HOUSTON — Marcus & Millichap has arranged the sale of a 1,504-square-foot retail property, located at 17500 NW Freeway in Houston, which is ground leased to Pizza Hut. Vincent Knipp of Marcus & Millichap's Fort Worth office represented the seller, a limited liability company, in the transaction. Glen Kunofsky and Judson Kauffman of Marcus & Millichap's Manhattan office represented the buyer, an individual trust. Pizza Hut has operated the location since 1991 and recently extended its lease on the property by 10 years.

DALLAS — Nodding Donkey, Torchy's Tacos and World of Beer have signed leases at BLVD, a new mixed-use development at SMU Boulevard and Greenville Avenue in Dallas. BLVD, which features 417 residential units and 9,100 square feet of retail space, is now fully leased. A joint venture between Prescott Realty Group, AREA Property Partners and Northwestern Mutual owns the project. United Commercial Realty represented Nodding Donkey in its lease transaction, Jamie Streeter of Princeton Partners represented Torchy's Tacos and Steve Ewing and Tyler Grisham of Edge Realty Partners represented World of Beer.

DALLAS — Seasons 52 is opening its first Dallas location at NorthPark Center, an upscale mall located at 8687 N. Central Expy. The 8,999-square-foot restaurant will be located between Neiman Marcus and Dillard's. Kelly Hampton and Larry Leon of Venture Commercial represented the tenant in the lease transaction. NorthPark Center was self-represented by Derek Wood. The new restaurant is slated to open in the fall.

HOUSTON AND SAN ANTONIO — Dunkin' Donuts has signed a multi-store development agreement with three franchise groups to develop 25 new restaurants in Houston and San Antonio. 521 Interests plans to develop 16 restaurants in Houston, with the first restaurant planned to open in 2013 and the remainder by 2018. David Greenberg and Stephen David of 521 Interests will head the development. Rick Molina and Guy Ellison plan to develop five restaurants in San Antonio, with the first restaurant to open later this year and the remainder by 2016. Kishore Samtani plans to develop four restaurants in San Antonio, with the first restaurant to open in 2013 and the remainder by 2016.

SAN ANTONIO — San Antonio-based SWBC has purchased the remaining interest in Dallas-based Royalton Real Estate Capital. The new name of the company will be SWBC Real Estate, and it will continue to focus on investing, acquiring and developing commercial real estate properties, especially multifamily, in San Antonio, Dallas/Fort Worth, Austin and Houston.

HOUSTON — Qdoba Mexican Grill will soon open a 2,667-square-foot restaurant in the 58,279-square-foot HEB Clear Lake shopping center, located near the intersection of Bay Area Boulevard and El Camino Real in Houston. H-E-B Grocery anchors the center, which is currently 89 percent leased to tenants including Papa John's Pizza, Darque Tan, State Farm Insurance and GNC. Ryan Orr of Houston-based Read King represented the tenant in the lease transaction. The landlord, Henry S. Miller Brokerage, was self-represented by Shawn Ackerman and Jason Du of the firm's Houston office.

DALLAS AND FORT WORTH — Dunkin' Donuts has partnered with former Dallas Cowboys quarterback Troy Aikman and Dallas Cowboys owner Jerry Jones to open 50 Dunkin' Donuts locations in the Dallas/Fort Worth area during the next 5 years. There are currently 19 restaurants in the north Texas area. Under the agreement, Dunkin' Donuts, Jones and Aikman will share ownership of the 50 new locations and 11 of the existing 19 locations. Dunkin' Donuts will operate all 69 locations, while Aikman, Jones and Dunkin' Donuts are jointly responsible for strategic planning, expansion and marketing.

GARLAND — Addison-based Razzoo's has opened a new 6,500-square-foot Razzoo's Cajun Cafe at the Firewheel Town Center, an open-air shopping center located on the northeast corner of the President George Bush Turnpike and Highway 78 North in Garland that features anchors Macy's, Dillard's and an AMC Movie Theatre. The restaurant is the company's 14th location in Texas. Dallas-based Zero 3 designed the restaurant while Lewisville-based Strong Group served as the contractor. Brian Glaser of The Weitzman Group's Dallas/Fort Worth office represented the tenant in the lease transaction.
