ORLANDO, FLA. — The SRS Southeast investment sales team has brokered the $14.6 million sale of a 77,260-square-foot shopping center located at 16825 E. Colonial Drive in Orlando. The property, known as Corner Lakes Plaza, is co-anchored by Publix and Tractor Supply Co. An affiliate of Publix Super Markets Inc. purchased the shopping center from Miller Group Development. Kyle Stonis and Pierce Mayson of SRS represented Miller Group Development in the transaction.

DEERFIELD BEACH, FLA. — Investments Limited has purchased Hillsboro Commons, an 82,000-square-foot shopping center located in Deerfield Beach, for $12.3 million. The two-story, LA Fitness-anchored retail center located at 1000 E. Hillsboro Blvd. was 98 percent leased at the time of sale. Investments Limited purchased the center from Hillsboro Capital LLC. Phil Bloom of Bellestar Partners LLC and Nancy Dockerty of Dockerty Romer & Co. co-brokered the transaction.
LOS ALTOS, CALIF. – Barre3 has leased 1,460 square feet of ground-floor retail space at the Colonnade apartment community in Los Altos. The exercise studio, which blends ballet with yoga and pilates, will open early next year. Other retail tenants at Colonnade include the Vitamin Shoppe and Jos. A. Bank. The community’s retail space is now 85 percent leased. Colonnade also features 167 luxury apartment units that will begin leasing early next year. Barre3 was represented by Ryan Warner of Meacham/Oppenheimer. The landlord and developer, a joint venture between Pritzker Realty Group and Sares Regis Group of Northern California, was represented by Randol Mackley and Steve Gazzera of SRS Real Estate Partners.
FORT WORTH, TEXAS — Hillwood Properties has finalized an agreement with Dallas-based Entertainment Properties Group Inc. to develop PINSTACK, a 50,000-square-foot entertainment venue at Alliance Town Center in Fort Worth. The planned venue will include bowling lanes and a full-service restaurant and bar that can accommodate up to 2,000 guests. The venue will also include meeting spaces to align with corporate and business needs. PINSTACK is scheduled to open in early 2016 at the intersection of Hillwood Parkway and Heritage Trace Parkway.
KAUFMAN, TEXAS — Robert Faust Mortgage Co. has arranged a $2.8 million construction loan for the proposed Shops at Kings Fort in Kaufman. The 13,244-square-foot retail center will be located on 1.7 acres on the south side of Kings Fort Parkway. The location is just east of Old Kemp Highway and south of Highway 175. A Walmart opened adjacent to the site in April 2014. Tenants will include AT&T, Texas Dentistry, Roma’s Restaurant, Oasis Nails, Great Clips, Popcorn Paradise and Verizon Wireless. Jim Meara with The Meara Co. is the developer.
RICHARDSON, TEXAS — KDC has announced that Coal Vines, a fast-casual restaurant, will join CityLine, the company’s 186-acre mixed-use project in Richardson. The restaurant is scheduled to open in summer 2015. The restaurant is an Italian bistro concept serving individual pizzas, salads, pastas and several whole wheat and gluten-free options. Coal Vines will be located on State Street near CityLine Plaza.
MEDFORD, ORE. — An entity sponsored by LBG Real Estate Companies has acquired the Medford Center, a 420,000-square-foot regional shopping center, for an undisclosed sum. The retail center is located off Interestate-5, between the Biddle Road and Crater Lake retail corridors in Medford. The Medford Center was 87 percent leased at the time of sale. Notable tenants include Cinemark, International Fitness, Sears, Safeway, Rite Aid, Red Robin, Coldstone Creamery and Ashley Furniture. LBG plans to redevelop and reposition the center. This will include significant improvements to the center’s configuration, architectural design and the central pedestrian promenade.
DENVER – The Garlic Knot Pizza has leased 1,900 square feet of space at Willow Grove Shopping Center in Denver. The center is located at 1402-1422 S. Parker Road. It is anchored by Wal-Mart. The New York-style pizza and pasta restaurant is scheduled to open in the fourth quarter of this year. The landlord was represented by Jim Hoffman and Tony Pierangeli of the SRS Real Estate Partners Denver.
DALLAS — New restaurant and retail leases have been signed in Phase I of Preston Hollow Village, a 42-acre mixed-use development in Dallas. The property is located at the northwest corner of Walnut Hill and Central Expressway. Phase I of the project is slated to open in early 2015, with Phase II groundbreaking scheduled for about the same time. A 14,000-square-foot Trader Joe’s and 75,000 square feet of retail and restaurant space will anchor Phase I. Dentist, doctors and other professional service firms will move into a 60,000-square-foot office building, which is on target to be completed in early 2015.
KATY, TEXAS — HFF has arranged the sale of Mason Village Shopping Center, a 97,405-square-foot retail center in the Houston suburb of Katy. HFF marketed the property on behalf of a private Houston owner. DNA Partners purchased the asset free and clear of existing debt. The property sits on 9.5 acres at 21945 Katy Freeway near the intersection of Mason Road and I-10. The 99 Cents Only Store anchors the shopping center, which is 94 percent leased to 17 tenants including Harbor Freight Tools, Jason’s Deli, Freebirds World Burrito, Huntington Learning Center, Just for Feet and Jiffy Lube. Ryan West led the HFF investment sales team representing the undisclosed seller.
