DALLAS AND HOUSTON — JLL has arranged the sale of CarMax-Dallas and CarMax-Houston on behalf of Thompson National Properties, an advisor of the former ownership group. Realty Income Corp. purchased both freestanding CarMax Auto Superstores for an undisclosed price. CarMax-Dallas is located at 4448 W. Plano Parkway in Plano, and CarMax-Houston is located at 19500 N. West Freeway in Houston. Both assets are triple net-leased to Richmond, Va.-based CarMax, which operates 151 used car stores in 76 markets.

Centre at Culpeper Aldi

CULPEPER, VA. — Cushman & Wakefield | Thalhimer has arranged the $12.5 million sale of Centre at Culpeper, a 72,878-square-foot shopping center anchored by Aldi. The property is located at 15131-15193 Montanus Drive. Built in 2006, the center was 79 percent leased at the time of sale to tenants such as Starbucks, Five Guys Burgers & Fries and Rent-A-Center. Eric Robison, Berkley Mitchell and Sharon Schmidt of Cushman & Wakefield | Thalhimer represented the undisclosed seller in the transaction.

Talladega Plaza

TALLADEGA, ALA. — The Cooper Commercial Investment Group has brokered the $2.1 million sale of Talladega Plaza, a 37,981-square-foot retail center located in Talladega. The center is shadow-anchored by a Walmart Supercenter. Dan Cooper of Cooper Commercial’s Cleveland office represented the seller, a private investor based in Alabama. The buyer is a private investor based in Kansas.

124-Chambers-St-NYC

NEW YORK CITY — Eastern Consolidated has arranged the sale of a mixed-use building located at 124 Chambers St. in Tribeca. Lahaina Management Co. sold the 10,400-square-foot building to a private investor for $7 million. The six-story building features ground-floor retail space, which is currently leased to a restaurant, and five floor-through residential loft units. Martin Ezratty and Chris Matousek of Eastern Consolidated represented the seller, while Brandon Eisenman of RKF represented the buyer in the deal.

ARLINGTON, TEXAS — Marcus & Millichap has arranged the sale of Center Street East, a 14,114-square-foot retail strip center located at 457 E. I-20 in Arlington. Situated adjacent to Gander Mountain, the property is fully leased to tenants such as Andalous Mediterranean Grill, Eva Nails Spa and Snuffer’s Restaurant & Bar, all of which have committed to long-term, triple-net leases. United Commercial Development (UCD) developed Center Street East in 2015 in conjunction with Gander Mountain. Philip Levy of Marcus & Millichap’s Fort Worth office and Blake Burnett of the firm’s Dallas office represented the seller, Robert Dorazil of UCD and general partner David Dunning. Levy and Burnett also procured the buyer, a Dallas-based investor with international partners.

FORT WORTH, TEXAS — Pollo Regio and Canales Furniture have expanded their footprint at La Gran Plaza Mall, a regional mall located on the northwest corner of Seminary Drive and I-35W in Fort Worth. Fast food chain Pollo Regio has expanded from 1,650 square feet of space at the mall to 4,350 square feet, and Canales Furniture has expanded from 5,130 square feet of retail space to 14,734 square feet. Leasing representative Beatrice Townsend negotiated both leases on behalf of Boxer Retail.

KERMAN, CLOVIS AND FRESNO, CALIF. — Retail California has arranged the leases of three retail properties totaling 11,459 square feet in California. In the first deal, Hernwal, doing business as Deli Delicious, leased 1,329 square feet of retail space at 14053 Whitesbridge Ave. in Kerman from CFT NV Developments LLC. Lewis Smith of Retail California and Nathan Negri of Commercial Retail Associates arranged the transaction. In the second deal, Personal Express Insurance signed a lease for 1,800 square feet of retail space at 1660 Herndon Ave. in Clovis from Buchanan Crossroads LLC. Michael Arfsten of Retail California, along with Shane Anderson of Commercial Retail Associates, brokered the deal. In the final transaction, Family Dollar Inc. leased 8,330 square feet of retail space at the northeast corner of Venture Avenue and 11th Street in Fresno from FD Partners LLC. John Lee and Lewis Smith of Retail California brokered the deal.

GARDENA, CALIF. — Storm Properties Inc. has acquired Redondo Plaza, a grocery-anchored shopping center located in Gardena, roughly 16 miles south of Los Angeles. The price was not disclosed. Smart & Final anchors the fully occupied center, which is also home to tenants including Super Laundry, Crazy Rock’n Sushi, T-Mobile, Domino’s Pizza and Jackson Hewitt Tax Services. Gleb Lvovich, CJ Osbrink and Bryan Ley of HFF represented the seller, Gerrity Group, in the transaction.

GLENDORA, CALIF. — Sprouts Farmers Market and Marshalls are expanding into Glendora. The national grocer and retailer, respectively, will co-anchor the former Ralphs center on the southeast corner of Route 66 and Grand Avenue. Sprouts Farmers Market offers natural and organic produce and meat and a full service deli and bakery. Marshalls offers an assortment of merchandise, including family apparel, footwear and home décor. Champion Real Estate Co. acquired the asset in 2015 with plans to redevelop the property. The company has begun the initial phase of the redevelopment project with an expected completion date of June 2017.

North-Common-Estates-Mansfield-MA

MANSFIELD, MASS. — Fantini & Gorga has arranged $16.4 million in financing for the development of North Common Estates, a transit-oriented mixed-use development in Mansfield. The borrower is North Common Residences LLC, an affiliate of Curgnale Properties. Casimir Groblewski of Fantini & Gorga arranged both the debt and equity portions of the capital stack for the project. The debt was placed with a major Massachusetts-based financial institution and the equity with a group of private investors. Slated for completion in fall 2017, North Common Estates will feature two four-story buildings offering a total of 37 one-bedroom and 44 two-bedroom apartments, ranging in size from 700 to 1,500 square feet, and 7,689 square feet of commercial space. RESKON Group is the project manager and Annino Inc. is serving as architect for the project.
