MANCHESTER, N.H. — Colliers has brokered the $3.7 million sale of a 3,366-square-foot restaurant building in Manchester, located near the Massachusetts-New Hampshire border. The newly constructed building is net leased to quick-service franchise Raising Cane’s and features a double drive-thru. Bob Rohrer of Colliers represented the seller, Tatro Road Realty, in the transaction. The buyer was a limited liability company.

Palm Tree Club

KANSAS CITY, MO. — Culinary and entertainment concept Palm Tree Club will open an 11,000-square-foot restaurant and rooftop lounge in Kansas City’s Power & Light District. Designed by Beth Bloom Designs, the two-level space will include a full restaurant, private dining room and an open-air rooftop. The first story will comprise the custom main bar and ample seating for guests, while an elevated DJ booth will be situated just off the main floor with VIP seating and a dance floor. Additionally, the upstairs rooftop lounge will include an illuminated tree and a 100-inch TV. Palm Tree Club Kansas City is slated to open this fall.

ENGLEWOOD, COLO. — Unique Properties / TCN Worldwide has arranged the sale of 3142 W. Hampden Avenue, a two-building commercial property in Englewood. Anthony of Big Time Properties LLC sold the asset to an undisclosed buyer for $1.2 million. Situated on a half-acre of outdoor storage-zoned land, the asset features a 2,250-square-foot metal warehouse built in 2023 with two drive-in doors and a 1,916-square-foot brick structure built out as a bar. Sam Leger, Jack Gitlin and Graham Trotter of Unique Properties / TCN Worldwide represented the seller in the deal.

Delhi 6 Indian Scratch Kitchen & Bar occupies the building, which includes patio dining space and a children’s play area. Greg Blandford of Weitzman represented seller, a Dallas-based limited liability company, in the transaction. Hunter Hayes of Edge Realty Partners represented the buyer. Both parties requested anonymity.

GARDEN GROVE, CALIF. — Marcus & Millichap has arranged the acquisition of a restaurant property located at 10901 Garden Grove Blvd. in Garden Grove. The Fouladinejad Family Trust purchased the asset from CY Investment LLC for $2.3 million. Sheila Alimadadian of Marcus & Millichap represented the buyer, while Mie Kim of Coldwell Banker Realty represented the seller in the deal. Taco Bell occupies the 2,527-square-foot building, which was built in 2019, with more than 19 years remaining on the original lease.

Texas Roadhouse has a new 10-year triple-net lease and has operated at the site for more than 20 years. Located at 5870 Carnaby Way, the 2.2-acre property sits just off I-270. Jordan Klink and Kahlil Barnard of Marcus & Millichap represented the seller, Solid Ground LLC. Chris Lind, Mark Ruble and Zack House of Marcus & Millichap procured the buyer, a Delaware-based limited liability company.

SANDY SPRINGS, GA. — A partnership between High Street Residential (HSR), the residential subsidiary of Trammell Crow Co. (TCC), and Third & Urban have announced plans for the development of Hillcrest, an 8.1-acre mixed-use development located in the Atlanta suburb of Sandy Springs. Scheduled to break ground this month, the project will feature 362 apartment units, 30 for-rent townhomes and more than 18,000 square feet of retail space. In collaboration with the seller, Sandy Springs United Methodist Church, proceeds from the sale will fund capital improvements to the church’s primary campus. Improvements will also be made to the surrounding street infrastructure, adding on-street parking and connected walkability to the area. The project team will include Cooper Carry (architect), Square Feet Design (retail consultant and interior designer), New South Construction (general contractor), Citizens Bank (lender) and Wesley Community Development (church advisor). Amy Fingerhut of CBRE is handling leasing negotiations. The townhomes will offer two- and three-bedroom floorplans with two-car garages and rooftop patios, while the apartment building will measure up to five stories tall and feature a parking garage with more than 100 public parking spaces. HOUSTON — Houston-based Midway, in collaboration with 3Edgewood and Parkway, has unveiled plans for Central Park Post Oak, a mixed-use redevelopment project located in Houston’s Uptown District. Formerly Post Oak Central, the co-developers will revitalize the 17-acre campus to include additional retail, new restaurants and green space. Midway and Parkway formed a joint venture to acquire the campus in October 2023 before recently buying out their investment partners. Developed by Gerald D. Hines Interests in the 1970s, the campus currently contains three office buildings totaling 1.2 million square feet and 90,000 square feet of retail space. Redevelopment of the property will comprise more than 150,000 square feet of mixed-use retail and restaurant space, including 60,000 square feet of new construction. Two additional buildings will be developed along Post Oak Boulevard with a “prominent jewel box restaurant” planned at the corner of Ambassador Way. To create a more walkable district, the City of Houston recently completed a $192 million renovation of Post Oak Boulevard that featured widened sidewalks and streets, new lighting and nearly 1,000 oak trees. OVERLAND PARK, KAN. — Desi Chowrastha, an Indian eatery based in Texas, has secured its first Kansas City-area location at 6301 W. 135th St. in Overland Park. Max Kosoglad and David Block of Block & Co. Inc. Realtors represented the undisclosed landlord in the lease. A grand opening is slated for this summer. At 7,564 square feet, Desi Chowrastha will be the largest Indian restaurant in Overland Park. The restaurant will occupy space within a 15,500-square-foot pad building of Corbin Park Retail Village and will join co-tenants American Red Cross, Mozari Alterations and Embody. The name Desi Chowrastha is derived from “Desi,” a word used to describe the people, cultures and products of India, Pakistan and Bangladesh, and “Chowrastha,” a word used to communicate the joint to hang out with friends and how Indian culture evolved around them. The menu features a variety of kabobs, curries, appetizers and sandwiches. The chain currently has 25 franchisees across America, with many others under contract. Block & Co. is the leasing and property management company for the pad building.

PHOENIX — Wespac Construction has broken ground for the construction of Sprouts Farmers Market headquarters, a mixed-use campus in north Phoenix. Trammell Crow Co. is developing the project, which was designed by RSP Architects. Keyser and JLL are handling brokerage services for the project. Located within CityNorth near 56th Street and Loop 101, the 180,000-square-foot campus will feature a four-story, 144,500-square-foot Class A office building, a 25,000-square-foot flagship Sprouts grocery store, 11,000 square feet of high-end retail and restaurant space and a three-story parking garage. The campus will also offer modern amenities, including an onsite gym, yoga studio, top-floor deck, Press Coffee café, culinary kitchens, tasting rooms and a garden for chef-driven meals and community events. Sprouts will transition from its current 96,000-square-foot space to the new location by August 2026.
