AUSTIN, TEXAS — Trulan Property Advisors has arranged the sale of a three-tenant, 5,780-square-foot strip center in Austin. The property is located at 7709 E. Ben White Blvd. at the entrance of the MetCenter mixed-use business park. A Starbucks  anchors the fully occupied center, which was sold to an out-of-state investor. Jason Middlebrook of Trulan represented the unnamed seller in the transaction. Ryan Hoff with Retail Solutions represented the buyer.

Due West

MERIDIANVILLE, ALA. AND MARIETTA, GA. — The Shopping Center Group (TSCG) has brokered the sale of two shopping centers in the suburbs of Huntsville, Ala., and Atlanta for nearly $10 million. Flint Crossing in Meridianville sold for $6.5 million and The Shoppes at Due West Pavilion in Marietta sold for $3.3 million. The 65,000-square-foot Flint Crossing is fully leased to tenants such as Publix, Rite Aid, Mattress King, Regis Salons, Subway, Domino’s Pizza, China One and Madison County Commission. TSGC represented the seller, Flint Crossing Market Center LLC, in the transaction. The buyer was Real SUB LLC. The 18,200-square-foot Shoppes at Due West Pavilion is 92 percent leased to tenants such as Nature’s Corner Market, Blimpie, Peace Love Pizza and Daily Grind. TSCG represented the seller, The Shoppes at Due West Pavilion LLC, in the transaction. The buyer was SCGV-Due West LLC, a private fund based in the Southeast.

Shoppes at College Park

FARMVILLE, VA. — S.L. Nusbaum Realty Co. has brokered the $8.8 million sale of The Shoppes at College Park, a 106,000-square-foot shopping center located on South Main Street in Farmville. The shopping center’s tenant roster includes Rite Aid, Dollar General, Goodwill, Advance Auto Parts and Buffalo Wild Wings. Nathan Shor of S.L. Nusbaum Realty represented the seller, Farmville Partners LLC, in the transaction. The buyer purchased the asset in a 1031 tax-deferred exchange. S.L. Nusbaum Realty is a Norfolk, Va.-based partner of X Team International, an international alliance of retail real estate advisors.

The property is located at 2610 Broadway Ave. N. Adam Prins, Matthew Hazelton and Mike Marzinske of Marcus & Millichap’s Minneapolis office represented the seller, a limited liability company.

WINTER PARK, FLA. — Plaza Advisors has brokered the sale of Aloma Square Shopping Center, a grocery-anchored shopping center in Winter Park, a suburb of Orlando. The property was 88.8 percent leased at the time of sale to tenants such as Aldi, Deal$, CARQUEST, Fresenius Medical Care, CosmoProf, Liberty Tax and Subway. Mike Cvetetic and Jim Michalak of Plaza Advisors represented the seller, Noble Properties, in the transaction. The buyer was Aloma Square WP LLC.

ROYAL OAK, MICH. — Colliers International has arranged the lease of a 6,000-square-foot building in Royal Oak. Crispelli’s Bakery and Pizzeria is leasing the space, which is located at 931 N. Main St. The company plans to use the former veterinary hospital as a French bakery and commissary. Renovations have begun and the restaurant plans to open in March 2015. Kent Butler of Colliers International represented the landlord, Royal Oak Enterprises LLC.

DENVER – An 8,048-square-foot retail building at the Promenade at Denver West development has sold to an unnamed buyer for $4.3 million. The building is located at 14650 West Colfax in the Lakewood suburb. It contains three tenants, including Native Foods, Elements Message and Nekter Juice Bar. The newly constructed property is adjacent to Colorado Mills Mall. The unnamed seller was represented by Tom Ethington and Rob Edwards of Pinnacle Real Estate Advisors.

CAMARILLO, CALIF. – Fitness 19 has signed a 10-year lease for 19,732 square feet at Camarillo Plaza shopping center. The center is located at 1775 Daily Drive. Fitness 19 will occupy more than 25 percent of Camarillo Plaza. Other tenants at the center include Urbane Café, the Habit Burger Grill, Baja Fresh, Presto Pasta, Hobby People, Revolution Surf Shop and Brendan’s Restaurant. Fitness 19 was represented by Rainier Commercial. The landlord, DP Grand Camarillo Center LLC, was represented by CBRE’s Larry Tanji, Scott Siegel and Lisa Engel.

CANONSBURG, PA. — HLC Equity has purchased a retail property located at 601 West Pike St. in Canonsburg. Rite Aide occupies the 13,825-square-foot property under a triple-net lease. Constructed in 2006, the freestanding building has been occupied by Rite Aid since 2006. Dean Zang of Marcus & Millichap brokered the transaction.

CEDAR HILL, TEXAS — HFF has arranged the $38.3 million refinancing of Uptown Village at Cedar Hill, a 615,000-square-foot lifestyle center in Cedar Hill. HFF worked on behalf of Trademark Property Co. to place a three-year, floating-rate loan with Aareal Capital Corp. Uptown Village at Cedar Hill is located at 305 W. Farm to Market Road 1382 at the J. Elmer Weaver Freeway. The shopping, dining and entertainment center features a water fountain, electric vehicle charging station, children’s play area and an oversized chess and checker board. Live acts play at the center’s Village Green Stage. The center was completed in 2008 and includes more than 70 retail stores including Dillard’s, Dick’s Sporting Goods, Barnes & Noble, Ulta, Chico’s, Victoria’s Secret, Charming Charlie and Foot Locker. Jim Curtin, Trey Morsbach, Judy Boyd and Brad Greenway led HFF’s team representing the borrower.
