BROWNSVILLE, TEXAS — Hunington Properties Inc. has arranged the sale of a 4,826-square-foot Burger King restaurant located at 925 US-77 in Brownsville. The restaurant was rebuilt in 2014. The tenant is one of the largest franchisees in the Burger King system, operating 275 Burger King restaurants in Texas and Florida. The tenant occupies the property subject to a long-term triple net lease.
BROWNSVILLE, TEXAS — The Silver Group has arranged the sale of a single-tenant Burger King restaurant located at 925 U.S. Highway 77 in Brownsville. The freestanding 4,826-square-foot building is 1.5 years old and it replaced an older building that had become obsolete. At closing, the remaining triple-net lease term was 18.5 years. The investor acquired the asset to complete a 1031 tax-deferred exchange. Barry Silver of The Silver Group represented the out-of-state investor.
LEXINGTON, KY. — Shake Shack, a popular burger restaurant that began as a hot dog cart in New York City in 2001, plans to open its first Kentucky eatery in Lexington. The restaurant will join the tenant roster of The Summit at Fritz Farm, a mixed-use food hall development that will feature national retailers, chef-driven restaurant concepts, Class A office space, a boutique hotel and upscale apartment residences. The project is set to open in March 2017. The one-level, 3,000-square-foot Shake Shack will anchor The Green, a communal area of the development. Other retailers joining Shake Shack include Whole Foods Market, Kendra Scott, J. McLaughlin, Brooks Brothers, Pottery Barn, J. Alexander’s, Babalu Tacos & Tapas, Steel City Pops and Arhaus.
EVESHAM, N.J. — RD Management LLC has unveiled its redevelopment plans for The Shoppes and Residences at Renaissance Square, located on Route 70 in Evesham. Formerly known has Tri-Towne Plaza, the center offers 112,245 square feet of mixed-use space. The redevelopment includes the addition of five buildings, containing 338 apartments; an open space with jogging paths, walkways and a pond; new signage; upgrades to the retail portion; and the addition of new retail and restaurant facilities to the existing space. The development is scheduled to commence in spring 2016.
SAN FRANCISCO — The Grove has signed a lease for 3,650 square feet of space at One Henry Adams, an apartment community located on Townsend Circle in Showplace Square in San Francisco. One Henry Adams and the new restaurant location are slated to open in the fourth quarter of 2016. Owned by Equity Residential, the 241-unit apartment community offers 8,600 square feet of retail space.
DALLAS — Bright Realty has brokered the lease for a new Wingstop in Dallas. The 1,781-square-foot restaurant will be located at the intersection of Preston Road and Frankford Road. Britton Lankford of Bright Realty represented the tenant in the transaction.
HOUSTON — Houston-based Baker Katz has completed a 7,000-square-foot lease on behalf of Uncle Julio’s. Uncle Julio’s will be located near the intersection of I-10 West and Westgreen Boulevard. The restaurant serves Mexican food, and the opening is slated for Feb. 15, 2016. Jason Baker of Baker Katz represented Uncle Julio’s in the transaction. Vincent Giammalva of Giammalva Interests represented the undisclosed landlord. Founded in 1986, Uncle Julio’s has grown to include more than 20 locations in the U.S.
EAST PEORIA, ILL. — Marcus & Millichap has brokered the sale of a 5,829-square-foot property net leased to Applebee’s for $2.5 million in East Peoria. The building is located at 900 Riverside Drive and was renovated in 2015. The property sits on an outparcel to a Walmart and Lowes. Matthew Wenger and Dominic Sulo of Marcus & Millichap represented both undisclosed parties in the transaction.
RESTON, VA. — Comstock Partners LLC has signed a roughly 10,000-square-foot lease with Farmers Restaurant Group (FRG) for restaurant space at Reston Station, a transit-oriented, mixed-use development located in the Washington, D.C., suburb of Reston. FRG’s Founding Farmers, an American eatery serving farm-to-table food, plans to open its new restaurant at Reston Station in late 2016. Currently under construction, Reston Station will serve as the gateway to the Wiehle Reston-East Metro Station and the terminus of Phase I of Metro’s new Silver Line.
DALLAS — Mellow Mushroom is opening a new location at 2326 N. Henderson Ave. in Dallas. The 5,628-square-foot, freestanding pizza restaurant is anticipated to open in spring 2016.
