TEMECULA, CALIF. — Colliers International has brokered the sale of Meadows Village, a grocery- and drugstore-anchored shopping center in Temecula. The retail property changed hands for $26.3 million. The names of the seller and buyer were not released. Located at 31771-31962 Rancho California Road, the property features 80,553 square feet of retail space. Current tenants include Baron’s Market, CVS/pharmacy, EOS Fitness, Starbucks Coffee, The UPS Store, Wells Fargo and Subway. El Warner, Caitlin Zirpolo, Charley Simpson, Jordan Gomez and Peter Orth of Colliers handled the transaction.

FOLSOM, CALIF. — Faris Lee Investments has arranged the sale of a drive-thru restaurant property located within Folsom Gateway Shopping Center in Folsom. A private family partnership acquired the asset from an undisclosed seller for $2.5 million. Taco Bell occupies the freestanding building, which was constructed in 2007. Tyler Strauss and Jeff Conover of Faris Lee procured the buyer and represented the seller in the transaction.

NORCROSS, GA. — SRS Real Estate Partners’ Investment Properties Group has brokered the sale of an 18,550-square-foot retail strip center in Norcross. The seller, an entity doing business as OMI 5770 IB LLC, sold the property to Shallya Wholesale Distributing LLC for $4.3 million. The property, known as Peachtree Corners Pavilion, is located at 5770 Peachtree Industrial Blvd. The center is situated on the border of Norcross and Peachtree Corners, and sits on roughly 1.9 acres. It was fully leased at the time of sale to retailers including TapOut Fitness, Avis, Shane’s Rib Shack and CBD Plus USA. The retail center was built in 2006. PASADENA, CALIF. — Laemmle Theatres, a Los Angeles-based art-house cinema chain, has completed the sale-leaseback of Laemmle Playhouse 7 in Pasadena. Arash Danialifar of Los Angeles-based GD Realty Group acquired the property from Laemmle Theaters. The acquisition price was not released. The 22,897-square-foot property is located at 673 E. Colorado Blvd. in Old Pasadena in the Playhouse District. The Laemmel Playhouse 7 is available for auditorium rentals for private and public screenings or full-week engagements, and offers feature films, documentaries and shorts for viewing. TULSA, OKLA. — Tulsa-based Stan Johnson Co. has brokered the $68.4 million sale of a 27-property, single-tenant retail portfolio located across 18 states. The 340,000-square-foot portfolio includes properties ranging from 5,100 square feet to 23,500 square feet. The buildings are leased to tenants including dollar stores, discount retailers, automotive suppliers, farm stores and home improvement retailers. Zach Harris, Jeff Hughes and Melissa McKenzie of Stan Johnson Co. represented the seller, a Midwest-based private family office, in the disposition of the properties to an undisclosed institutional investor.
Progressive Real Estate Partners Negotiates $2.8M Sale of Shops at Fontana Square in Southern California

FONTANA, CALIF. — Progressive Real Estate Partners has arranged the sale of Shops at Fontana Square, an un-anchored, multi-tenant retail center in Fontana. An Arizona-based private investor sold the asset to a Southern California-based private investor for $2.8 million. Located at 17218 Foothill Blvd., the 7,194-square-foot shopping center was built in 2008. At the time of sale, the property was fully occupied with a stable mix of seven internet-resistant services. Greg Bedell and Mike Lin of Progressive Real Estate Partners represented the seller, while Dolly Yau of Dolly Realty represented the buyer in the deal.
U.S. Division of L’Occitane Files for Chapter 11 Bankruptcy Protection, Plans Store Closures

NEWARK, N.J. — The U.S. arm of beauty retailer L’Occitane en Provence has filed for Chapter 11 bankruptcy protection with the U.S. Bankruptcy Court for the District of New Jersey and announced plans to close several stores in an effort to optimize the company’s U.S. footprint. L’Occitane currently operates 166 stores nationally. At least 23 stores are being targeted for closure in the U.S. and the company is taking a closer look at its other leases in hopes of better positioning L’Occitane for success over the next few years, according to reports by the New York Business Journal. Stores are set to remain open through the restructuring process. L’Occitane is the latest regional mall mainstay to struggle under strain caused by the COVID-19 pandemic. The company was recently sued by Simon Property Group — one of the largest shopping mall operators in the U.S. — for more than $3.7 million in back rent, according to reports by Crain’s New York Business. Yet Georgia and many jurisdictions like it valued commercial real estate for property taxation that year with a valuation date of Jan. 1, 2020 — nearly three months before COVID-19 thrust the U.S. economy into turmoil. This means governments taxed commercial properties for all of 2020 on values that ignored the severe economic consequences those properties endured for more than 75 percent of the calendar year. When property owners begin to receive notices of 2021 assessments, which Georgia assessors typically mail out in April through June each year, property owners can at last seek to lighten their tax burden by arguing for reduced assessments. The pandemic hurt some real estate types more than others, however, and with both short-term effects and some that may continue to depress asset values for years. For taxpayers contesting their assessments, the challenge will be to show the combination of COVID-19 consequences affecting their property, and the extent of resulting value losses.
