AUSTIN, TEXAS — Marcus & Millichap has arranged the sale of a 14,039-square-foot net-leased Golden Corral located at 12509 N. Lamar Blvd. in Austin. Douglas Diffie and Bruce Bentley III of Marcus & Millichap’s Austin office marketed the property on behalf of the seller, a limited liability company. The Mansour Group in Marcus & Millichap’s San Diego office represented the buyer, an out-of-state private investor. Built in 2010, Golden Corral is situated on 2.8 acres.
NICHOLASVILLE, KY. — Cypress Property Group has brokered the $2.6 million sale of a 4,850-square-foot Panera Bread restaurant located at 101 Cynthia Drive in Nicholasville. The single-tenant restaurant building is leased to Panera Bread on a triple-net basis. Cypress represented the undisclosed seller in the transaction. The asset sold at a 5.76 percent cap rate, according to Cypress.
NEW YORK CITY — Triangle Equities has broken ground on Lighthouse Point, a $200 million mixed-used project on the St. George waterfront in Staten Island. Triangle, along with its partner, Lubert Adler LLP, secured construction financing for the first phase of development. The project is being financed through a partnership of private and public sector groups, including $30 million of construction loans and tax credit equity from the Goldman Sachs Urban Investment Group, $29 million of construction loans from Citizens Bank, $16.5 million from Empire State Development, $6.2 million of capital from New York City, and joint venture equity from Triangle and Lubert Adler. The first phase, which is slated for completion in 2017, will feature 65,000 square feet of retail and office space, as well as restaurant space, entertainment space and a 12-story residential tower with 116 apartment units. Regus, a shared workspace provider, has signed a 15-year lease to occupy 30,000 square feet of space at the first phase. Following completion of the first phase, Triangle will rehabilitate and repurpose the four historic structures, historic wall and multiple underground vaults currently situated on the site. HADLEY, MASS. — Waterbury, Conn.-based R. Calabrese Agency has arranged the acquisition of a net ground lease for a restaurant building located on Route 9 in Hadley. NF LLC acquired the property from an undisclosed seller for $2.4 million. Situated on two acres, the 7,160-square-foot building is net-leased to Texas Roadhouse. DENTON, TEXAS — Venture Commercial Real Estate’s investment sales team has completed the sale of Lakewood Square, a 14,919-square-foot retail center located on the northeast corner of Teasley Lane and Robinson Road in Denton. Lakewood Square’s tenants include Subway, Vanilla Family Dentistry and Napoli’s Italian Restaurant. SAN MARCOS, TEXAS — Austin-based Tex-Mex chain Chuy’s has signed a lease to open a restaurant in San Marcos. Chuy’s will open in the Springtown Shopping Center, which is receiving a $27.4 million overhaul by Austin-based Endeavor Real Estate Group. The center is located at 205 W. Hopkins St. along I-35. Chuy’s will occupy 6,500 square feet along with and an outdoor patio. Construction will begin in March, with the restaurant opening sometime this summer. RICHARDSON, TEXAS — Good Union Urban BBQ has opened its first location at CityLine, a 186-acre mixed-use project located in the Dallas suburb of Richardson. The restaurant is located on the street level of One CityLine at 1150 State Street, and serves Texas barbecue favorites like USDA prime brisket, pork, sausage, ham, turkey and ribs. Patio seating is available facing the central plaza of the development, allowing guests to enjoy live music and events planned by CityLine. Other recent openings at the development include Nestle Toll House Café by Chip, Top Pot Doughnuts & Coffee, Red Mango, Starbucks Coffee and Tom+Chee. Whole Foods Market, Bite City Grill, Coal Vines, Edoko Sushi and Robata, Fernando’s, Jasper’s and Tricky Fish are scheduled to open at the CityLine later this year.
INDIO, CALIF. — Dickey’s Barbecue Pit is set to open its 100th California location. Dickey’s already has more than 530 locations in 43 states. After Texas, California has the most Dickey’s locations. Owner/operators Michael and Margarita Tucker currently own the Dickey’s Barbecue Pit location in La Quinta and have signed a development agreement to open three more stores in Indio, Moreno Valley and Redlands in 2016.
KATY, TEXAS — Preparations are underway to launch a new concept of Hungry’s Café & Bistro, a dining venue with locations around Houston. Neima Sharifi and Sherbim Sharifi, nephews of Hungry’s original founder, are planning a mid-March opening for Local Table by Hungry’s in Villagio Town Center, where the company has leased 4,558 square feet of restaurant space. The Sharifi brothers have leased the last retail vacancy in Villagio Town Center, which is located at 22756 Westheimer Parkway in Katy. The 107,119-square-foot project’s office component is nearly 100 percent leased, with just 2,000 square feet of shell space available. Rachael Keener of NewQuest Properties represented the landlord, Villagio Investment Holdings, and also served as Hungry’s tenant representative. The prototype restaurant will include an inside bar plus a patio that opens to the courtyard. The Local Table site search had concentrated on Katy and The Woodlands. Local Table will include take-out and delivery service at lunch and casual dinner dining.
