PALM BEACH GARDENS, FLA. — Edens has added a new wave of retailers to join the roster at Downtown Palm Beach Gardens, a 403,000-square-foot open-air retail center in Palm Beach Gardens. Recently opened concepts include Skin Laundry, MeTime Salon, TINA Stephens, ZOE Boutique and Vagabond Kids Apparel. Committed tenants that will open soon include Pura Vida Miami, Crew Factory, Sweathouz, Tweeds Custom Suits, Humanaut Health, Van Leeuwen Ice Cream, Muse Paint Bar and Laser Away. Existing tenants include Whole Foods Market, REI, CMX Cinemas, Life Time Fitness, The Cheesecake Factory, Sweetgreen and Yard House, among others. In addition to the new retail concepts, Edens has revitalized Downtown Palm Beach Gardens with facade work, new decorative elements, landscaping, signage and outdoor furniture at the development’s “Northern Strand” area near the REI and CMX Cinemas. Other improvements include installing five new interactive digital directories and adding a cut-through running east-west through the development.

— By Brian Anderson of CBRE —  Utah’s retail market is shaped by its young population and large households, driving demand for big box stores and quality consumer brands. Utah has the youngest median age of any state in the U.S. by nearly four years, and the largest median household size.  Our retail real estate market mirrors these realities. Large-box grocers and membership warehouses dot the landscape, creating gravity points that draw junior boxes, shops and restaurant users to these neighborhoods. Utah’s household incomes continue to rise, while the per capita income remains average. This has led to a concentration of quality — though not luxury — consumer brands in most retail centers. Despite challenges in construction and finance markets, Utah’s ongoing housing expansion is pushing box users and grocers to open new locations. The Salt Lake and Provo MSAs are expected to see several new big box and large grocery stores, mostly in outlying communities, after a quiet 2023 and 2024. Smaller-format grocers focused on organic food are also in permitting stages in established communities. These new locations will spark competition for restaurant and shop users. Health-conscious brands are expected to take space in desirable centers as 2025 progresses. …

BALTIMORE — MCB Real Estate has added Streets Market, a regional chain of grocery stores, to Reservoir Square, a $170 million mixed-use development underway in Baltimore. The project spans eight acres along the 600-850 block of West North Avenue. MCB is also adding locally based development firm Blank Slate Development to the project team, which includes the state-backed West North Avenue Development Authority. Streets Market will occupy 12,000 square feet on a 1.5-acre parcel that will also house 8,000 square feet of additional retail space. The grocery store is part of Phase II at Reservoir Square, which will include housing, additional retail options and the new 63,000 square-foot home to the Mayor’s Office of Employment Development (MOED), which is slated to open in 2026. Phase I includes for-sale homes currently under construction.

ATLANTA — CCI Real Estate has obtained an $18 million construction loan for a mixed-use development at 740 Techwood Drive, which is on the Georgia Tech campus in Atlanta near Bobby Dodd Stadium. CCI is co-developing the 64,000-square-foot project, which will replace the existing Baptist Collegiate Ministries (BCM) location, with the Georgia Baptist Mission Board. Summerhill CRE arranged the financing through locally based Southern States Bank on behalf of the borrower. Set to break ground this summer and open in summer 2027, the five-story project will offer 12,000 square feet of retail and student gathering space on the ground level, as well as 55 one- and two-bedroom residences, upgraded ministry facilities, an onsite coffeeshop and additional lounge space. CCI is also redeveloping existing BCM locations at the University of Georgia in Athens and Georgia Southern University in Statesboro.

GREENSBORO, N.C. — CBL Properties has announced that four new restaurants and two new retailers will be joining the tenant lineup at Friendly Center, the company’s 1.3 million-square-foot regional retail center located in Greensboro. All four restaurants — Cooper’s Hawk, First Watch, North Italia and French artisan bakery Tous les Jours — as well as LEGO, plan to open by the end of the year, while Rowan anticipates opening this summer. Current tenants at Friendly Center — which comprises more than 140 shops, restaurants and service retailers — include Anthropologie, Pottery Barn, lululemon, Warby Parker, Carhartt, Apple, Williams Sonoma, American Eagle and J. Crew Factory. Last summer, CBL Properties and Davis Moore Capital opened a more than 20,000-square-foot medical office building within the former Macaroni Grill at Friendly Center called Atrium Health Wake Forest Baptist Medical Plaza.

SAN DIEGO — Dwight Mortgage Trust, an affiliate REIT of Dwight Capital, has provided a $48 million construction loan for GH 25, a planned multifamily development in San Diego. CAST Development is the borrower and project developer. The loan will be used alongside sponsor equity to fund construction, establish an interest reserve and cover transaction costs for the borrower. The eight-story project will offer 114 studio, one- and two-bedroom apartments with ceiling heights up to 10 feet, floor-to-ceiling glass windows and private balconies. Onsite amenities will include a seventh-floor amenity terrace with a plunge pool, fire pits, barbecues and lounge areas. GH 25 will also feature 3,250 square feet of ground-floor retail space and commercial space anchored by a restaurant and wine bar concept. TFWA Architects is serving as architect for the project.

WHITTIER, CALIF. — San Juan Capistrano, Calif.-based ALMQUIST will open Rodeo 72, a 20,000-square-foot food hall in Whittier. The food hall is being created in a building that once housed a juvenile correctional facility. Rodeo 72 will contain 15 food-and-beverage concepts, a bar and a community-driven space for live music, local art and pop-up events. Additionally, tattoo studio Grailed Galley will also open inside Rodeo 72. The food hall is scheduled to open Saturday, May 3. ALMQUIST has also developed Rodeo 39 Public Market in Stanton, Calif., and Rodeo at River Street in San Juan Capistrano.

CHARLOTTE, N.C. — Co-owners Parkside Partners and MDH Partners have opened or signed a new round of office and retail tenants at Oakhurst Commons, a 10-acre mixed-use redevelopment underway in Charlotte’s Oakhurst neighborhood on the city’s east side. Thrift Commercial Real Estate Services is leading the leasing assignment for both the office and retail components at Oakhurst Commons. The new concepts joining include Brunches (opening in August), The Health Club (open), Ilios Crafted Greek (open), DreamMaker Bath & Kitchen (no opening date announced), Wildlands Engineering (no opening date announced), Switchyards (open), Made2Move (open) and Moodhouse (open).

Developed by New England Development, Outlets of Des Moines is an open-air lifestyle center that is home to brands such as Ann Taylor Factory Store, Coach Outlet, Gap Factory Store, Polo Ralph Lauren, Nike Factory Store and Michael Kors Outlet.

AVE MARIA, FLA. — Barron Collier Cos. will soon open Midtown Plaza at Ave Maria, a 21,000-square-foot retail center located at 5360 Ave Maria Blvd. in Southwest Florida. Set for a grand opening event on May 17, the retail property is situated on the east side of Collier County within the Ave Maria master-planned community. Barron Collier achieved full occupancy at Midtown Plaza with the recent signings and openings of NCH Immediate Care and UMami Asian Fusion. Other tenants include Sunshine Ace Hardware, AM Nails, Cold Stone Creamery and Ledo Pizza. Dunkin’ occupies a corner suite at the property that features a drive-thru.
