GARDEN GROVE, CALIF. — Marcus & Millichap has arranged the acquisition of a restaurant property located at 10901 Garden Grove Blvd. in Garden Grove. The Fouladinejad Family Trust purchased the asset from CY Investment LLC for $2.3 million. Sheila Alimadadian of Marcus & Millichap represented the buyer, while Mie Kim of Coldwell Banker Realty represented the seller in the deal. Taco Bell occupies the 2,527-square-foot building, which was built in 2019, with more than 19 years remaining on the original lease.

HAWTHORN WOODS, ILL. — After holding a 20-acre land parcel for more than 15 years, a private real estate investment group led by land developer Jonathan Berger of Berger Asset Management has unveiled new zoning and development plans for Hawthorn Woods Town Center. Berger worked with the Village of Hawthorn Woods on the revised plans for the site, which is located at the intersection of Old McHenry and Midlothian roads in the northern Chicago suburb. The original zoning of the property required 300-foot setbacks. Berger secured 30-foot setbacks, which are typical in most retail properties. The village has also indicated a willingness to incentivize grocery stores, including small-store footprints. Additionally, the rerouting of traffic under railroad tracks, once complete, will serve to more directly and conveniently connect the Hawthorn Woods Town Center site to the village’s community park. Berger originally acquired 40-plus acres in two distressed 20-plus-acre land parcels in Hawthorn Woods in 2009-2010, intending to act as an opportunistic land developer. Texas Roadhouse has a new 10-year triple-net lease and has operated at the site for more than 20 years. Located at 5870 Carnaby Way, the 2.2-acre property sits just off I-270. Jordan Klink and Kahlil Barnard of Marcus & Millichap represented the seller, Solid Ground LLC. Chris Lind, Mark Ruble and Zack House of Marcus & Millichap procured the buyer, a Delaware-based limited liability company.

OSHKOSH, WIS. — Sierra, an outdoor apparel and gear retailer owned by TJX Cos., has signed a lease to open at Oshkosh Center II in Oshkosh, which is situated along Lake Winnebago. The tenant is taking the 23,592-square-foot space formerly home to OfficeMax. Owned by a Midland Atlantic Properties investment fund, Oshkosh Center II is located at 1910 S. Koeller St. and totals 220,000 square feet. Anchor tenants include Target and Pick ‘n Save. Tony Colvin and Dan Cohen of Mid-America Real Estate represented Sierra, which now operates 10 locations in Wisconsin.
City of Henderson Approves Development Plans for $50M Retail Project in Metro Las Vegas

HENDERSON, NEV. — The City of Henderson has approved development plans for The Cliff, a $50 million open-air retail and dining destination located in Henderson, roughly 15 miles outside Las Vegas. A 100,000-square-foot office complex on the property will be redeveloped into a pedestrian-friendly, retail-oriented environment that will feature landscaped courtyards, breezeways, public art, live music and a kiosk village named “The Yard.” Serving as the gateway to the Green Valley Ranch master-planned community, The Cliff will be Henderson’s first retail development in more than 20 years. Construction is expected to begin in October, with a grand opening scheduled for fall 2026. A partnership between San Diego-based CAST and Los Angeles-based Partners Capital will be leading the project. Dubbed as Southern Nevada’s first “anti-mall,” the project aims to replace the traditional strip mall and big-box retail model with a walkable, community-centric gathering place.
ROCKWALL, TEXAS — Barnes & Noble will open a 20,388-square-foot store at The Plaza at Rockwall, a shopping center located on the northeastern outskirts of Dallas. The center is also home to tenants such as J.C. Penney, Belk, Dick’s Sporting Goods, Best Buy, Ulta Beauty and HomeGoods. COACHELLA, CALIF. — Hanley Investment Group Real Estate Advisors has arranged the sale of a newly constructed, 4,625-square-foot single-tenant retail property located in Coachella. A Circle K convenience store and gas station occupies the site on a 15-year, absolute triple-net-lease with 10 percent rental increases every five years. Bill Asher and Jeff Lefko of Hanley represented the seller and developer, Newport Beach, Calif.-based Fountainhead Development, in the transaction. Aaron Bove of Marcus & Millichap’s San Diego office represented the 1031 exchange buyer, a San Diego-based private investor.
SANDY SPRINGS, GA. — A partnership between High Street Residential (HSR), the residential subsidiary of Trammell Crow Co. (TCC), and Third & Urban have announced plans for the development of Hillcrest, an 8.1-acre mixed-use development located in the Atlanta suburb of Sandy Springs. Scheduled to break ground this month, the project will feature 362 apartment units, 30 for-rent townhomes and more than 18,000 square feet of retail space. In collaboration with the seller, Sandy Springs United Methodist Church, proceeds from the sale will fund capital improvements to the church’s primary campus. Improvements will also be made to the surrounding street infrastructure, adding on-street parking and connected walkability to the area. The project team will include Cooper Carry (architect), Square Feet Design (retail consultant and interior designer), New South Construction (general contractor), Citizens Bank (lender) and Wesley Community Development (church advisor). SAN ANTONIO — Marcus & Millichap has brokered the sale of a 13,560-square-foot retail building in San Antonio. The building at 11814 Perrin Beitel Road on the city’s north side was originally constructed in 1983 and is net leased to Crash Champions. Scott Skuteris, Dominic Sulo and Andrew Antoniou of Marcus & Millichap represented the Nevada-based seller in the transaction. The buyer and sales price were not disclosed.
