CLINTON TOWNSHIP, MICH. — Andiamo Pasta & Chops will open at The Mall at Partridge Creek in Clinton Township, a northern suburb of Detroit. The restaurant comes from Michigan-based Joe Vicari Restaurant Group. The concept will be something new for Michigan restaurants, but the idea will be mirrored off Joe Vicari’s Andiamo Italian Steakhouse in Las Vegas. Andiamo Pasta & Chops is slated to open this summer in the 7,670-square-foot space formerly home to Brio Italian Grille at 17430 Hall Road. Renovation plans call for the space to be completely redesigned and reconfigured around a central bar, which will become the centerpiece of the new restaurant. There will also be a lounge area, two dining rooms and a separate banquet area. The Mall at Partridge Creek is a 640,000-square-foot, open-air shopping center that is home to more than 80 stores, restaurants and entertainment sites. The mall is leased and managed by Spinoso Real Estate Group.

SHAWNEE, KAN. — Five Guys will open a 2,300-square-foot restaurant at 10 Quivira Plaza in Shawnee, approximately 10 miles southwest of Kansas City. The location, slated to open in June, marks the 13th restaurant for Five Guys in the Kansas City area. Erin Johnston of Copaken Brooks represented ownership on an internal basis. Five Guys joins other retailers Westlake Hardware, Big Biscuit, Vintage Stock and Price Chopper at the shopping center, which is located on the northwest corner of Shawnee Mission Parkway and Quivira Road.

HEALDSBURG, CALIF. — Gantry has arranged a $7.1 million construction-to-permanent loan for the build-to-suit development of dedicated facilities for Auteur Wines, a vintner-founded winery specializing in Pinot Noir and Chardonnay. Located at 10520 Wohler Road in the Sonoma County city of Healdsburg, the project will include a production winery, tasting room and vineyard on 8.2 acres. Jeff Wilcox and Andrew Ferguson of Gantry’s San Francisco production office represented the borrower, a private real estate investor. The 20-year, construction-to-permanent, fixed-rate loan was provided through one of Gantry’s banking relationships and features an initial interest-only period transitioning to an 18-year amortization.

HOUSTON AND CARROLLTON, TEXAS — Shoo Loong Kan has signed two leases in Texas, marking the first locations in the state for the Chinese hotpot concept. Plans include a 6,213-square-foot restaurant at West on West in Houston, as well as a 6,330-square-foot restaurant in the northern Dallas metro of Carrollton. Michael Pittman II, Michael Burgower and Rachel Granstrom of Cushman & Wakefield represented the tenant in the lease negotiations.

COOS BAY, ORE. — AlpHubbard LLC has purchased a restaurant property, located at 2021 Newmark Ave. in Coos Bay, from Ternik LLC for $1.9 million. Burger King occupies the 2,824-square-foot freestanding drive-thru building, which was constructed in 1992. Todd VanDomelen and Mike Brown of Portland, Ore.-based Norris & Steven Inc. represented the buyer, while Clayton Brown of Marcus & Millichap represented the seller in the deal. Coos Bay is a coastal city approximately 100 miles southwest of Eugene.

LENEXA, KAN. — Copaken Brooks has completed the lease-up of the first phase of Restaurant Row in Lenexa. The latest addition, Zhoug Mediterranean, will open in the final 3,000-square-foot space this fall. Zhoug is a fast-casual restaurant that serves Mediterranean foods. Additional tenants at Phase I of Restaurant Row include Enjoy Pure Food + Drink, Cactus Grill TexMex & Tequila and Tupelo Honey. Erin Johnston of Copaken Brooks represented ownership, while John Nolan and Charlie Lowe of Crossroads Real Estate Group represented Zhoug.

ATLANTA — Centennial Yards Co., a development entity owned by Los Angeles-based CIM Group, has unveiled plans for the next phase of its $5 billion mixed-use destination in downtown Atlanta. Spanning eight acres adjacent to Mercedes-Benz Stadium and State Farm Arena, the new phase of Centennial Yards will create a mixed-use entertainment district spanning 480,000 square feet across four buildings, as well as a fan gathering area that the developer says will be heavily utilized during the games held in Atlanta during the 2026 FIFA World Cup. Designed by Gensler, the new phase will comprise a three-story, 70,000-square-foot building housing an unspecified “eatertainment” concept; a four-story, 160,000-square-foot building hosting a single-tenant entertainment venue; a two-story, 50,000-square-foot building with restaurants and shops; and a 14-story, 233-room hotel. Centennial Yards represents the transformation of the city’s Gulch district, a 50-acre site that has primarily served as subterranean parking for Atlanta Falcons games in years past. Including the new entertainment district, Centennial Yards at full build-out will span 8 million square feet of new and converted offices, apartments, hotels, shops, entertainment venues and restaurants, including Wild Leap Brewery. Centennial Yards Co. plans to deliver two-thirds of the overall development by summer 2026.

BUCKEYE, ARIZ. — Sunbelt Investment Holdings (SIHI) has broken ground on Buckeye Commons, a retail center at the southeast intersection of Interstate 10 and Verrado Way in Buckeye, a suburb west of Phoenix. Butler Design Group designed the project, with CHASSE Building Team as general contractor. Buckeye Commons will feature more than 410,000 square feet of retail space. Currently signed tenants include Over Easy, Starbucks Coffee, Jimmy John’s, The Joint Chiropractic, State Farm and DIP Nail Bar, as well as a 160,938-square-foot Costco that opened in July 2023. The first store openings at Buckeye Commons are slated for mid-2025. Greg Laing, Zach Pace and Teale Bloom of Phoenix Commercial Advisors executed the current leases, which represent approximately 60 percent of the property’s first phase of shops and pads.

HOUSTON — Fast-casual concept Salad and Go has inked three new leases in metro Houston. The drive-thru-only company will open restaurants at a 44,431-square-foot property in Magnolia and a 30,000-square-foot property in Cypress, as well as in The Woodlands. Salad and Go has also signed a lease to open an eatery in the Central Texas city of Bryan. Jason Baker, Traci Holman, Lunden McGill and John Frazier of Baker Katz represented the Arizona-based tenant in all lease negotiations. Danny Miller of Gulf Coast Commercial Group represented the landlord in the Magnolia and Cypress deals. Jacob Weersing of Capital Retail represented the landlord in The Woodlands transaction. Salad and Go now has more than 100 locations across four states, including about 60 in Texas.

By Katie Lester of Colliers Nashville’s economy experienced some of the healthiest growth in the nation in 2023, with a job growth rate of 3.7 percent, putting it among the top five of the largest 50 metros. Forecasted by Oxford Economics, overall jobs are projected to grow 1.2 percent in 2024 and by 0.8 percent per year in 2025 through 2028, outpacing the U.S. average of 0.5 percent. Nashville also received high marks from the Urban Land Institute, ranking the “No. 1 Market to Watch” in its 2024 Emerging Trends in Real Estate report. This is the third consecutive year that Nashville has earned the top spot in this ranking, a true nod to the confidence and strength of Nashville’s commercial real estate market. The report credits Nashville and other “Supernova” cities as having above-average levels of economic diversity and high-wage jobs that attract investors’ appeal and confidence in sustaining high growth in the coming years.  These fundamentals have been a boon to the retail market and have helped attract new-to-market retail brands to Middle Tennessee.
