AUSTIN, TEXAS — ATCO Properties & Management has acquired 1300 Guadalupe St. in downtown Austin, and has sold the Crossroads Center for an undisclosed amount. The property at 1300 Guadalupe is a fully occupied, 45,000-square-foot commercial office building located two blocks west of the Texas State Capitol. The property includes tenants such as projekt 202, Snow Software, Noack Little Architecture and Honeywell International Inc. ATCO has also closed on the sale of the 100,000-square-foot Crossroads Center. Steve Durhman of Durhman and Bassett represented the buyer, Jay Kaplan. The property is 96 percent occupied by tenants including Chili’s, West Marine, Pluckers Wing Bar, Make It Sweet, Subway and Cycle Gear.

GRANGER, IND. — Marcus & Millichap has arranged the $5.2 million sale of a 14,490-square-foot retail property in Granger, approximately nine miles northeast of South Bend. The property is located at 15005-45 State Road 23. Mark Lewenauer of Marcus & Millichap’s Chicago downtown office secured and represented the buyer, a private investor. Josh Caruana, the firm’s Indiana broker of record, assisted in closing the transaction.
MADISON HEIGHTS, MICH. – Biggby Coffee has signed a 2,071-square-foot retail lease for a second Madison Heights location. The property is located at 11 Mile Road between I-75 and John R Road. Tjader Gerdom and Mike Vaughn of Gerdom Realty & Investment arranged the transaction. The new Biggby location will have a drive-thru and is expected to open in spring 2015.
BOWLING GREEN, KY. — Landmark Commercial Real Estate Services Inc. has brokered the $18.6 million sale of the Shoppes at Gary Farms, a 99,777-square-foot power shopping center in Bowling Green. Built in 2014, the property’s tenant roster includes Dick’s Sporting Goods, Bed Bath & Beyond, PetSmart, Kirkland’s and Lane Bryant. An unnamed, non-traded REIT purchased the property from an unnamed regional developer. Kevin Baker and Daniel Kukes of Landmark represented both the buyer and seller in the transaction.
PAWLEYS ISLAND, S.C. — Phillips Edison-ARC Shopping Center REIT Inc. has acquired The Fresh Market Commons in Pawleys Island, located roughly 23 miles south of Myrtle Beach. The 32,594-square-foot shopping center is located at 11045 Ocean Highway. The property’s tenant roster includes The Fresh Market, Chico’s, Litchfield Books and Pawleys Island Swimwear.
HENDERSON, NEV. — Envoy Net Lease Partners LLC has closed a $4.5 million loan for a new Goodwill of Southern Nevada store, the first to be funded under a multi-property construction facility. The first project, a 16,000-square-foot freestanding retail store in Henderson, will be situated across the street from the Nevada DMV and a Walmart Neighborhood Market anchored-shopping center. Envoy worked in tandem with its senior bank partner to provide the subordinated “B-piece” financing that allowed the developer borrower, Brentwood Capital Partners, to fund the construction of the Henderson store.
SAN DIEGO – The Marketplace at Windingwalk, a 104,206-square-foot retail center in the San Diego submarket of Chula Vista, has received four new tenants. The new residents include Denny’s, Sally Beauty, Millenia Dental and Massage Eden. The center is currently 92 percent occupied. Notable tenants include Wells Fargo, Bank of America, In-N-Out Burger and Oggi’s Pizza & Brewing Company. The newest tenants to open at the Marketplace at Windingwalk include El Michoacano, Moose’s Barbershop, Love Cupcake Café and Super Pollo. The property is owned by Shea Properties.
PHILADELPHIA — The Feil Organization, as managing partner of the partnership of Feil, Chera & Goldman, has completed the disposition of One & Olney Square, shopping center located in North Philadelphia. Wharton Realty Group purchased the ShopRite-anchored center for an undisclosed price. Situated on 26 acres at 5675 North Front St., the 340,000-square-foot center is 85 percent leased to national and regional tenants, including Modell’s, Conway and Ashley Stewart. The property was built in 1986 and acquired by the Feil partnership in 2002. James Galbally of JLL represented The Feil Organization, while Wharton Realty Group was represented in-house for the transaction.
ALTON, ILL. — Cassidy Turley has arranged a retail lease in Alton, 15 miles north of St. Louis. Ross Dress for Less has leased 28,000 square feet at Alton Square Mall. The store will open in the first half of 2015 and will serve as one of the anchors for the 639,172-square-foot regional mall, which currently includes JC Penney, Macy’s and Illinois Wholesale Furniture. More than 85,000 square feet has been leased within the mall in the last year. Chase Young and Nick Cascella of Cassidy Turley represented the mall owner, Bloomington, Minn.-based NorthMarq Capital, in the transaction.
CHICAGO — Millennium Properties R/E has brokered the $3.4 million sale of five former Dominick’s Finer Foods outlots throughout the suburbs of Chicago. The five outlots were sold as a portfolio to GMX Real Estate Group, a regional retail developer and real estate service company. Three of the properties – located in Fox Lake, Oswego and Shorewood – were developed as gas stations with small convenience stores. The stations have been decommissioned and are ready for redevelopment. Two outlots, in Aurora and Frankfort, are both zoned for retail or future gas station development. Chicago-based Millennium Properties is working with Safeway on the sale and lease assignment of several former Dominick’s properties throughout Chicagoland.
