Ophelia

PITTSBURGH — A joint venture between Greystar and ECHO Realty has broken ground on Ophelia and The Meridian, a multifamily and retail project located at the intersection of Penn and Shady avenues in Pittsburgh.  The development will include Ophelia, a 231-unit multifamily project by Greystar; The Meridian, a 44,000-square-foot retail development spearheaded by ECHO Realty; and parking for both retail and residential uses. Ophelia will offer units in studio, one- and two-bedroom configurations, 35 of which will be subject to income restrictions under the city’s affordable housing program. Shared amenities will include a fitness center with an outdoor workout area, coworking space, a pool, grilling and lawn area and a clubroom with billiards and a bar. The development is set for completion in early 2026 with preleasing planned to begin in late 2025. The Meridian will include a 36,000-square-foot Market District grocery store alongside inline retail space, which has been preleased to tenants including Shake Shack and Barnes & Noble. Skillman-Live-Oak-Dallas

DALLAS — JLL has brokered the sale of Skillman Live Oak, a 74,653-square-foot shopping center located in the Lakewood area of East Dallas. The center was 77 percent leased at the time of sale. Erin Lazarus, Adam Howells, Megan Babovec and Ben Pollack of JLL represented the seller, BentallGreenOak, in the transaction. Charlotte-based investment firm Asana Partners purchased the property for an undisclosed price.

Price-Chopper-Plaza-Binghamton

BINGHAMTON, N.Y. — Institutional Property Advisors (IPA), a division of Marcus & Millichap, has negotiated the $14 million sale of Price Chopper Plaza, a 127,000-square-foot shopping center located in the upstate New York community of Binghamton. Regional grocer Price Chopper has been the anchor tenant at the center, which was 97 percent leased at the time of sale, since 1987. Other tenants include Planet Fitness, Big Lots and Dollar Tree. Jim Koury of IPA represented the seller and procured the buyer, both of which requested anonymity, in the transaction.

SHENANDOAH, IOWA — Cleeman Realty Group has arranged the sale of Orchard Corners, a retail center anchored by Hy-Vee in Shenandoah, a city in southwest Iowa. The sales price was undisclosed. Situated on 6.5 acres and shadow anchored by Tractor Supply Co., the property features more than 50,000 square feet of gross leasable area as well as Scooter’s Coffee and McDonald’s outparcels. At the time of sale, the center was 87 percent occupied. Hy-Vee has operated at the property since 1975. Jeremy Scheer of Cleeman represented the buyer and seller, neither of which were disclosed.

JOLIET, ILL. — Galleria Furniture has signed a 20,000-square-foot retail lease at Marycrest Shopping Center in Joliet. The 171,000-square-foot strip center, located on Jefferson Street, is home to Provena Health, Joliet Bank & Trust, Rent-A-Center, Golden Corral, Dollar Tree, Sidelines Sports Bar, Posh Salon Suites, Clair Beauty Mart, Popus Gourmet Popcorn and Basinger’s Pharmacy. The property is now 93 percent leased. Chris Irwin and Brad Belden of Colliers represented the owner, RMS. Eli Munoz of Wirtz Real Estate represented Galleria Furniture.

DAVENPORT, IOWA — Marcus & Millichap has brokered the $2.3 million sale of Elmore Avenue Shoppes in Davenport. The fully occupied, six-unit retail strip center is located at 4810 Elmore Ave. just off I-74. Tenants at the 9,835-square-foot property, built in 2002, include GameStop, Hungry Hobo, Computer Repair Center, Indy Smoke Time, Novel Nail Time and 100% Chiropractic. Jeff Rowlett of Marcus & Millichap represented the seller, GPH Davenport Retail LLC. Jon Ruzicka, broker of record in Iowa, assisted in closing the transaction. The sale closed within 50 days to an unnamed buyer.

ARBUTUS, MD. — KLNB has brokered the $16.7 million sale of Arbutus Shopping Center in Arbutus, roughly 10 miles outside Baltimore. Weis Markets anchors the property, which totals 87,939 square feet and was 95 percent occupied at the time of sale. Other tenants at the center include Walgreens, Advance Auto Parts, Dollar Tree and Truist Bank. Meir Duke of Duke Arbutus acquired Arbutus Shopping Center from AmCap Inc., which acquired the property in 1981. Chris Burnham and Vito Lupo of KLNB represented the seller in the transaction, and MFI Realty represented the buyer.

ORLANDO, FLA. — Marcus & Millichap has negotiated the $6 million sale of Orange Avenue Plaza, a retail center located in Orlando’s Ivanhoe Village. Situated near Orlando’s downtown business district, the property comprises seven units leased to tenants including White Wolf Café; Fluent, a cannabis dispensary; Miscellaneous Market, a local boutique shop; Better Than Sex, a dessert eatery; the Savoy Orlando nightclub; El Cigarro smoke shop; and Rare Earth gift shop. Tarek Chbeir of Marcus & Millichap represented the undisclosed, privately held seller in the transaction.

PRINCETON, TEXAS — Dallas-based brokerage firm STRIVE has arranged the sale of Victory Shops at Princeton, a 10,157-square-foot retail strip center located northeast of Dallas. The center was fully leased at the time of sale to tenants such as Dunkin’ and Jersey Mike’s. Hudson Lambert and Jennifer Pierson of STRIVE represented the seller, a local developer, in the transaction and procured the out-of-state buyer.

HYANNIS, MASS. — Whole Foods Market will open a 42,560-square-foot store at 790 Iyannough Road in the Cape Cod community of Hyannis. The Austin-based grocer is relocating its Hyannis store from 990 Iyannough Road, which has served the community for the past decade. The store will feature full-service meat and seafood counters, a bakery, wellness and beauty section and a prepared foods counter. The grand opening is set for Thursday, Oct. 10.
