NEW YORK CITY — BCD has represented Five Guys Burgers and Fries in a new lease transaction. Located at 690 Third Ave. in Manhattan, New York City, the 1,700-square-foot property is the restaurant’s fourth Manhattan location. The chain plans to aggressively expand throughout 2010. Alexandra Turboff of BCD represented Five Guys, and Ron Longstreet represented the landlord, Solil Management.

CLAYTON, N.C. — LSF5 has sold a Lone Star Steak House restaurant to an undisclosed party for an undisclosed amount. The property is located at 13049 U.S. Highway 70 West in Clayton. Morrison Divine of Sperry Van Ness’ Raleigh, N.C., office and Kase Abushark of the firm’s Irvine, Calif., office represented the seller; Charlie Barzola of Raleigh-based Commercial Carolina represented the buyer.

DALLAS — Hard Rock Café Dallas is set to officially opens its doors at the Victory Park urban mixed-use development in Dallas on July 15. The 8,900-square-foot location features a 265-seat restaurant and an outdoor dining area with patio seating for 40, as well as a Rock Shop selling Hard Rock’s merchandise. The café was constructed with a “Lucid Dream” design aesthetic, which features uncommon materials that diffuse, project and absorb light. Hard Rock Café Dallas is located at 2211 N. Houston St., at the southern end of Victory Park.

NEW YORK CITY — The Kaufman Organization recently negotiated a 16-year, 5,000-square-foot lease at 470 Seventh Ave. in Manhattan, New York City, for JPD Restaurant Group. ?JPD plans to open a Pig n’ Whistle Irish pub at the location. Located in the Garment District, the 14-story building was built in 1924 and contains 74,000 square feet. The terms of the lease were undisclosed, but the asking rent for the space was $150 per square foot. Other tenants in the building include Ambient Group LLC, David Tutera, Inc., and Sabara Global Consumer Products. Grant Greenspan, Michael Kaufman, and John Schiliro of the Kaufman Organization represented both the landlord and tenant in the transaction.

AVENEL, N.J. — Subway has signed on for space at Delco Plaza in Avenel. The 77,928-square-foot neighborhood shopping center is now 100 percent leased. Delco Plaza is located on St. Georges Avenue (Route 35) at Peach Street. Other tenants at the shopping center include Pathmark, Boston Market, Photo Time, Crystal Vision, Golden Touch Jewelers, 99 Cent Max, Hair Designs, BuyRite Liquors, Beauty Castle, Radio Shack, Bank of America, pizza and Chinese restaurants and a nail salon. Ethan Goldsmith of Levin Management Corp., the exclusive leasing and managing agent for the property, brokered the 800-square-foot commitment.

BLOOMFIELD, N.J. —Zeytinia Fresh Made has opened at the BroadAcres office park, located in Bloomfield. The restaurant will occupy 1,727 square feet of space on the ground floor of 200 Broadacres Dr. It will feature dining inside and outside on an adjacent patio, as well as catering for tenants of the office park. BroadAcres is a 20-acre office park situated near the Garden State Parkway. It comprises 360,000 square feet of Class A office space in a park-like setting. It is owned by Prism Capital Partners.

DES PERES, MO. – Marcus and Millichap has brokered the sale of El Torito Restaurants dba Casa Gallardo in Des Peres for approximately $1.98 million. The property, located at 12796 Manchester Rd., is a single-tenant restaurant totaling 9,709 square feet. Marcus and Millichap’s Gregory Tobben, based in the firm’s St. Louis office, represented the seller, a limited liability corporation.

NEW YORK CITY — Livingston, N.J.-based Jarmel Kizel Architects & Engineers is completing design and structural engineering work for a new 7,300-square-foot T.G.I. Friday’s restaurant, located at 1780 Gun Hill Rd. in the Bronx, New York City. The restaurant will be able to seat 330 and completion is scheduled for this month. Jarmel Kizel is working with the franchise owner, Livingston-based Briad Group, as well Vornado Realty Trust, the owner of the shopping center in which the new restaurant will be located. T.G.I. Friday’s will be occupying a pad site. Jarmel Kizel has worked with Briad Group on 20 Friday’s locations in New Jersey, New York, Connecticut, California and Arizona.
