SAN ANTONIO — An affiliate of Trammell Crow Co. has disposed of Crossroads Mall, a 742,000-square-foot shopping center located in San Antonio. Situated on 36.5 acres at 422 Fredericksburg Rd., the property is anchored by Burlington Coat Factory, Hobby Lobby, Stein Mart and Jo-Ann Fabrics. The buyer, a group of San Antonio and Houston investors, has begun a remarketing and rebranding effort for the property. Rusty Tamlyn and Doug Hazelbaker of Holliday Fenoglio Fowler represented the seller in the transaction. The sale price was not disclosed.

ROSEVILLE, CALIF. — Ichord Family Merced Ranch has acquired a fully leased retail building, which is located at 10050 Fairway Dr. in Roseville, for $3.6 million. Tenants at the 7,270-square-foot property include Kragen Auto Parts (CSK Auto/O’Reilly Automotive) and Larry’s Comfort Shoes. The seller was Larry’s Comfort Shoes Fairway Creek. Ed Benoit and Robert King of TRI Commercial/CORFAC International represented both parties in the transaction.

ST. PETERSBURG, FLA. — Tampa Bay, Fla.-based Hawkins Construction has completed the Shoppes at the Royale, an $11 million, 91,000-square-foot center in St. Petersburg. Located within the Tyrone Shopping District on 66th Street North, the center is anchored by Publix, with additional tenants such as Rib City Grill, Jimmy John`s Gourmet Sandwiches, Massage Envy, Five Guys Burgers and Fries and Chipotle Mexican Grill.

SANFORD, FLA. — Florida-based Thomas D. Wood and Co. has secured approximately $1.9 million in financing for Sanford Towne Square in Sanford. The loan was financed at an interest rate of 7.375 percent, with a fully amortizing 10-year term and loan-to-value of 37 percent. The 88,905-square-foot retail center is located at 1500 South French Avenue and is anchored by Winn-Dixie.

HOLLYWOOD, FLA. — NAI Rauch Weaver Norfleet Kurtz & Co. has sold two adjacent properties, totaling 6,600 square feet, at 6611 Moseley St. and 1900 NW 66th Ave. in Hollywood. Formerly Children’s Castle, the properties were sold on behalf of the New York-based lender Business Loan Center. The buyer was North Miami-based Inter Invest Properties, and the price was not disclosed. NAI’s Bill McConnell negotiated the sale.

ST. CLAIR SHORES, MICH. — LaKritz-Weber & Co. has arranged a 12,298-square-foot retail lease at Shores Shopping Center, located at the intersection of 13 Mile Road and Harper Avenue in St. Clair Shores. The space will be occupied by Pet Supplies Plus, which is relocating from a location at the intersection of 12 Mile Road and Harper Avenue that it has occupied for 20 years. Adam Goodman of LaKritz-Weber represented the landlord, SSC Associated LP.

AVE MARIA, FLA. — Orlando, Fla.-based Keene Construction Co. has completed La Piazza, a 39,392-square-foot shopping center located in Ave Maria. The center is anchored by a 30,907-square-foot Publix grocery store and features 8,485 square feet of additional space. The project architect was Memphis, Tenn.-based Looney Ricks Kiss, Architects. Keene has built more than 140 Publix locations for the Lakeland, Fla.-based grocery chain.

EAST DUNDEE, ILL. — Developer Dmyterko & Wright Partners has selected Knightsbridge Design + Build as the general contractor for its new Dundee Gateway project, located in East Dundee. Initially, Knightsbridge will complete road improvements at the intersection of routes 25 and 68. It will also complete utility and site work at a 6.54-acre parcel located at the intersection that will soon feature a Thornton’s gas station. A detention facility will also be constructed. Plans call for the gas station to open in the first quarter of 2010.

HARRISBURG, PA. — Coldwell Banker Commercial Bennett Williams has completed the sale of the Shops at TecPort Shopping Center in Harrisburg. Located at 3950 TecPort Dr., the 18,996-square-foot retail center was acquired by 3950 TecPort Drive LP from Bui-Bui, LLC., for $1.65 million. Chad Stine and Brad Rohrbaugh of Bennett Williams represented the seller in the transaction. The new property owners will continue to use Stine and Rohrbaugh’s services to the lease the remaining 8,100 square feet of available retail space. Current tenants of Shops at TecPort include EuroNails, Leading Edge Eye Care, Layne Careful Cleaners and La Piazza Restaurant, which anchors the center. The Shops at TecPort is located in the heart of TecPort Business Park just outside the Harrisburg Mall with visibility from Interstate 83. TecPort Business Park offers more than 1 million square feet of office space and several national hotel chains including Hilton and Homewood Suites.
