PALM BEACH, FLA. — New York-based O’Connor Capital Partners plans to redevelop the former Saks Fifth Avenue retail space at The Esplanade, a 146,000-square-foot shopping center located at 150 Worth Ave. in Palm Beach. The two-level, 50,000-square-foot store will be transformed to feature high-end retail, office space and lifestyle offerings. Fairfax & Sammons Architecture will design the redevelopment project, while Odyssey Retail will lead leasing efforts and tenant curation. Current luxury retailers at The Esplanade include Louis Vuitton, Emilio Pucci, Akris, Christofle, Panerai, Hublot, Carolina Herrera, Lugano Diamonds and Worth Avenue Watches.

CELINA, TEXAS — Walmart will open a 200,000-square-foot store in the North Texas city of Celina that will be operated under the Arkansas-based retail giant’s Supercenter brand. The store will be located at the northwest corner of Preston Road and the West Outer Loop and will house a full-service grocery store and pharmacy, as well as electronics, apparel and home goods departments. Walmart is developing the store in partnership with the Celina Economic Development Corp. Construction is underway, and the opening is slated for next spring.
WENTZVILLE, MO. — Marcus & Millichap has brokered the $3.9 million sale-leaseback of a retail property occupied by Dobbs Tire & Auto in Wentzville, a suburb of St. Louis. Built in 2003, the 7,918-square-foot building is located at 1986 Wentzville Parkway. Ken Jacobsmeyer of Marcus & Millichap procured the buyer, a Missouri-based limited liability company.
ALPHARETTA, GA. — Lincoln Property Co. plans to develop The Shoppes at The Gathering, a new 43,700-square-foot retail center in Alpharetta, a northern suburb of Atlanta. The property will be located within The Gathering-Alpharetta, a new mixed-use development situated within a mile of downtown Alpharetta and Avalon. Site construction has begun and vertical construction is set to begin in the fall. Set for delivery in fall 2026, The Shoppes at The Gathering will include seven buildings ranging in size from 4,225 to 8,400 square feet that can accommodate single or multiple retailers. Franklin Street and Centennial are handling the retail center’s leasing assignment on behalf of Lincoln Property Co.
FAIRVIEW HEIGHTS, ILL. — Locally based brokerage firm Barber Murphy has arranged the sale of 36 acres of land in Fairview Heights near St. Louis. The property at 5628 Old Collinsville Road will continue to operate as a golf and sports facility. Barber Murphy represented both the seller, Judefam Sports LLC, and the buyer, O’Fallon Sports 115 LLC.
CLARKSTON, MICH. — The Back Nine, a golf simulator tenant, has signed a 3,215-square-foot retail lease at White Lake Commons in Clarkston, a northern suburb of Detroit. Anchored by Neiman’s Market, White Lake Commons is located at the southeast corner of Dixie Highway and White Lake Road. Michael Murphy of Gerdom Realty & Investment negotiated the lease.
PORTLAND, ORE. — AEW Capital Management has completed the disposition of Machine Works, a Class A mixed-use asset in Portland. Melvin Mark Investors and Orion Investment Partners acquired the property for an undisclosed price. Located at 1414 NW Northrup St. in Portland’s Pearl District, the nine-story property offers 115,138 square feet of retail and office space, as well as three levels of parking. Built in 2009, the property is fully leased to a variety of tenants in the engineering, medical, government services and fitness industries, with LA Fitness occupying space on the ground floor. Buzz Ellis, Mark Katz, Zach Kersten and David Williams of JLL Capital Markets Investment Sales and Advisory team represented the seller and procured the buyer in the deal.
HAZLET, N.J. — CBRE has negotiated the $44 million sale of a 190,000-square-foot shopping center in Hazlet, about 40 miles south of New York City. German discount grocer Aldi anchors Hazlet Town Center, which is also home to tenants such as Burlington, Urban Air Adventure Park and Wawa, although the latter tenant’s outparcel building was not included in the sale. Jeffrey Dunne, David Gavin and Travis Langer of CBRE represented the seller, an affiliate of Onyx Equities, in the transaction. An entity doing business as LJL Realty purchased Hazlet Town Center, which was approximately 90 percent leased at the time of sale, via a 1031 exchange.
BOSTON — Colliers has arranged a $34.3 million loan for the refinancing of the Custom House Block and Gardiner Building at Long Wharf, a pair of historic buildings totaling 83,824 square feet in Boston’s Seaport District. The Custom House Block was originally completed in 1848 and totals 74,783 square feet, while the 9,041-square-foot Gardiner Building was originally constructed in 1760 and once functioned as John Hancock’s counting house. Today, both buildings house office and retail uses and were 94 percent occupied at the time of the loan closing. Patrick Boyle and Kevin Phelan of Colliers arranged the fixed-rate loan through Grant Street Funding on behalf of the owner, Capital Street Properties, which completed the adaptive reuse of the buildings in 2021.
PHILADELPHIA — Fine Wine & Good Spirits has opened an approximately 4,300-square-foot store at Schuylkill Yards, a mixed-use development in the University City area of Philadelphia. The store at 315 Market St. is the company’s 48th in Philadelphia. Tim Arizin and Larry Steinberg from Colliers represented the tenant in the lease negotiations. Brandywine Realty Trust owns Schuylkill Yards.
