PORTLAND AND EDINBURG, TEXAS — Houston-based brokerage firm Baker Katz has arranged two leases in South Texas for Olive Garden. The first deal is for a 7,805-square-foot restaurant in Portland, located outside of Corpus Christi, and the second deal is for a 7,825-square-foot space in the Rio Grande Valley city of Edinburg. Lynann Pinkham of Cravey Real Estate Services represented the landlord in the Portland transaction, and Ron Reimer of First Hartford Realty represented the landlord in the Edinburg transaction. Jason Baker and Traci Holman of Baker Katz represented the parent company and operator, Orlando-based Darden Restaurants Inc. The openings are slated for the second quarter of 2025 and sometime in 2026, respectively.

MCDONOUGH, GA. — Halpern Enterprises has completed a 6,486-square-foot, multi-tenant retail strip center located at 5905 E. Lake Parkway in McDonough, a southern suburb of Atlanta. The three-tenant property is part of the 20-acre North McDonough Village mixed-use development. The property features a 2,486-square-foot Starbucks Coffee with a drive-thru, a 2,000-square-foot available space and a 2,000-square-foot dentist’s office. Starbucks recently opened for business at the center on a 10-year lease. Brad Oppenheimer led the project on behalf of Halpern and secured the lease with Starbucks. Palmer Bayless of Emerge Real Estate Services represented Starbucks in the lease negotiations.

TACOMA, WASH. — Gantry has arranged a $21.4 million mortgage for the sale of James Center, a 140,240-square-foot retail center located in Tacoma. The loan, which carries a fixed rate, 10-year term and 30-year amortization schedule, was funded by a life insurance company. Gantry will service the loan. A partnership affiliate of Bellevue, Wash.-based Rosen Harbottle Commercial Real Estate purchased the property, which is situated on roughly 16 acres and anchored by Fred Meyer. Additional tenants at the center include Rite Aid, U.S. Bank, IHOP, Taco Bell, MultiCare Health System and FedEx. Alan Hergert and Tim Brown of Gantry’s Seattle office represented the borrower.

ST. PETERS, MO. — Marcus & Millichap has arranged the sale of Cave Springs Shopping Center in the St. Louis suburb of St. Peters for $22.1 million. The retail power center totals 176,804 square feet. Anchor tenant Hobby Lobby has operated at the property since 2003. The Edge Fitness Club serves as a co-anchor at the property, which was fully leased at the time of sale. Additional tenants include Office Depot, Cycle Gear and LongHorn Steakhouse. Craig Fuller, Erin Patton and Scott Wiles of Marcus & Millichap’s Institutional Properties Advisors division procured a local buyer completing a 1031 exchange. The sale included four outparcel buildings that the buyer can spin off during the hold period if desired, according to Wiles.

JUSTICE, ILL. — Network Commercial Real Estate has brokered the $4.4 million sale of a 5-acre retail development site located at 8650 W. 79th St. in Justice, a southwest suburb of Chicago. Neil Haleem of Network represented the seller, Emaar Enterprise LLC. Jeremy Forman of Shai Town Realty Group represented the buyer, Quick Trip Corp. The site will be developed into a QT gas station and convenience store.

NEWTOWN AND BENSALEM, PA. — A joint venture between ShopOne Centers REIT, Pantheon and an undisclosed institutional investment firm has acquired two open-air shopping centers totaling 122,365 square feet that are located on the northeastern outskirts of Philadelphia. Goodnoe’s Corner is a 34,660-square-foot shopping center in Newtown that was built in 2008 and fully leased at the time of sale. Village Center is an 87,705-square-foot retail center in nearby Bensalem that was built in 1976 (renovated in 1999) anchored by grocer ACME. Scott Woodard and Derrick Dougherty of Marcus & Millichap represented the undisclosed seller and procured the buyer in the transaction.

MURPHY, TEXAS — Dallas-based EōS Fitness will open a 43,801-square-foot gym in Murphy, a northeastern suburb of Dallas. EōS Fitness is backfilling a space previously occupied by 24 Hour Fitness at 229 E. FM 544, which according to LoopNet Inc. was originally constructed on a 6.8-acre site in 2008. Segovia Partners, a brokerage firm with offices in Dallas, Chicago and Jupiter, Fla., negotiated the lease. The opening is slated for some time in 2026.

PEABODY, MASS. — Simon Property Group has completed the redevelopment of Northshore Mall, a shopping, dining and entertainment destination located north of Boston in Peabody. Among the new tenants that have either recently been announced or opened new stores/facilities at Northshore Mall are Life Time Fitness, which opened a 116,000-square-foot athletic resort with multiple pools and spa facilities, as well as Arhaus and L.L. Bean. Interactive gaming experience Immersive Gamebox is also now part of Northshore Mall’s lineup of entertainment users, as is Golf Lounge 18 and Gametime Lanes & Entertainment, which offers bowling and other games in addition to food and drink. Dick’s Sporting Goods will open a new store at the property in 2026 under its “House of Sport” brand, and construction is now underway on a 142-room hotel that will be operated under the Residence Inn by Marriott brand. Conventional retailers that have also recently joined the tenant roster include Lululemon, Hollister, It’Sugar and Sandmagination, while the food-and-beverage component now features the likes of Sweetgreen, Big Chicken and Honeygrow, with Vermont-based Skinny Pancake and ice cream chain Van Leeuwen scheduled to open in the coming weeks. FORT LAUDERDALE, FLA. — Miami-based Gazit Horizons Inc. has purchased Galt Ocean Marketplace, a 105,589-square-foot shopping center situated on a linear 8.6-acre site along A1A in Fort Lauderdale. The seller, an affiliate of a joint venture between Evergreen Investment Advisors and Kitson & Partners, sold the grocery-anchored property for $35.4 million. Casey Rosen, Dennis Carson, Sriram Rajan and Michael Etemad of CBRE represented the seller in the transaction. Galt Ocean Marketplace was 96 percent leased at the time of sale to tenants including Winn-Dixie, CVS, Holy Cross Hospital, McDonald’s, Flagstar Bank and Sherwin-Williams, among others.

LEESBURG, FLA. — Don McMinn and Andrew Koriwchak of Marcus & Millichap’s Taylor McMinn Retail Group in Atlanta have brokered the sale of a single-tenant retail property located at 27417 US Highway 27 in Leesburg, about 45 miles northwest of Orlando. Built on 1.1 acres in 2002, the property was leased to Heartland Dental, which operates the 4,296-square-foot building as South Leesburg Dental Care. The dental practice recently opened at the property, which is an outparcel to a Winn-Dixie grocery store. Heartland Dental has a 10-year corporate lease at the property with rent increases and extension options. McMinn and Koriwchak represented the seller, a Florida-based developer, in the transaction. The locally based buyer purchased the property for an undisclosed amount in an all-cash transaction. “Investor demand for single-tenant medical properties remains strong, driven by the stability of the healthcare sector and quality of the locations,” says McMinn. “We are currently marketing additional Heartland Dental properties in Cape Coral, Fla., and McDonough, Ga.”
