated for completion in 2017, the development will feature 120,000 square feet. Terms of the financing were not disclosed.
RENTON AND MILTON, WASH. — CE Enterprise Partners LLC has acquired two single-tenant Albertsons grocery stores totaling 97,021 square feet in the Seattle suburbs for $16.3 million. Acquisitions included a 43,130-square-foot Albertsons located 18 miles southeast of Seattle’s city center in Renton; and a 53,891-square-foot Albertsons located 27 miles south of Seattle in Milton. Both properties are triple-net-leased to Albertsons through 2035. Bob Tuller of Cushman & Wakefield’s San Francisco office represented the buyer in the transaction. Nick Foster, Mark West and Nick Kassab of HFF represented the seller, HH Property North LLC.
LOS ANGELES — Thorofare Capital has arranged a $23 million, floating-rate commercial mortgage for a retail property located in the Koreatown neighborhood of Los Angeles. The borrower was not disclosed. The property offers 50,000 square feet of retail space. Kevin Miller and Felix Gutnikov of Thorofare Capital secured the financing.
DAYTON, OHIO — Namdar Realty Group has acquired Salem Plaza, a 141,616-square-foot shopping center in Dayton, for an undisclosed price. Garrison Investment Group sold the property, which is located at 45-15 Salem Ave. Burlington Coat Factory occupies 70 percent of the shopping center. Family Dollar is another tenant at Salem Plaza. Marcus & Millichap represented the seller in the transaction, and Joel J. Gorjian of Namdar Realty Group represented the buyer internally.
BOSTON — Clarion Partners has completed the sale of a 13-story office and retail building located at 535-545 Boylston St. in Boston. An undisclosed buyer acquired the 184,642-square-foot building for $100.5 million. At the time of sale, the property was 87 percent leased to a variety of tenants, including TD Bank, GNC and three restaurants. Robert Griffin, Edward Maher, Matthew Pullen, Jim Brady and Jason Cameron of NGKF Capital Markets represented Clarion Partners in the deal.
NEW YORK CITY — Eastern Union Funding has arranged a $4.8 million loan for the refinancing of a five-story, mixed-use brownstone in Tribeca. The borrowers are two private owners. Located at 78 Franklin St., the property has undergone a $2 million renovation, which gutted the 2,000-square-foot apartments, upgraded the lobby, hallways and façade, and new stairs, elevator, HVAC and roof. The property’s commercial tenant is Aqua Studio, an underwater cycling studio. David Betesh and Ted Matalon of Eastern Union arranged the financing, which was provided by First American International Bank.
HOUSTON — Dick’s Sporting Goods plans to open six stores this fall for its entrance into metro Houston. The sporting goods retailer will open 105,000-square-foot stores at the Shoppes at ParkWest, located at 24600 Katy Freeway in Katy, and at Baybrook Mall at 1132 Baybrook Mall Drive in Friendswood. Traditional single- and bi-level stores will open in Deerbrook Mall at 20131 Highway 59 N. in Humble; First Colony Mall at 16535 Southwest Freeway in Sugar Land; The Woodlands Mall at 1201 Lake Woodlands Drive in The Woodlands; and at Willowbrook Mall at 2000 Willowbrook Drive in Houston. The stores range from 50,000 square feet to 83,000 square feet. The Pittsburgh-based chain operates more than 645 stores in 47 states.
ARLINGTON, TEXAS — Coldwell Banker Commercial (CBC) Alliance DFW has joined in the recent merger of the two largest CBC affiliates in the nation. Going forward, the brokerage firm will be called Coldwell Banker Commercial Advisors (CBC Advisors). The merger enables the local affiliate to expand its presence. Among other expansions, CBC Advisors has acquired a Houston office. Senior management in metro Dallas includes chief operating officer Carol Coffman-Sosebee and Theron Bryant, principal of the Fort Worth office. The brokerage team consists of 12 professionals with more than 100 years of combined commercial real estate experience in office, industrial, medical, land and retail, along with seven support staff. The firm is headquartered at 255 N. Center St. in Arlington, and has a Fort Worth office at 1300 S. University Drive. The Dallas office has just completed the process to join the network, which totals 30 offices nationally.
BALTIMORE — Greysteel has arranged the $28.6 million sale of Catonsville Plaza, a nearly 280,000-square-foot grocery-anchored shopping center located at 5457 Baltimore National Pike in Baltimore. The property was 99 percent leased at the time of sale to tenants such as Shoppers Food Warehouse, Dollar General, Planet Fitness, Planet Aid, Merchant’s Tire & Auto Centers, Forman Mills, Salontra Suites, DaVita Dialysis, Dunkin’ Donuts, Subway and Metro PCS. Gil Neuman led Greysteel’s retail team in representing the seller, an affiliate of Hutensky Capital Partners, and procuring the buyer, Mosaic Realty Partners.
