DENTON, TEXAS — Kansas City-based EPC Real Estate Group will build The Village at Rayzor Ranch, a 292-unit apartment community situated on an 11–acre parcel at Rayzor Ranch Town Center in Denton. The property will feature a mix of one- and two-bedroom units and amenities such as a resort-style pool, outdoor grilling areas, a fitness center and a dog park. EPC expects to break ground on the property in early 2018. Construction of a 7,500-square-foot Cheddar’s Scratch Kitchen and a Zoe’s Kitchen is also scheduled to begin later this year at Rayzor Ranch, with mid-2018 the target opening date.

GAINESVILLE, TEXAS — Villa Grande Mexican Restaurant will open a 3,800-square-foot location at 201 N. Interstate 35 in the North Texas city of Gainesville. Paul Vernon of Henry S. Miller Brokerage LLC represented the tenant in the lease negotiations. Jim Jamerson and Kenley Minchew of The John T. Evans Co. represented the landlord, CR Midway Investment LP. The location, which is the restaurant’s fifth, will open in October.
CHICAGO — Joe & The Juice has signed three leases to open its first locations in Chicago. The properties are located at 10 E. Delaware Place, 412 N. Wells St. and 8 E. Huron St. The Denmark-based company is known for its natural and organic ingredients in freshly prepared juices, coffee, shakes and sandwiches. The locations, the company’s first in the Midwest, are slated to open later this year and in 2018. NewMark Merrill Cos. Negotiates Restaurant Lease at Janss Marketplace in Thousand Oaks

THOUSAND OAKS, CALIF. — NewMark Merrill Cos. has signed a new restaurant at Janss Marketplace, a shopping center located at the Moorpark Road and Hillcrest Drive in Thousand Oaks. Azi Grill, owned by Mazen Nadour, will feature Mediterranean cuisine, as well as American fare.
LONG BEACH, CALIF. — SRS Real Estate Partners has arranged the sale of a restaurant property located in Long Beach. An undisclosed buyer acquired the property for $5 million, or $1,685 per square foot. The newly constructed 2,967-square-foot property is occupied by Carl’s Jr., which opened in July. Matthew Mousavi, Patrick Luther, Garrett Colburn and Townsand Cropsey of SRS represented the undisclosed seller in the deal.
PARAMOUNT, CALIF. — Colliers Retail Foresight has arranged a lease for restaurant space at Clearwater Crossing, a 12,000-square-foot restaurant development in Paramount. Stinkin’ Crawfish will occupy 2,800 square feet of space at the property. James Rodriguez and Michael Bohorquez of Colliers represented the tenant and undisclosed landlord in the deal.
TERRELL, TEXAS — Schulman Theatres will develop Film Alley Movie Entertainment Center, a 74,000-square-foot facility that will be located at the corner of Interstate 20 and FM 148 in Terrell, a city approximately 30 miles east of Dallas. The center will feature eight auditoriums, 24 bowling lanes, a 4,500-square-foot arcade and a bar and restaurant. Film Alley will be situated within the 255-acre, master-planned Crossroads at Terrell development. Construction on the property’s infrastructure began in June. The center is scheduled to open in September 2018.
CHICAGO — Veggie Grill has unveiled plans to open its first restaurant in Chicago, the first of the Midwest region. The vegetarian fast casual brand will open a 2,000-square-foot restaurant at 614 W. Diversey Parkway this fall. The restaurant will serve lunch and dinner, as well as provide online ordering and delivery services. Specialty menu items include the VG beyond burger, Santa Fe crispy chickin’ sandwich, quinoa power salad and Sonoran bowl. Founded in 2006, Veggie Grill currently operates 28 locations throughout California, Oregon and Washington. The company plans to open several Chicago locations over the next few years.
MACHESNEY PARK, ILL. — Dunkin’ Donuts has unveiled plans to open a new location at the intersection of Harlem Road and North Second Street in Machesney Park, roughly seven miles north of Rockford, Illinois. The location will be the fourth store in the Rockford area for co-owners Vijay Patel and Greg Novak, who secured the new location in a shopping center occupied by Michalsen’s Office Furniture. Slated to open this fall, Dunkin’ Donuts will join several new tenants who have opened in Machesney Park, including Potbelly Sandwich Shop and Eggspresss. Pita Pit is expected to open later this month.
ALBUQUERQUE, N.M. — Burger 21 will expand into New Mexico with the addition of an Albuquerque location set to open this October. The growing brand now has 22 open locations and 15 in development across 11 states. The new location is in the Winrock Town Center at 2100 Louisiana Blvd. in Albuquerque. The restaurant is 2,500 square feet with an additional 800 square feet of outdoor patio space. Chris Zalesiak owns the property. With 22 locations now open in Florida, Georgia, Illinois, Michigan, New Jersey, New York, North Carolina and Virginia, and approximately 15 in development in 11 states, Burger 21 is a fast-casual franchise concept founded in 2010.
