NEW YORK CITY — Livingston, N.J.-based Jarmel Kizel Architects & Engineers is completing design and structural engineering work for a new 7,300-square-foot T.G.I. Friday’s restaurant, located at 1780 Gun Hill Rd. in the Bronx, New York City. The restaurant will be able to seat 330 and completion is scheduled for this month. Jarmel Kizel is working with the franchise owner, Livingston-based Briad Group, as well Vornado Realty Trust, the owner of the shopping center in which the new restaurant will be located. T.G.I. Friday’s will be occupying a pad site. Jarmel Kizel has worked with Briad Group on 20 Friday’s locations in New Jersey, New York, Connecticut, California and Arizona.

LEVITTOWN, PA. — Sonic, the largest drive-in restaurant chain in America, officially opened for business at Levittown Town Center in Levittown. The restaurants 5,000-square-foot stand-alone store joins other retailers such as Home Depot, Wachovia, and Taco Bell at the 468,675-square-foot retail center. Owned by DLC Management Corp., the center is approximately 85 percent leased. Additional retailers opening this summer include Wal-Mart Supercenter, Ross Dress for Less, Advance Auto Parts, Famous Footwear, Dollar Tree, Deb Shops, GameStop, Sally Beauty, CiCi’s Pizza and many more. Levittown Town Center is slated for completion this summer.
DALLAS — Centro Properties Group has leased 4,231 square feet within Skillman Abrams, a shopping center located in Dallas, to Stone Elephant, a bar and grill. The space is situated at the intersection of Skillman Street and Abrams Road near East Northwest Highway. Marcia Minton provided in-house representation for Centro in lease negotiations. The tenant was represented by James Hartsough of Dallas-based Swearingon Real Estate. Terms of the lease were not released.
MISSOURI CITY, TEXAS — Restaurant Frenchy’s Chicken has signed a new lease for 2,800 square feet at the corner of Highway 6 and FM 1092 in Missouri City. Matt Keener, Russell Janicek and Mark Raines of CB Richard Ellis represented the tenant in lease negotiations. Rodney Lerner of Rodney Lerner Realty represented the landlord, SDI Realty. Terms of the lease were not disclosed.
DALLAS — Marcus & Millichap has brokered the sale of a 3,000-square-foot Wendy’s restaurant located in Dallas. The restaurant is situated on 0.8 acres at 4018 Lemmon Ave. Wendy’s is occupying the property under a new 20-year lease. Glen Kunofsky and Russell Wachtler of Marcus & Millichap’s Manhattan, New York City, office, along with Jason Vitorino of the firm’s Dallas office, marketed the property on behalf of the seller, a fund manager. Vincent Knipp of Marcus & Millichap’s Fort Worth, Texas, office secured and represented the buyer, a limited liability company. The property traded at a 6.88 percent capitalization rate.
HOUSTON — Buffalo Wild Wings Bar & Grill has leased space at Greenway Commons in Houston for a new restaurant. It will occupy 5,800 square feet at the center, which is located at the corner of Weslayan Street and Richmond Avenue, near Greenway Plaza. Alex Makris and Jazz Hamilton of CB Richard Ellis represented the landlord, Dallas-based Trammell Crow Co. The tenant was represented by Matt Keener, Russell Janicek and Mark Raines, also of CB Richard Ellis. The restaurant’s opening date was not released.
PASADENA, TEXAS — El Rincon Guanaco Restaurant has opened a 3,136-square-foot location within Parkview West, a retail property located at the corner of Blueberry Lane and Spencer Highway in Pasadena. Kay Walker of Centro Properties Group provided in-house representation on behalf of the landlord in lease negotiations. Terms of the lease were not disclosed.
HOUSTON AND THE WOODLANDS, TEXAS — The Houston office of CB Richard Ellis (CBRE) has arranged two Texas restaurant leases. In Houston, Ruby Tequila’s Mexican Kitchen signed a lease for 6,800 square feet within Commons at Willowbrook, a retail property located at the corner of FM 1960 and Highway 249, across from Willowbrook Mall. CBRE’s Alex Makris, Jazz Hamilton and Matt Keener represented the landlord, Commons at Willowbrook Inc. The tenant was represented by Greg Slusky of The Retail Connection. Makris, Hamilton and Keener were also involved in the leasing of 6,000 square feet of space at Woodlands Plaza, located at 30420 FM 2978 in The Woodlands, by San Miguel de Allende Bar & Grill. The trio represented the landlord, OP1-Reno LP. The tenant was represented by Gabriel Medina of Keller Williams. Terms of both leases were not disclosed.
CARLISLE, PA. — Wolfe & Shearer Realtors completed the sale of the former Red Devil Restaurant & Lounge, located at 14-16 N. Pitt S. in Carlisle. The buyer, Bruges Properties, plans to renovate the property and open a fine dining restaurant this summer. Bill Shearer of Wolfe & Shearer represented the buyer. The undisclosed seller was represented by Wayne Deakin, also of Wolfe & Shearer. The purchase price was not disclosed.
SPRING, TEXAS — The Houston office of Stan Johnson Co. (SJC) has completed the sale of an approximately 1.9-acre ground lease, located at the northwest corner of Interstate 45 and Louetta Road in Spring, for $1.61 million. The property currently contains an 8,000-square-foot Cheddar’s Casual Café restaurant. SJC’s Daniel Herrold and Hunter Haggard represented the seller, Houston-based Louetta Towne Center Ltd. Jay Levelll of Charlotte, N.C.-based Berkeley Capital Advisors represented the buyer, a New York-based individual investor participating in a 1031 exchange.
