ALTOONA, PA. — Marcus & Millichap has brokered the $2.4 million sale of a 5,290-square-foot retail property at 220 Park Hills Plaza in Altoona, located roughly midway between Pittsburgh and Harrisburg, that is net leased to Denny’s. Mark Taylor, Howard Levy and Brian Sy of Marcus & Millichap represented the buyer, a private investor that acquired the asset via a 1031 exchange, in the transaction. The seller was a REIT. Both parties requested anonymity.

FORT WASHINGTON, PENNSYLVANIA — Locally based design firm Meyer has completed a 5,860-square-foot expansion of the bar and lounge area at the Manufacturers’ Golf & Country Club in Fort Washington, located on the northern outskirts of Philadelphia. The two-story bar and lounge now features enhanced dining and outdoor patio space overlooking the golf course. The renovation also included a new grill area, fire pits, pavers and outdoor lighting, and the interior now houses a new wine room with lockers, as well as new lighting, finishes and millwork surrounding newly installed fireplaces.
WAUKESHA, WIS. — Tap-In Golf Bar has leased 6,776 square feet of retail space at Silvernail Plaza in the Milwaukee suburb of Waukesha. The property is located at 2100 Silvernail Road. Emily Smits and Scott Satula of Mid-America Real Estate represented the landlord, Waukesha Retail LLC.
PITTSBURGH — Tapville Social, a concept that combines craft cocktail flights, self-pouring beer taps and American fare, will open an 5,307-square-foot restaurant with patio seating at The Vision on Fifteenth in Pittsburgh. The eight-story building, which is located in the Strip District, spans 265,000 square feet of office and retail/restaurant space. Joseph Williams and Rachel Forslund of Fort Worth-based brokerage firm Woodmont Co. represented Tapville Social in the lease negotiations. Tommy McCafferty of CBRE represented the landlord, Burns Scalo Real Estate. The opening is slated for 2024.
FRESNO, CALIF. — Hanley Investment Group Real Estate Advisors has brokered the $3.2 million sale of a single-tenant property located in Fresno. Starbucks Coffee occupies the newly constructed, 2,250-square-foot building. Bill Asher and Jeff Lefko of Hanley represented the developer and seller, Laguna Canyon Group, in the transaction. Patrick Conway of CBRE represented the buyer, a locally based private investor.
PEBB, Falcone Group Sign Three New Restaurants to Beachwalk Mixed-Use Project in Jacksonville

JACKSONVILLE, FLA. — PEBB Enterprises and Falcone Group have signed three new restaurant tenants to join Beachwalk, a mixed-use project currently underway in Jacksonville. Starbucks Coffee, Fancy Sushi and Playa Bowls will occupy 2,500, 1,500 and 1,200 square feet, respectively. The new leases bring the retail and restaurant space at the development, which totals 170,000 square feet, to 55 percent occupancy. Other tenants at the project include Fysh Bar & Grill, Noire Nail Bar, F45 Fitness, BurgerFi, Supercuts, Kilwins, Bagels R Us, Island Fin Poke, The Covery and Union 76 Daybreak Market. Upon completion, the development will also feature a 130-room hotel and 348-unit apartment community.
GILBERT, ARIZ. — Indicap, Colmena Group and Langley Properties have completed the purchase of 311 acres of land at the northwest corner of Power and Warner roads in Gilbert. The property traded for $107.5 million in an all-cash transaction. The buyers plan to develop The Ranch, a billion-dollar mixed-use project on the site. With the land acquisition complete, the project will move to the site planning and design phase, with a groundbreaking slated for third-quarter 2024. CHESTER, VA. — Colliers has brokered the $5.4 million sale of two retail outparcels at Bermuda Square, a shopping center located at 12531-12533 Richmond Highway in the Richmond suburb of Chester. The properties include a multi-tenant space leased to Aspen Dental and Sleep Number and a single-tenant property occupied by Chipotle Mexican Grill. Separate buyers acquired the properties for $4 million and $1.4 million, respectively. Michael Brewster and Brad Peterson of Colliers represented the undisclosed seller in the transactions, with assistance from Jay O’Donnell and Jeff Fritz of Colliers.
MILFORD, CONN. — Private equity firm Roark Capital has entered into a definitive agreement with Subway to acquire the Milford-based restaurant chain. The price was not disclosed, but according to CNBC, Subway previously sought $10 billion, and The Wall Street Journal reported on Monday that Roark offered $9.6 billion. According to CNBC, other bidders reportedly included TDR Capital and Sycamore Partners. Founded more than 50 years ago by Peter Buck and Fred DeLuca, Subway boasts 36,592 restaurants globally, according to the company website. Market-research firm Technomic has reported that the chain garnered $9.8 billion in domestic sales across 20,810 stores last year. The DeLuca and Buck families have continued to own the company, with this acquisition marking the first departure from family ownership. Atlanta-based Roark currently has $37 billion in assets under management, with a focus on consumer and business service companies and a specialization in franchise and multi-location businesses in the retail and restaurant sectors. University of South Carolina, Greystar Open $240M Campus Village Student Housing Project in Columbia

COLUMBIA, S.C. — A public-private partnership between the University of South Carolina and Greystar has opened Campus Village, a $240 million residence hall development. Construction on the project, which includes four buildings offering 1,800 beds, began in May 2019. Each six-story building is connected by pedestrian promenades that run alongside green space, courtyards and a clock tower. Beds are offered in pod-style units alongside shared amenities including study and classroom spaces and community kitchens. Campus Village also features a 14,000-square-foot dining hall that seats 650 students; a sundry shop dubbed The Gamecock General Store; retail space leased to Jimmy John’s and Starbucks Coffee; and shuttle service to and from central campus. The development is home to several living-learning communities, including those for information, design and computing; engineering and computing; and entrepreneurship and innovation.
