FORT WORTH — Chef Jon Bonnell of Bonnell's Fine Texas Cuisine will open Waters, Bonnell's Fine Coastal Cuisine, a 7,775-square-foot upscale restaurant, in the West 7th mixed-use development in Fort Worth. The property will be located at 2901 Crockett St., and the opening is slated for February 2013. Rodger Chieffalo of Chiefallo Realty, along with Frank Bullock and Carey Shagets of SRS Real Estate Partners, represented the landlord, Cypress Equities, in the lease transaction. Attorney Jack Larson represented the tenant.

ALLEN — San Antonio-based Taco Cabana has opened a new location at 810 W. Stacy Road in Allen. Sprinkle & Co. Architects handled the restaurant's redesign. There are currently more than 156 Taco Cabanas operating in three states.
HOUSTON — Marcus & Millichap has arranged the sale of a 2,520-square-foot retail property net-leased to Whataburger, located at 17234 NW Freeway in Houston. Whataburger has operated the site, which is an outparcel of the 200,000-square-foot Northwest Village, for 24 years. Vincent Knipp of Marcus & Millichap's Fort Worth office represented the seller, a Colorado-based limited liability company, in the transaction. The buyer was a California-based partnership.
WYLIE — Rosa's Cafe and Tortilla Factory has broken ground on a 7,000-square-foot restaurant, located in the Woodbridge Crossing development in Wylie. The restaurant will be Rosa's Cafe's 30th location. The new Rosa's Cafe is part of a new wave of retailers coming to Woodbridge Crossing, including Ross Dress for Less, Rack Room Shoes and Rue 21. Direct Development owns Woodbridge Crossing and Super Target and Kohl's anchor it.
RICHARDSON — Murphy-based A&S Ellington Properties has recently purchased a 1.29-acre tract of land at the northwest corner of Campbell Road and Lake Park Boulevard in Richardson for the development of a Chicken Express restaurant. Rick Ikeler and Brad Gibbs of SRSRE Partners represented the buyer in the transaction. Daniel Harris of Henry S. Miller Brokerage's Dallas/Fort Worth office represented the seller, H-H Retail. The buyer plans to break ground on the new Chicken Express this summer and deliver it by December 2012.
SPRING — Fuddruckers has opened a 3,700-square-foot restaurant, located at 7724 Louetta Road in Spring. Fuddruckers now has 54 stores in Texas. Luby's Inc. is operating the new restaurant, which will feature a produce bar and the Coca-Cola Freestyle system.
HOUSTON — Marcus & Millichap has arranged the sale of a 1,504-square-foot retail property, located at 17500 NW Freeway in Houston, which is ground leased to Pizza Hut. Vincent Knipp of Marcus & Millichap's Fort Worth office represented the seller, a limited liability company, in the transaction. Glen Kunofsky and Judson Kauffman of Marcus & Millichap's Manhattan office represented the buyer, an individual trust. Pizza Hut has operated the location since 1991 and recently extended its lease on the property by 10 years.
ARLINGTON — John T. Evans Co. has brokered the sale of the former Buck 'N' Loon's, an 11,000-square-foot, free-standing restaurant property, located at 3517 S. Cooper St. in Arlington. Mike Sandel and Craig Johnson of John T. Evans Co. represented the buyer, T&T Realty Corp., and the seller, Zions Bank, in the transaction.
DALLAS — Nodding Donkey, Torchy's Tacos and World of Beer have signed leases at BLVD, a new mixed-use development at SMU Boulevard and Greenville Avenue in Dallas. BLVD, which features 417 residential units and 9,100 square feet of retail space, is now fully leased. A joint venture between Prescott Realty Group, AREA Property Partners and Northwestern Mutual owns the project. United Commercial Realty represented Nodding Donkey in its lease transaction, Jamie Streeter of Princeton Partners represented Torchy's Tacos and Steve Ewing and Tyler Grisham of Edge Realty Partners represented World of Beer.
DALLAS — Seasons 52 is opening its first Dallas location at NorthPark Center, an upscale mall located at 8687 N. Central Expy. The 8,999-square-foot restaurant will be located between Neiman Marcus and Dillard's. Kelly Hampton and Larry Leon of Venture Commercial represented the tenant in the lease transaction. NorthPark Center was self-represented by Derek Wood. The new restaurant is slated to open in the fall.
