EAST LANSING, MICH. — The Michigan State University Board of Trustees has authorized the university to move forward with the construction of the Spartan Gateway District, a public-private campus community development project on the west side of campus along Harrison Road in East Lansing. The university has selected G&G Project Sparta LLC, a joint venture between Lansing, Mich.-based Gillespie Group and Omaha, Neb.-based Goldenrod Cos., as the developer. The project’s price tag is $150 million, according to Crain’s Detroit Business. The Spartan Gateway District encompasses a new hotel and retail space as well as an athletics arena. The Olympics Sports Arena will support volleyball, wrestling, gymnastics, locker rooms and coaching office space in addition to a number of university classrooms. The hotel and retail space would be part of the public-private partnership between the university and the developer. The Spartan Gateway District will be developed in multiple phases. The first phase will include the arena, which is slated to be operational by late 2027. Additional phases featuring a variety of commercial uses including a hotel, housing, office and retail spaces will follow. SOUTHGATE, MICH. — CrownPoint Partners has brokered the sale of a newly constructed retail property occupied by Range USA in Southgate for an undisclosed price. The single-tenant, net-leased asset totals 14,933 square feet and is situated on 2.2 acres at 12780 Reeck Road just off I-75. Julius Swolsky and Shannon Bona of CrownPoint represented the seller, CA Commercial Development, and the buyer, FrontView REIT. Founded in 2012, Range USA operates indoor shooting ranges. The Southgate location, which opened in January 2023, features 20 shooting lanes.

PROVIDENCE, R.I. — Marsella Development Corp. has opened Track 15, a $25 million, 18,000-square-foot food hall that is situated within the historic Union Station building in downtown Providence. Vendors include Little Chaska, Tolia, Dune Brothers, Dolores, There There, Giusto PVD and Mother Pizzeria PVD. The development also features indoor and outdoor seating for roughly 600 people, an entertainment venue and a 10,000-square-foot plaza. Rhode Island-based architecture firm Vision3 designed the food hall.

DEDHAM, MASS. — Local owner-operator WS Development has welcomed five new tenants to Legacy Place, a 580,000-square-foot retail power center located in the southwestern Boston suburb of Dedham that was recently recapitalized. The new tenants are Mexican restaurant Anna’s Taqueria, permanent jewelry brand Brave Daughters, women’s apparel retailer Aritzia, Asian restaurant Mecha Noodle Bar and fitness concept [solidcore]. All openings are slated for various points in 2025.

TALLAHASSEE, FLA. — Marcus & Millichap has brokered the sale of Market Square, an 81,082-square-foot shopping center located in Tallahassee’s Market District, roughly four miles from Florida State University. The asset traded for more than $330 per square foot. The property — which was originally built in 1977 and renovated in 2021 — is anchored by a 22,000-square-foot REI. Additional tenants at the property include Sanitas Medical Center, Connors Steak & Seafood, a medical spa and Southern Seafood Market. Alvin Mansour and Jon Talia of The Mansour Group of Marcus & Millichap represented the private seller and procured the Florida-based buyer in the transaction. Ryan Nee is Marcus & Millichap’s broker of record in Florida.

KATY, TEXAS — Metro Philadelphia-based CenterSquare Investment Management has acquired The Shops at Cinco Ranch, a 27,500-square-foot retail strip center located in the western Houston suburb of Katy. The center was 96 percent leased at the time of sale to tenants such as H&R Block, Portrait Dental and Palinuro Italian Café. Kaleb Rupp of Encore Real Estate Investment Services represented CenterSquare in the transaction. The seller and sales price were not disclosed.

COLUMBUS, OHIO — Mastro’s Steakhouse, a high-end seafood and steak restaurant, has opened a 9,000-square-foot location at Easton Town Center in Columbus. The restaurant marks the first location in the Midwest for Mastro’s, which operates 22 locations across the country. The Columbus restaurant features two main dining rooms, one private dining room, two outdoor patio spaces, a grand double-faced bar, piano lounge and semi-private wine room. Easton Town Center is home to other upscale restaurants such as Del Mar, Mitchell’s Ocean Club and Cooper’s Hawk Winery & Restaurant.

PORTER, TEXAS — Baseball and softball training operator D-BAT will open a 15,000-square-foot facility at the Valley Ranch, Signorelli Co.’s master-planned development located northeast of Houston. The facility, which will be constructed on a 1.3-acre site that D-Bat purchased, will offer lessons, camps, workshops, event space, batting cage rentals, a fully stocked pro shop and monthly memberships. The facility will be D-Bat’s 10th in the Houston area and is scheduled to open this summer.

ROCHESTER, N.Y. — New York City-based investment firm Time Equities Inc. has purchased The Shoppes at Westgate, a 62,049-square-foot shopping center in Rochester. The sales price was $6.1 million. Built in 1958 and renovated in 1986, the center was 91 percent leased at the time of sale to tenants such as Ross Dress for Less, Bath & Body Works and Citizens Bank. Ami Ziff, Jonathan Kim, Grant Scott and Eli Smith represented Time Equities in the transaction on an internal basis. Ben Snyder and Zack Bates of Matthews Real Estate Investment Services represented the undisclosed seller.
