LAKE CHARLES, LA. — Fast-casual Newk’s Eatery opened its 100th restaurant in Lake Charles on April 4. The restaurant is the first Newk’s franchise location for Southeast Restaurant Group, a New Orleans-based veteran operator of franchise and independent restaurants, and the third restaurant nationwide to feature Newk’s “Generation 2” restaurant design. The Jackson, Miss.-based brand’s newest restaurant marks the halfway point in its aggressive growth plan to open 200 units by 2019. The restaurant is one of 15 units planned by Southeast Restaurant Group for the southwest Louisiana and southeast Texas region over the next seven years. The group’s development agreement complements the brand’s ongoing expansion efforts along the Gulf Coast and is Newk’s largest build-out commitment to date.

KATY, TEXAS — Dallas-based Front Burner Restaurants will break ground on a Whiskey Cake Kitchen & Bar location in Katy at the 120-acre Verde Parc. The 8,500-square-foot restaurant will open this fall and will be situated on a 2.5-acre tract fronting I-10. Whiskey Cake Kitchen & Bar offers entrées like mesquite grilled steak and fish and smoked duck, as well as appetizers like green tomatoes and deviled eggs. The bar is stocked with 24 craft beers, 100 small batch bourbons, whiskeys and scotch and 30 varieties of wine. Whiskey Cake currently operates locations in northwest San Antonio, Plano and northwest Oklahoma City. Parkside NEC Grand Parkway/I-10 Ltd. was the seller. Hugh Ruggles of NewQuest Properties was the deal’s sole broker. Parkside Capital bought the Verde Parc land in January 2014 from Indianapolis-based Simon Property Group.
Joubran Commercial Properties Brokers $2.6M Sale of Restaurant, Parking Lot in Downtown Greensboro

GREENSBORO, N.C. — Joubran Commercial Properties (JCP) has brokered the $2.6 million sale of a 2.4-acre parking lot and 5,500-square-foot restaurant building in downtown Greensboro. JJ Joubran of JCP represented the Atlanta-based buyer, Buckhead Investments LLC, in the transaction. Rich Mossman of CBRE | Triad represented the seller.
WEATHERFORD, TEXAS — Imperium Holdings will develop units totaling 18,000 square feet overlooking the Parker County Courthouse in downtown Weatherford. The company is leasing and targeting several regional restaurants and entertainers for the town square redevelopment project. An average of 33,000 cars pass through the square, located at the intersection of US 51 and US 80, each day. Government, office, education and healthcare services are located on and around the square. Imperium expects to complete planning and leasing of the town square project in the coming months.
COLUMBUS — SRS Real Estate Partners has brokered the sale of a retail property net leased to Champps Americana Restaurant in Columbus for an undisclosed price. The 10,582-square-foot restaurant is situated on two acres at 3993 Morse Crossing. Pickerington Square LP purchased the property, which is an outparcel to a power center. Kyle Stonis, Pierce Mayson, John Topping Jr. and Brad Gibbs of SRS Real Estate Partners represented the sellers, a group of tenant-in-common co-owners, in the transaction. The buyer was self represented.
RICHARDSON, TEXAS — Pei Wei, a fast casual restaurant with an Asian-inspired menu, will open its second location in Richardson on March 28. Pei Wei is now hiring and plans to have a staff of 50 employees. The new Pei Wei location will be located at 1425 E. Renner Road, Suite 610, and will be open from 11 a.m. to 9 p.m. Sunday through Thursday and 11 a.m. to 11 p.m. Friday and Saturday.
GRAPEVINE, TEXAS — The award-wining Perry’s Steakhouse & Grille will open a new location in Grapevine. Once completed in 2017, the 10,000-square-foot restaurant will be located at 2400 W. State Highway 114 and will be the first in Tarrant County. Perry’s owns and operates two other steakhouses in the Dallas metro area — Uptown and Frisco.
Retail and restaurant activity is strong in Houston. The Woodlands, an award-winning master planned community located 27 miles north of downtown Houston, has defied the negative impact of the oil and gas market by staying extremely solid with high occupancy and strong rents. Both retail and restaurants have seen robust growth. “Despite reports of Houston’s economic slowdown, the retail market isn’t fazed by the dropping oil prices,” says CBRE’s Houston retail research report for third quarter 2015. “In fact, construction has increased, national retailers are bullish on the Bayou City and five years of the strongest population gains in the nation are driving healthy retail growth.” Retail occupancy in the Far North sector, including The Woodlands, remains at approximately 94 percent for the third quarter of 2015, according to CBRE. Suburban Expansion While traffic in the Houston area continues to become congested, suburban cities such as The Woodlands offer shoppers and diners almost all of their retail needs within the walls of the community. Residents are finding no reason to leave. Retail in Houston and The Woodlands is limited by supply. FORT WORTH, TEXAS — Marcus Paslay, chef and owner of Clay Pigeon, will open his second restaurant, Piattello Italian Kitchen, this fall in Fort Worth’s Waterside mixed-use development. Piattello will feature a seasonal menu. Paslay’s take on Italian fare will include pastas as well as pizzas from a wood-burning oven. In the mornings, part of the restaurant will be open as Piattello Coffee Bar. The restaurant will span 5,300 square feet with a covered patio. Mitchell Garman Architects of Dallas will design the interior.
ST. CHARLES, ILL. — Adelphia Properties has brokered the sale of a 4,350-square-foot retail building net leased to Gabby’s Kitchen for an undisclosed price. Geneva State Bank sold the property to a local independent restaurant operator. The second-generation freestanding building was built in 2010 and is located at 1650 W. Main St. in St. Charles, approximately 45 miles west of Chicago. George Spirrison and Simeon Spirrison of Adelphia Properties represented both parties in the transaction.
