CHICAGO — Mid-America Real Estate Corp. has arranged a new retail lease on behalf of Yoga Six in the River North neighborhood of Chicago. Yoga Six signed a lease for 5,600 square feet at 9 W. Erie St. The studio is a new construction project expected to open in early 2016. Paul Bryant and Michael Wexler of Mid-America represented the tenant in the transaction. New York-based Jenel Management Corp. is the landlord.

FORT WORTH, TEXAS — The Cheesecake Factory will open a new location in downtown Fort Worth’s Sundance Square on Dec. 9. The new restaurant, located at 455 Commerce St., will include an 8,700-square-foot dining room with seating for up to 230 people. The restaurant is expected to bring a total of 245 new jobs and $10 million in annual revenue.

CUMMING, GA. — Avison Young has brokered the $15 million sale of Brannon Crossing, a 60,780-square-foot shopping center located at 405-435 Peachtree Parkway in Cumming, roughly 35 miles northeast of Atlanta. Brannon Crossing’s tenant roster includes Starbucks Coffee and T-Mobile. AJ Belt III, Brian Mark and David Duckworth of Avison Young represented the seller, Brannon Crossing LLC, in the transaction.

IRVINE, CALIF. – Dr. Boyd’s Pet Resort Orange County, a 25,328-square-foot pet boarding and veterinary care center, will open later this month at the Irvine Spectrum. The 24-hour facility will be located at 8645 Research Drive in Irvine. This particular Irvine Spectrum property sits adjacent to the Irvine Company’s new Los Olivos Marketplace, which is anticipated to open in spring 2016. The pet resort was represented by Eric Warfield of South Bay CRE. The landlord, Three Crowns Properties LLC, was represented by Don Yahn, Brett Swartzbaugh and Brian Booth of Cushman & Wakefield.

Built in 2008, the property is situated on 1.27 acres at 1075 Broadway St. Laurie Ann Drinkwater and Seth Richard of Marcus & Millichap represented the seller, a national net-lease investor; Steven Siegel, also of Marcus & Millichap, represented the buyer. Jennifer Athas of Marcus & Millichap is the firm’s broker of record in Massachusetts.

The project is being built in conjunction with the recently completed Mason Creek Corporate Park office development. The park is located at the intersection of the Katy Freeway and Mason Road, with a mix of restaurants and retail storefronts.

KING OF PRUSSIA, PA. — IMC Construction has begun construction for the 155,000-square-foot expansion at King of Prussia Mall in King of Prussia. The new space will link The Plaza and The Court sections of the mall. More than 60 new retailers will be added along with a dining pavilion and expanded parking deck. The expansion was designed by RTKL. The mall will continue to stay open during the construction, which is slated for completion in fall 2016.

MILWAUKEE — Mid-America Real Estate Corp. has brokered the sale of Point Loomis Shopping Center in Milwaukee. Cincinnati-based Phillips Edison purchased the 160,533-square-foot shopping center for an undisclosed sales price. Point Loomis Shopping Center is located at the southwest corner of 27th St. and Loomis Road. Tenants at the property include Kohl’s, Pick ‘n Save and Chase Bank. Ben Wineman and Joe Girardi of Mid-America Real Estate Corp. along with Dan Rosenfeld of Mid-America Real Estate – Wisconsin LLC represented the buyer, Phillips Edison.

PRESCOTT VALLEY, ARIZ. – An 8,639-square-foot Kohl’s department store at The Shops at Glassford Hill Marketplace in Prescott Valley has sold to Zynda Family Trust for $2.7 million. The property is located at 3264 N. Glassford Hill Road. The fully leased shopping center contains five tenants that hold triple-net leases. The trust was represented by Rob Walter of Century 21 Arizona West. The seller, Prescott Valley Signature Entertainment LLC, was represented by Joseph Compagno of CBRE’s Phoenix office.
