OCEANPORT, N.J. — Baseline Social, a bar, restaurant and entertainment concept, has opened a 17,100-square-foot venue in Oceanport, located in Monmouth County. Situated within The Commissary at Baseline, the space features a 640-foot LED viewing wall, 38-seat platform lounge and 3,700-square-foot entertainment section with five virtual golf bays. Other tenants at the property include Birdsmouth Beer and MGT Foods. Denholtz Properties is the developer and landlord at The Commissary.

MOBILE, ALA. — Topgolf has opened a new venue in Mobile, marking the third in Alabama for the Dallas-based brand. Situated within McGowan Park Shopping Center, the venue features 60 outdoor climate-controlled hitting bays across two levels, as well as a full-service restaurant, 22-foot video wall and more than 100 TVs. According to the company, Topgolf Mobile will employ roughly 200 associates and is the 95th outdoor Topgolf venue in the country.

NORFOLK, VA. — Bonaventure has purchased Monticello Station Apartments, a 121-unit community located at 328 E. Freemason St. in downtown Norfolk, for $42 million. The Alexandria, Va.-based firm plans to rebrand the property as Attain Downtown East. The seller was not disclosed. In addition to apartments in one- to four-bedroom layouts, the property includes 33,000 square feet of retail space leased to tenants including Buffalo Wild Wings, 7-Eleven and Sushi King. Amenities include a swim spa, 24-hour fitness center, garden-style courtyards with gas grills and firepits and a conference room.

MANSFIELD, TEXAS — Five restaurants have signed new leases at The Shops at Broad, a retail center located in the southern Fort Worth suburb of Mansfield. Portillo’s, Outback Steakhouse, Carrabba’s Italian Grill, BoomerJack’s Grill & Bar and Chuy’s are all scheduled to open late next year at the property. Sam Kartalis of Younger Partners and John Weber of Weber & Co. arranged the leases on behalf of the landlord, Trez Capital, which acquired the property earlier this year.

ORLANDO, FLA. — A joint venture between SED Development LLC, JMA Ventures LLC and Machete Group Inc. has released new plans and renderings for a mixed-use destination in downtown Orlando. The development, dubbed the Orlando Sports + Entertainment District, will span 8.5 acres adjacent to Amway Center, the home arena for the NBA’s Orlando Magic. The Orlando Sentinel reports the project will cost roughly $500 million to develop. The 900,000-square-foot destination will include a 260-room hotel with an outdoor lounge and pool deck, as well as meeting space and a chef-driven restaurant. Other components will include a 270-unit high-rise apartment tower, 200,000 square feet of Class A offices that are 30 percent preleased, 1.5 acres of central green space, 100,000 square feet of shops and restaurants and a 3,500-seat live music venue that can double as an events space with the capacity to host up to 1,000 guests. The construction timeline for Orlando Sports + Entertainment District was not released.

MIAMI — PMG and Greybrook have begun preleasing at Society Wynwood, a mixed-use development underway at 2431 N.W. 2nd Ave. in Miami’s Wynwood district. The property will include 318 residential units and 50,210 square feet of commercial space that will include announced tenants Bodega Taqueria, Dave’s Hot Chicken, Starbucks, Chama De Fogo and Nacho Daddy. Amenities at Society Wynwood will include a rooftop pool deck featuring a gym, full-service restaurant and hot tub. Other amenities, which will total 82,000 square feet, include multiple art installations, a coworking lab with private conference rooms, modern gym and fitness studio, a picnic courtyard, social lounges, yoga lawn, smart package lockers and app-based keys. Society Wynwood will be Miami-based PMG’s first Miami project delivered to residents under the Society Living brand portfolio. First move-ins are slated to begin in February 2024. Rental rates will range from $ 1,830 to $5,525 per month, according to Apartments.com.

INDIANAPOLIS — RH (NYSE: RH), a home furnishings retailer formerly operating as Restoration Hardware, has opened RH Indianapolis, The Gallery at DeHaan Estate. Located at 4501 N. Michigan Road, the 151-acre property houses a 60-room, Palladian-style villa that RH has repurposed as a unique showroom and dining destination. RH Indianapolis carries home furnishing collections from the company’s Interiors, Contemporaries, Modern and Outdoor catalogues. The estate’s east and west wings include showrooms from the various RH collections, including bedroom suites on the upper level. The RH Interior Design Studio occupies the east wing’s former billiards room. Clients are able to receive professional design services via the interior design studio space, which features a private presentation room and libraries that carry RH’s various textile, furniture and lighting finishes. RH has advanced into the food-and-beverage industry in recent years, and RH Indianapolis is the latest showcase with The Dining Room restaurant and the Wine Bar and Terrace experiences. The two dining venues open onto the estate’s 35-acre private lake. The Dining Room occupies the villa’s former ballroom space, and the Wine Bar operates from the mansion’s west wing. SAN RAFAEL, CALIF. — JLL Capital Markets has brokered the $3.3 million sale of a single-tenant retail building located at 910 Anderson Drive in the Bay Area city of San Rafael. El Pollo Loco, a fast-casual restaurant chain, occupies the 2,626-square-foot building on a triple-net lease that is corporate guaranteed and has 13 years remaining on its term with options for extension. Eric Kathrein and Warren McClean of JLL Retail Capital Markets handled the transaction. The names of the seller and buyer were not released.

FORT WORTH, TEXAS — Dallas-based Younger Partners will renovate Crockett Row, a shopping, dining and entertainment district that spans five city blocks in Fort Worth’s Cultural District. Upgrades will include the addition of new gathering spaces, enhanced wayfinding and improved signage and lighting, as well as the installation of new elevators in parking garages. Younger Partners will also rebrand the property as Artisan Circle. Construction is scheduled to begin in January and to last 12 to 18 months. Crockett Row currently features a roster of 25 tenants and will welcome several new users— restaurants Terra Mediterranean, La Cabrona and Si Tapas and Rose Couture Nail Bar — next spring.

BABCOCK RANCH, FLA. — Katz & Associates has signed several retail tenants to leases totaling more than 120,000 square feet at Babcock Ranch, a solar-powered mixed-use community currently underway in South Florida. The project is entitled for 6 million square feet of commercial space, in addition to residences. Jon Cashion and Eric Spritz of Katz & Associates represented the landlord and developer, Kitson & Partners, in the lease negotiations. Upon completion, the development will feature 4 million square feet of retail space, including shopping centers The Shoppes at Yellow Pine and Crescent B Commons. Marshalls, Ace Hardware, Five Below, Oar & Iron, Tipsy Salonbar, Fountain Pools, Seymour Orthodontics, Yummy Thai & Chinese, Verizon Wireless, Papa John’s Pizza, Carvel and Laser Lounge will occupy space at The Shoppes at Yellow Pine. Starbucks Coffee, Fifth Third Bank and Fiore + Ela Salon recently signed leases at Crescent B Commons. A total of 24 retail tenants have now signed leases at Babcock Ranch. The Shoppes at Yellow Pine, which will comprise 120,000 square feet, is scheduled for completion in the first quarter of 2025, with retailer openings scheduled to begin early that year.
