LAS VEGAS — Dennis Vaccaro and Matthew Mousavi of Faris Lee Investments represented the sellers, Innovative Property Partners and Visionary Partners, in the disposition of two Del Taco restaurant properties in Las Vegas. Arizona-based Jang Family Trust acquired the properties for $3.75 million or approximately $731 per square foot. The transaction includes a 2,308-square-foot Del Taco located at 5226 S. Boulder Highway, and a 2,820-square-foot Del Taco located at 4380 N. Nellis Blvd. Marcus & Millichap represented the buyer in the deal.

NEW YORK CITY — Grimaldi’s, a brick-oven pizzeria, is opening its first location in Manhattan, New York City. The new restaurant will be located at the Rockrose Development Corp.-owned 135 John Street. Construction for the new 5,500-square-foot store is slated to begin this month with an opening set for the end of the year. The space will comprise three floors, a cellar and rooftop dining. The project is being designed by architect Julio Leder-Luis of Leder-Luis Building Designs. One of the unique elements Leder-Luis will be implementing is a glass-front elevator that will go from the street to the roof-top dining area. The space is being leased for a 15-year term with a 5-year option. Winick Realty Group brokered the Manhattan deal. Grimaldi’s also plans to open another location next to 200 Water Street, a 32-story residential rental building also owned by Rockrose. Currently with locations in Brooklyn, Queens, Garden City (Long Island), Hoboken and throughout the Southwest, the Manhattan restaurant will be the 16th Grimaldi’s to open nationwide.

WOODBRIDGE, N.J. — The Shannon Rose Irish Pub has opened its doors at St. Georges Crossing in Woodbridge. The new establishment represents the second location for the authentic Irish restaurant/pub; the original eatery is located in Clifton, N.J. Levin Management Corp. is the property’s leasing and managing agent. As part of a larger renovation, Levin converted the space, a former movie theater, for multi-tenant retail use, updated the exterior and created a new landscaping plan. The restaurant’s inviting façade features bold colors and downtown Dublin charm. Located on US 1 and 9, at the intersection of heavily traveled Route 35, and long a key regional shopping destination, St. Georges Crossing is anchored by a 91,000-square-foot ShopRite supermarket. Other tenants include P.C. Richard & Son, PETsMART, Taco Bell, Bertucci's, Wine Country, Pier 1 Imports, Golf Galaxy and GameStop.

FRISCO, TEXAS — Construction is currently under way for the expansion of Bonnie Ruth’s Café Trottoir et Patisserie, a restaurant located within The Shops at Starwood in Frisco. Bonnie Ruth’s will expand into an adjacent 2,137-square-foot vacant space. The expansion will contain additional bar seating, a private dining area for groups, a take-out area and an expanded bakery. Construction is slated for completion in September. The restaurant will add a breakfast menu to its offerings to coincide with the expansion. The Shops at Starwood is a mixed-use center located at the intersection of the Dallas North Tollway and Lebanon Road. Phase III of the project is scheduled to break ground in 2009.

HOUSTON — CB Richard Ellis (CBRE) has brokered the sale of approximately 1.15 acres of land on Yorktown Crossing Parkway in Northwest Houston. CS Copperfield Ventures, LTD, a Buffalo Wild Wings franchise group, purchased the land from Satya, Inc. Matt Keener, Russell Janicek and Mark Raines of CBRE represented the buyer. Josh Jacobs and Chris Pitts of Page Partners represented the seller.

SANTA ANA, CALIF. — Kevin Boeve of Marcus & Millichap represented the undisclosed California-based seller in the $1.65 million disposition of a 1,800-square-foot single-tenant property, which is located in Santa Ana. The property is currently under an 18.5-year triple-net ground lease to Mangen Group, which operates the property as a Burger King. Richard Longobardo and Charles Shillington of Marcus & Millichap represented the undisclosed buyer in the transaction.

NEW JERSEY — Summit Realty has been appointed the exclusive New Jersey broker for Sarku Japan’s new street development program. The national Japanese QSR chain is looking for 1,600- to 2,000-square-foot locations in Northern and Central New Jersey’s top trade areas. Demographic requirements include 35,000 people within 2 miles, and at least 10,000 daytime workers. The restaurant currently serves more than 20 million customers annually at over 200 restaurants nationwide, offering made to order teriyaki and sushi.

SPRING, TEXAS — The J. Beard Real Estate Company has brokered the purchase of a 31,799-square-foot land parcel, located at the intersection of Sawdust and Grogan’s Mill roads in Spring. The buyer, Gera Investments, plans to build a Burger King on the property. Zach Armstrong of J. Beard represented the seller, Woodforest National Bank. The acquisition price was not disclosed.

NEW YORK CITY — Turin, Italy-based Eataly has leased more than 44,000 square feet of ground floor, lower level and rooftop space at 200 Fifth Ave. in Manhattan for its flagship New York City Marketplace. The new eatery will be located in L&L Holdings’ 850,000-square-foot building Flatiron District Building. L&L is completing a $135 million redevelopment program that includes restoration of the property’s façade and infrastructure. Scheduled to open by next summer, the new store will feature a retail center for Italian wine, a culinary educational center and a boutique eateries. Each retail area will be paired with its own dedicated restaurant that will include a wood-fired pizza and pasta bar, a cheese and salami counter, a steak restaurant, a vegetarian restaurant, a crudo and seafood bar and an Italian bar.
