700 and 800 Gervais St.

COLUMBIA, S.C. — Arnold Cos. has redevelopment plans for 700 and 800 Gervais St. in Columbia. The retail and entertainment complex is currently home to Tsunami, Rocket Man Piano Bar, Wet Willies and Jillian’s. Arnold Cos. plans to rebrand the complex as West End Alley and connect the complex with a new alleyway, as well as upgrade the façade, upgrade the lighting and add covered outdoor seating in the new alleyway. Arnold Cos. will also bring two new tenants to the complex: Atlanta-based Mexican chain Tin Lizzy’s and City Bar and Fondue. The two restaurants are slated to open in mid-2015. Once a Train Depot building and warehouse, the complex spans 94,000 square feet and features a 478-space parking lot wrapping around the perimeter of the complex. Arnold Cos.’s redevelopment of 700 and 800 Gervais St. will begin in the second quarter of this year.

SCHAUMBURG, ILL. — Mid-America Real Estate Corp. has arranged a retail lease on behalf of Kuma’s Corner in Schaumburg. Kuma’s Corner will occupy 3,747 square feet at Woodfield Village Green, which is located at the intersection of Golf and Meacham roads. Kuma’s is a casual dining restaurant and bar with a heavy metal theme. The new location is expected to open summer 2015. Steve Frishman and Andrew Becker of Mid-America represented the tenant in the transaction. In addition to the Schaumburg lease, Kuma’s operates two existing locations in Chicago, which are located at 2900 W. Belmont Ave. and 666 W. Diversey Parkway.

CANTON, OHIO — Marcus & Millichap has arranged the $1.5 million sale of a Texas Roadhouse ground lease, an 8,000-square foot net-leased restaurant in Canton. The asset is an out parcel to a T.J. Maxx and Burlington Coat Factory-anchored shopping center. Craig Fuller, Erin Patton and Scott Wiles of Marcus & Millichap’s Cleveland and Columbus offices listed the property on behalf of the seller, a New York-based investment group. Fuller, Patton and Wiles also represented the buyer, a California-based investor.

SAN ANTONIO — Austin-based fast casual restaurant Vertskebap will open two locations in San Antonio, with a third location in the works. This is the chain’s first expansion into San Antonio after successful expansions into Dallas and Houston and growth in Austin in 2014. The first location will open in May in the Park North Shopping Center at the southwest corner of Loop 410 and San Pedro Avenue. The second location will open this fall in Alamo Ranch Culebra Market, located at the intersection of Loop 1604 and Culebra Road. Vertskebap is built around döner kebap, a European street food, and is one of the first restaurants to bring döner kebap to the United States. Vertskebap restaurants are designed by Austin-based architect Michael Hsu. CBRE represented Vertskebap on site selection and lease negotiations in San Antonio. John Heffington of CBRE’s Austin office is the master broker for Vertskebap.

RICHARDSON, TEXAS — Regency Centers has signed several new tenants that will open in 2016 at CityLine Market located in Richardson. Anchored by Whole Foods Market, the new tenant lineup at CityLine includes Taco Diner, Luna Grill, Modmarket, Pei Wei, Smashburger, 18|8 Fine Men’s Salon, Massage Envy Spa, CityLine Dental, The Joint Chiropractic and Luxx Lash’s beauty studio. CityLine Market will serve as the second-largest employment center in the Dallas/Fort Worth metro area with major employers including State Farm Insurance, Raytheon, AT&T, The University of Texas at Dallas, Blue Cross and Blue Shield of Texas, Verizon and Cisco Systems. The mixed-use development will join several million square feet of office space, an Aloft hotel, LOOK Cinema and nearly 4,000 new residential units. The project is located near the George Bush turnpike and within walking distance of the DART light rail stop.

SAN DIEGO — Solana Beach Pho Bar & Grill, a Vietnamese restaurant, has signed a 2,881-square-foot lease at 1005 Rosecrans St. in San Diego. The landlord is OliverMcMillan Rosecrans LLC. The lease is for 10 years with a consideration of $1.1 million, according to Flocke & Avoyer Commercial Real Estate. Steve Avoyer, Matt Peckham and Michael Stuhmer of Flocke & Avoyer Commercial Real Estate represented OliverMcMillan Rosecrans in the transaction. Jose Bravo of Vanguard Resource Group represented the tenant.

MANSFIELD, TEXAS — The Woodmont Co. has arranged a ground lease with Raising Cane’s Chicken Fingers at Mansfield Town Center. Raising Cane’s is a restaurant chain offering chicken fingers as its only main course. Raising Cane’s expects to open their 2,650-square-foot restaurant this summer. Bryan Dyer of The Woodmont Co. represented the owner of Mansfield Town Center, Kossman Development Co, in the transaction. Kevie Beard of Venture Commercial represented the unnamed tenant. Mansfield Town Center is located at the intersection of U.S. Highway 287 and Cooper Street in Tarrant County. The center is 96 percent leased and boasts more than 40 retailers.

The Grand at Midtown Charleston

CHARLESTON, S.C. — NAI Avant has secured retail tenants for all five available suites in The Grand at Midtown, a mixed-use apartment community located at the corner of Meeting and Spring streets in downtown Charleston. King of Pops, a gourmet popsicle company, and an unnamed retailer will join existing retailers Edward Jones, Bull Street Market and CHS Revolution at the property, which was formerly known as Elan Midtown. Phillipa Ward of Arthur Ravenel Commercial Realty represented King of Pops in the 615-square-foot lease transaction. Amanda Reeves of Lee & Associates represented the unnamed retailer in the 1,575-square-foot lease deal. Scott Peevy and Ruth Marie Embler of NAI Avant represented the landlord, Meeting Street Realty Co., in the lease negotiations.

THE WOODLANDS, TEXAS — Cyclone Anaya’s Mexican Kitchen and Nick’s Fish Dive & Oyster Bar will open at 20 Waterway Ave. in The Woodlands. Cyclone Anaya’s Mexican Kitchen has leased 4,222 square feet for a Mexican food restaurant with an expected opening date set for the beginning of April. Nick’s Fish Dive & Oyster Bar has leased 3,568 square feet for its new restaurant. Nick’s is anticipated to open in April. The corporate offices of Cyclone Anaya represented the restaurant in the transaction, while AM Restaurant Inc. and Claudia Leonardo represented Nick’s Fish Dive & Oyster Bar. Rip Reynolds of The Howard Hughes Corp., represented The Woodlands Development Co. in both leases.

CHICAGO — Tokyo-based restaurant chain Gyu-Kaku will open its second Chicago location after signing a 10-year lease for 2,800 square feet at 1364 W. Randolph St. in the West Loop. Lee Ffrench of @properties Commercial represented Gyu-Kaku in the transaction. Elan Rasansky of RKF represented the landlord, Harrison Jones. The Japanese barbecue restaurant has more than 700 locations worldwide, including more than two-dozen in North America. In 2011, the company opened its first Chicago location at 210 E. Ohio St., just off the Magnificent Mile. Gyu Kaku’s new location is at the northeast corner of Randolph and Ada Streets, in an area of the West Loop known as Restaurant Row.
