The property is located at 1808 S. Arlington Heights Road. The building includes a drive-thru. The location is a retrofit of an existing building that includes a new 10-year corporate lease with Starbucks Corp. Austin Weisenbeck, Aaron Baum and Sean Sharko of Marcus & Millichap’s Chicago Oak Brook office represented the seller, a local developer.

ROCHESTER, MINN. — Marcus & Millichap has brokered the $795,000 sale of O’Reilly Auto Parts, a 5,600-square foot net-leased property located in Rochester. The property is located at 2610 Broadway Ave. N. Adam Prins, Matthew Hazelton and Mike Marzinske of Marcus & Millichap’s Minneapolis office represented the seller, a limited liability company.
ROYAL OAK, MICH. — Colliers International has arranged the lease of a 6,000-square-foot building in Royal Oak. Crispelli’s Bakery and Pizzeria is leasing the space, which is located at 931 N. Main St. The company plans to use the former veterinary hospital as a French bakery and commissary. Renovations have begun and the restaurant plans to open in March 2015. Kent Butler of Colliers International represented the landlord, Royal Oak Enterprises LLC.
AUSTIN, TEXAS — ATCO Properties & Management has acquired 1300 Guadalupe St. in downtown Austin, and has sold the Crossroads Center for an undisclosed amount. The property at 1300 Guadalupe is a fully occupied, 45,000-square-foot commercial office building located two blocks west of the Texas State Capitol. The property includes tenants such as projekt 202, Snow Software, Noack Little Architecture and Honeywell International Inc. ATCO has also closed on the sale of the 100,000-square-foot Crossroads Center. Steve Durhman of Durhman and Bassett represented the buyer, Jay Kaplan. The property is 96 percent occupied by tenants including Chili’s, West Marine, Pluckers Wing Bar, Make It Sweet, Subway and Cycle Gear.
FORT WORTH, TEXAS — The Cheesecake Factory will open a new location in downtown Fort Worth’s Sundance Square on Dec. 9. The new restaurant, located at 455 Commerce St., will include an 8,700-square-foot dining room with seating for up to 230 people. The restaurant is expected to bring a total of 245 new jobs and $10 million in annual revenue.
HOUSTON, CORPUS CHRISTI, CYPRESS, HUNTSVILLE & SPRING, TEXAS — Baker Katz has arranged the lease of five Chipotle locations in Texas. The restaurants range in size from 2,000 to 3,000 square feet. The Chipotle restaurants are located in Corpus Christi, Houston, Cypress, Huntsville and Spring.
ODESSA, TEXAS — Marcus & Millichap has arranged the sale of Jack in the Box, a 3,189-square-foot, net-leased restaurant property located in Odessa. Jason Vitorino, Jared Aubrey and Adam Gottschalk of Marcus & Millichap’s Dallas office marketed the property on behalf of the seller, a limited liability company. The team also procured the buyer, an out-of-state limited liability company. The agents negotiated a new lease between the buyer, seller and new franchisee. Jack in the Box is located at 2672 N. County Road, just south of Kermit Highway. The property was built in 2009 and sits on half an acre.
PRG Investments Brokers Sale-Leaseback of Three Restaurants in Kentucky, South Carolina

LOUISVILLE, KY. — Louisville-based PRG Investments has brokered the sale of three restaurants in Kentucky and South Carolina. PRG brokered the sale-leaseback of two Raising Cane restaurants in central Kentucky: 551 Keene Center Drive in Nicholasville and 2555 Nicholasville Road in Lexington. Fred Sutterlin and Reed Weinberg of PRG represented the buyer, an individual investor based in Louisville, in the transaction. David Graves of Cypress Property Group represented the seller. Sutterlin also brokered the franchise sale-leaseback of a Dunkin’ Donuts located at 754 Folly Road in Charleston, S.C. on behalf of the buyer, a private investor based in Louisville.
A blistering cold winter lingered into the late spring and left the commercial real estate market in the Grand Traverse region frozen. Businesses waited for the market and the temperatures to thaw, and a third-quarter surge has activity back on track. From Jan. 1 through Sept. 30, property sales totaled $10.3 million and 221,136 square feet, including 118,515 square feet of industrial/warehouse buildings, 79,463 square feet of professional/medical office space, and 23,158 square feet of retail/restaurant space. That‘s slightly ahead of last year’s pace. During the first three quarters of 2013, property sales totaled $9.9 million and 207,845 square feet, including 121,469 square feet of industrial/warehouse buildings, 44,160 square feet of professional/medical office space, and 42,216 square feet of retail/restaurant space. The office sector posted about a 9 percent increase in the average sales per square foot during the first three quarters of 2014, while the industrial warehouse market recorded an increase of approximately 5 percent. MORRISTOWN, N.J. — Hollister Construction Services has completed the transformation of Vail Mansion into Jockey Hollow Bar & Kitchen in Morristown.
