ATLANTA — The Flying Biscuit Café, an Atlanta-based breakfast and brunch restaurant chain, plans to open 15 new locations in 2025. Founded in 1993, Flying Biscuit Café currently operates 35 locations, with a strong presence in Georgia, Texas, Alabama, Florida and the Carolinas. In 2025, the company will open restaurants in new markets, including Spartanburg, S.C.; Huntsville, Ala.; Knoxville, Tenn.; Tallahassee, Fla.; and Jonesboro, Ark. The Flying Biscuit Café opened five restaurants in 2024, which brought more than 150 jobs to local communities in Charleston and throughout Texas.

CHESTERFIELD, MO. — Narwhal’s Crafted has opened at The District in Chesterfield, a suburb of St. Louis. The 3,600-square-foot venue marks the third location for Narwhal’s Crafted, which is known for its frozen cocktails, and features a 1,000-square-foot patio equipped with fire pits and a large outdoor screen. The Staenberg Group manages The District. Other tenants include The Factory, The Hub STL, Napoli Bros., 4 Hands Brewery, Hi-Pointe, The Reverie, Lit Cigar Lounge, Game Show Battle Rooms and Main Event.
WEST ALLIS, WIS. — Marcus & Millichap has arranged the $2.1 million sale of a 1,544-square-foot restaurant property net leased to Arby’s in the Milwaukee suburb of West Allis. Constructed in 2004, the building is located at 10743 W. National Ave. Damien Yoder and Madison Harman of Marcus & Millichap’s The Yoder-Harman Group represented the buyer, 12947 Woodbridge Street LLC, a private investor. Todd Lindblom, broker of record in Wisconsin, assisted in closing the transaction.
Hanley Investment Group Brokers Sale of 7,914 SF Vacant Restaurant Building in Aliso Viejo, California

ALISO VIEJO, CALIF. — Hanley Investment Group Real Estate Advisors has arranged the sale of a vacant restaurant building within Aliso Viejo Town Center in Southern California. ValueRock Realty Partners acquired the asset from a private investor for $5.3 million. Located at 26641 Aliso Creek Road in Aliso Viejo, the freestanding, 7,914-square-foot building was built on 1.3 acres in 1997. The property was formerly occupied by Macaroni Grill. Other tenants at Aliso Viejo Town Center include Ralphs, CVS Pharmacy, Staples, T.J. Maxx, HomeGoods, PetSmart and Regal Cinemas. Sean Cox, Bill Asher and Kevin Fryman of Hanley Investment Group represented the seller and buyer in the transaction.
DALLAS — TGI Fridays Inc., which owns and operates 39 U.S. restaurants, has voluntarily filed for Chapter 11 bankruptcy protection in the Northern District of Texas. The Dallas-based operator cited long-running declines in sales dating back to the pandemic as the main impetus behind the filing. All independently owned and operated franchise locations, both foreign and domestic, are not impacted by the filing. An entity doing business as TGI Fridays Franchisor LLC, which owns the TGI Fridays brand and other intellectual property, was also unaffected. TGI Fridays Inc. has secured a commitment for debtor-in-possession financing from its lenders to support operations at its 39 restaurants while proceeding through the Chapter 11 process. Globally, the chain’s footprint spans 461 locations across 41 countries.
SOUTH PLAINFIELD, N.J. — Ethnic grocer Tropical Supermarket has opened a 15,800-square-foot store at Clinton Corners, a retail center in South Plainfield, about 35 miles south of Manhattan. Vanessa Kelty of Levin Management Corp. represented the landlord in the lease negotiations. The tenant was self-represented. Kelty also recently arranged a 2,145-square-foot lease with Mexican restaurant Blue Habanero at Clinton Corners. Diomaris Rosado with Keller Williams Premier represented the tenant in that deal. Levin Properties owns Clinton Corners.

Emerging Trends Report Predicts Rebound in Transaction Volume in 2025 as Capital Markets Are ‘Poised for Recovery’

LAS VEGAS — At the September meeting of the Federal Open Market Committee (FOMC), the Federal Reserve lowered the federal funds rate by 50 basis points, which is the first easing of monetary policy in four years. This move lowered the short-term interest rate to a target range of 4.75 to 5 percent. Elevated borrowing costs have stifled commercial real estate transaction volumes the past couple years as buyers and sellers found that values were a moving target. Now with a reduction in interest rates, many real estate professionals expect transaction volume to rebound at least moderately. “In 2025, we expect lower interest rates will reduce borrowing costs, aid in price discovery and ultimately encourage an uptick in [commercial real estate] transactions,” said Angela Cain, global CEO of the Urban Land Institute (ULI). Cain’s comments came in a prepared statement to summarize the findings of Emerging Trends in Real Estate 2025, an annual report jointly produced by PwC US and ULI. The report was published in conjunction with ULI’s Fall Meeting, which is taking place this week at Resort World Las Vegas. Cain said that the real estate professionals surveyed for the report relayed that sentiment is improving, though many remain cautious. …
WRENTHAM, MASS. — Simon Property Group has welcomed several new tenants to Wrentham Village Premium Outlets, located near the Massachusetts-Rhode Island border. Apparel retailer Hollister Co. featuring Gilly Hicks is now open, and Italian luxury fashion brand Moncler plans to open a store in the coming weeks. Additionally, Shake Shack will open a restaurant in late winter.
MIAMI — Swire Properties has announced 11 new tenants as part of the North Block expansion at Brickell City Centre, a mixed-use development located at 701 S. Miami Ave. in Miami’s Brickell district. The new deals total 65,800 square feet and feature a mix of recent openings and openings for later this year and 2025. The new tenants joining Brickell City Centre include an anchor store for H&M (open); Black Tap Craft Burgers & Beer (open); FP Movement; 7 For All Mankind (open); Anthropologie; John Varvatos; Lacoste; Marc Jacobs; Nespresso; Mango; and Aritzia. Brickell City Centre is a $1 billion, 4.9 million-square-foot mixed-use development comprising two residential towers, two mid-rise office buildings, the EAST Miami hotel and 500,000 square feet of retail and restaurants.
Marcus & Millichap Brokers Sale of New Restaurant in Metro Memphis Leased to Whataburger

MEMPHIS, TENN. — Marcus & Millichap’s Taylor McMinn Retail Group in Atlanta has brokered the sale of a newly built restaurant in a southern suburb of Memphis. Whataburger occupies the 3,318-square-foot property on a 14-year, corporate-guaranteed ground lease with rent increases in the initial term and extension options. The restaurant serves as an outparcel to a Walmart Supercenter. Don McMinn of Taylor McMinn represented the seller, a Tennessee-based firm that is a preferred development partner of the Whataburger brand, in the transaction. The buyer was an all-cash investor from California that purchased the restaurant for an undisclosed price in a 1031 exchange. “You can’t underestimate the importance in the relationship between price point and cap rates in today’s market,” says McMinn. “Lower price point deals will get significantly more activity and trade more aggressively.”
