HOUSTON — JLL has brokered the sale of Mason Village Shopping Center, a 96,486-square-foot retail center in West Houston. Ethnic grocer La Michoacana anchors the center, and other tenants at the property include Harbor Freight, Freebirds, Jiffy Lube and Jason’s Deli. Ryan West, John Indelli and Clay Anderson of JLL represented the seller, North Carolina-based investment and management firm DNA Partners, in the transaction. Boston-based investment firm Longpoint Realty Partners acquired Mason Village for an undisclosed price.

NEW YORK CITY — La Pecora Bianca Restaurant Group will open an 11,300-square-foot Italian restaurant at 200 Park Avenue in Midtown Manhattan. Known as Giulietta, the restaurant will feature 250 indoor seats and an additional 200 seats across an outside dining and bar area. Hospitality advisory firm Friend of Chef represented the operator in the negotiations for the 15-year lease. Irvine Co. Office Properties owns 200 Park Avenue, which is known locally as The Metlife Building. The opening is slated for spring 2026
ATLANTA — CBRE has arranged a $171.4 million loan for the refinancing of an eight-property portfolio of grocery-anchored shopping centers in the Southeast. The portfolio totals nearly 1.2 million square feet and was 96.6 percent leased at the time of financing to 194 tenants, including Kroger, Publix and Whole Foods Market. PGIM provided the loan to the borrowers, Branch Properties and Corebridge Real Estate Investors (formerly AIG Global Real Estate). Richard Henry, Mike Ryan, Brian Linnihan and Taylor Crowder of CBRE arranged the loan, which refinanced the mortgages for shopping centers in Bradenton, Sarasota, Melbourne and Palm Coast, Fla.; Atlanta and Gainesville, Ga.; Lexington, Ky.; and Memphis and Knoxville, Tenn.
BURBANK, CALIF. — Downtown Burbank has completed the second phase of First Street Village, a three-phase mixed-use apartment community at the intersection of First Street and Magnolia Boulevard in downtown Burbank. Situated on more than 3 acres, the second phase includes 275 apartments and 18,000 square feet of ground-floor retail space. High Impact Pilates has signed a lease to occupy a portion of the new retail space. First Street Village offers micro units, one-, two- and three-bedroom apartments, a sky deck with WiFi, fitness center, social workspaces, barbecues, fire pits and pools. The first phase of the community is 95 percent occupied and retail tenants include Flow Wine Bar, Hardcore Fitness and Hollywood Pet Grooming Pet Store. The residential component includes 24 affordable housing units. Developed by Tim Behunin, First Street Village is the largest mixed-use development in downtown Burbank since 2005. Christopher Baer of Avison Young is handling leasing for First Street Village’s retail component. Downtown Burbank Partnership, a California nonprofit mutual benefit corporation, manages the Downtown Burbank District.
BOYNTON BEACH, FLA. — Whole Foods Market plans to open a 42,024-square-foot grocery store located at 7395 Boynton Beach Blvd. in Boynton Beach. Set to open on Dec. 10, the new store will serve as the anchor of Boynton Beach Marketplace, a 69,204-square-foot shopping center that Atlanta-based SJC Ventures is developing in South Florida’s Palm Beach County. The new Whole Foods’ product assortment will feature more than 1,500 local items from Florida, including beer, wine, meats, seafood, cheeses, baked goods and health and wellness merchandise. Founded in 1980, Austin-based Whole Foods operates more than 530 stores across the United States, Canada and the UK.
KYLE, TEXAS — GBT Realty Corp., a developer based in metro Nashville, has broken ground on The Shops at The Brick & Mortar District, a 42,000-square-foot shopping in the southern Austin suburb of Kyle. A 23,250-square-foot Sprouts Farmers Market will anchor the center, which will be situated within the 2,200-acre Plum Creek master-planned development. BRR Architecture is designing the grocery store, and MJM Architects is designing the retail shops. Arch-Con is the general contractor. Completion is slated for late next summer.
MALDEN, MASS. — Locally based brokerage firm Atlantic Capital Partners has arranged the sale of a 79,299-square-foot Stop & Shop grocery store in the northern Boston suburb of Malden. The sales price was $26.2 million. The store is located within immediate proximity of the Malden Center MBTA station. Justin Smith, Chris Peterson, Sam Koonce and Danielle Donovan of Atlantic Capital Partners represented the seller in the transaction and procured the buyer. Both parties requested anonymity.
COLLIERVILLE, TENN. — The Shopping Center Group (TSCG) has negotiated the sale of Houston Levee Galleria, a 65,900-square-foot retail center in Collierville, an eastern suburb of Memphis. Built in 2006, the property was 94 percent leased at the time of sale to tenants including Jim’s Place, Gould’s Day Spa and Salon, Smoothie King, The Transformation Doctor, Newk’s Express Café, Club Pilates, Moe’s Southwestern Grill, Loni’s Fashions and The Sewing House. Anthony Blanco and Lynn De Marco of TSCG represented the seller, a limited liability company, in the transaction. The buyer and sales price were also not disclosed.
STEVENSVILLE, MICH. — Marcus & Millichap has arranged the $2 million sale of a 4,556-square-foot retail property occupied by Starbucks and T-Mobile in Stevensville, a city in southwest Michigan. Constructed in 2021, the building is located at 4678 Red Arrow Highway. John Nuzman of Marcus & Millichap represented the seller, TDM Partners LLC. Chris Prins of DAR Commercial Real Estate represented the local buyer. The asset sold at 97 percent of the list price.
FRESNO, CALIF. — Hanley Investment Group Real Estate Advisors has brokered the sale of Shops at Broadway Faire, a multi-tenant, net-leased retail pad property in Fresno. Built in 1995 on 1.4 acres, the 15,000-square-foot retail pad is located at 3367-3385 W. Shaw Ave. At the time of sale, the property was fully leased by five tenants: Red Robin, which occupies 47 percent of the property; FedEx Office, which recently signed a new 10-year lease; Conroy’s Flowers, which recently executed a new 10-year renewal; Liquor 4U, which extended an additional five years with a rental increase; and OneMain Financial, which exercised its five-year extension option. Eric Wohl and C.J. Kiehler of Hanley Investment Group Estate Advisors represented the seller, a New York-based real estate investment trust, while the buyer, a local private investor, was self-represented in the transaction. The sales price was not disclosed.
