COLUMBIA, MO. — Marcus & Millichap has arranged the $5 million sale of a retail property net leased to O2B Kids! in Columbia. Built in 2013, the 12,300-square-foot asset is located at 3250 S. Bearfield Road. O2B Kids! acquired the property in 2023; it previously operated as a Bright Star Academy childcare facility. More than 18 years remain on the corporate-guaranteed lease. Dominic Sulo of Marcus & Millichap represented the seller. Buyer and seller information was not provided.

MORRISTOWN, N.J. — Institutional Property Advisors (IPA), a division of Marcus & Millichap, has brokered the sale of Morris Marketplace, an 85,513-square-foot shopping center located roughly 25 miles west of New York City. The newly developed center was fully leased at the time of sale to more than 35 restaurant and service-oriented tenants, including Wells Fargo, Jersey Mike’s, Orangetheory Fitness and Panda Express. Brad Nathanson and JP Colussi of IPA represented the seller and developer, DeVimy Equities, in the transaction. The duo also procured the buyer, Ohio-based Last Mile Investments.
SPANAWAY, WASH. — SimonCRE has acquired an 89,002-square-foot retail center located in Spanaway, with plans to redevelop the property. Plans for the center include the addition of a grocery anchor, as well as other new tenants. According to SimonCRE, redevelopment efforts at the property will be focused on updating existing structures.
Hanley Investment Group Negotiates Sales of Two Car Wash Properties in California Totaling $5.4M

GRAND TERRACE AND LODI, CALIF. — Hanley Investment Group Real Estate Advisors has brokered the sales of two newly constructed, single-tenant properties for a total of $5.4 million in California. Quick Quack Car Wash occupies each property on a 20-year, triple-net lease basis. The Quick Quack Car Wash located in Grand Terrace sold for $2.7 million. Bill Asher and Jeff Lefko of Hanley represented the seller and developer, 5th Street Development, in the transaction. Patrick Toomey of IPA represented the buyer, a Pasadena-based private investor. The car wash is an outparcel to a Stater Bros. Market-anchored shopping center. Other tenants at the center include AutoZone, Miguel’s Jr., and McDonald’s. The Quick Quack Car Wash located in Lodi also sold for roughly $2.7 million. A private partnership between MEE Capital Investments and Adval Properties Inc. was the developer. Asher and Lefko represented the undisclosed seller in the transaction. John Kourafas of Visintainer Group represented the buyer, a central California-based private investor. Tempur Sealy to Rebrand as Somnigroup International Following $5B Acquisition of Mattress Firm

LEXINGTON, KY. AND HOUSTON — Tempur Sealy International Inc. has completed its previously announced $5 billion acquisition of Mattress Firm Group Inc., the largest mattress specialty retailer in the United States. The Lexington-based mattress manufacturer purchased the Houston-based retailer using approximately $2.7 billion in cash considerations and about $1.3 billion in stock. Tempur Sealy will change its name to Somnigroup International Inc., effective Feb. 18, and trade on the New York Stock Exchange under the ticker symbol “SGI.” Mattress Firm, Dreams and Tempur Sealy will operate as decentralized business units under Somnigroup International, with Mattress Firm and Dreams continuing to operate as multi-branded retailers and Tempur Sealy, primarily a manufacturer, continuing to serve third-party retailers as well as Mattress Firm, Dreams and its own direct-to-consumer channel. Additionally, Tempur Sealy expects to complete the previously announced sale 73 Mattress Firm retail locations and the company’s Sleep Outfitters subsidiary, which includes 103 specialty mattress retail locations and seven distribution centers, to MW SO Holdings Co. LLC (Mattress Warehouse) in the second quarter.
ORLANDO, FLA. — Colliers has negotiated the sale of Narcoossee Cove, a newly built complex comprising six single- and multi-tenant retail outparcels in Orlando. Michael Brewster and Tommy Isola of Colliers’ Orlando office represented the seller and developer, WMG Development, in the transactions. Five separate buyers purchased the various components of the 7.7-acre property for a total of $31 million. The transactions include Miller’s Ale House, Fifth Third Bank, Discount Tire, Raising Cane’s and two multi-tenant retail strip centers. Additionally, a roughly one-acre parcel of land located between Miller’s Ale House and Discount Tire was sold. Alexie Fonseca, David Gabbai and Jeff Johnson of Colliers secured tenants for the property prior to the sale, including Crumbl Cookies, The Joint Chiropractic, Wild Fork Foods and Blaze Pizza.
NAI Columbia Brokers $5.3M Sale of Vacant Restaurant Property in North Myrtle Beach, South Carolina

NORTH MYRLE BEACH, S.C. — NAI Columbia has brokered the $5.3 million sale of a vacant restaurant located at 4530 Highway 17 S in North Myrtle Beach. Preston’s Seafood & Country Buffet previously occupied the property for 35 years. The undisclosed buyer plans to redevelop the restaurant. Jack Springs of NAI Columbia brokered the deal. The seller and plans for the redevelopment were not disclosed.
Halpern Signs Ulta Beauty to Retail Lease at 128,730 SF Shopping Center in Calhoun, Georgia

CALHOUN, GA. — Halpern Enterprises has signed Ulta Beauty to an 8,514-square-foot lease at Indian Hills, a 128,730-square-foot shopping center located at 429 Highway 53 E in Calhoun, about 65 miles northwest of Atlanta. Shelley Jordan Bell of Atlantic Realty represented Ulta Beauty in the lease transaction. Dan Gagne of Halpern represented the landlord internally. The Atlanta-based landlord also recently executed a 23,000-square-foot lease with Marshalls to anchor the center. Situated within a half-mile of I-75, Indian Hills was 98 percent leased to tenants including Tractor Supply Co., Ross Dress for Less, Five Below, Mattress Firm, Hibbett Sports, GNC, PT Solutions, Cato and The UPS Store. The shopping center also features separately owned parcels occupied by Taco Bell, Chick-fil-A and Captain D’s.
HOFFMAN ESTATES, ILL. — Recent additions at Bell Works Chicagoland in Hoffman Estates include global medical device and solutions provider Arjo, indoor golf facility Swing Loose, interactive gaming and entertainment experience Game Night Out, Indonesian specialty retailer LeGenda, video installation gallery Cameos of Street Life, local media company Love Local Media Agency and French-inspired gluten-free bakery Musing Baker. The new and expanded office and retail leases represent an additional 73,500 square feet at the property. In addition to the new tenants, Convergint, an existing tenant specializing in technology solutions, has expanded its footprint by an additional 17,400 square feet of office space and 10,000 square feet of warehouse space. Convergint’s space now totals 92,400 square feet. Inspired by Somerset Development is the developer behind Bell Works Chicagoland, the redevelopment of the former AT&T corporate campus.
FORT WORTH, TEXAS — Marcus & Millichap has brokered the sale of a 23,639-square-foot restaurant building located at 611 Houston St. in downtown Fort Worth. The building was originally constructed in 1939 and includes an 8,100-square-foot basement with potential for future redevelopment. The building was fully leased at the time of sale to The Library Bar and Pete’s Dueling Piano Bar, which have occupied the space for more than two decades. Joe Santelli of Marcus & Millichap represented the seller and procured the buyer, both of which were local investment groups that requested anonymity, in the transaction.
