CHARLOTTE, N.C. — CBRE has arranged four new leases for retailers and restaurants to join Queen City Quarter, a mixed-use redevelopment of the former EpiCentre property in Uptown Charlotte. The multi-level, 302,324-square-foot development is located along College Street and houses World of Beer, Mortimer’s Café & Pub and Bowlero, all of which recently renewed their leases. The new tenants joining Queen City Quarter’s tenant roster include Portal 123, a rotating Instagram museum and immersive art experience; Nostalgia Hollow Co., a locally based coffeeshop and home goods retailer; Cajun Market, a fast-casual Cajun-Creole restaurant; and Super Icy Brothers, a frozen dessert shop. All four concepts plan to open in the second or third quarter. Kaitlyn Fitch, Kivett Williams and Katherine Southard of CBRE handled the lease negotiations on behalf of the landlord, an entity doing business as 210 East Trade Street Holdings LLC. In addition to the leases, CBRE will begin the previously announced renovations and improvements to the property in late spring. SAN ANTONIO — Locally based brokerage firm REOC San Antonio has negotiated a 10,113-square-foot restaurant lease at Building B at Plaza Las Campanas, located on the city’s north side. Andrew Lyles, Brian Harris and Kim Gatley of REOC San Antonio represented the landlord, L&R Huebner Ltd., in the lease negotiations. Charlie Weil of Transwestern represented the tenant, steakhouse concept Blu Prime, which plans to open this summer.

CHARLOTTE, N.C. — Two tenants have signed leases at Oakhurst Commons, a 135,000-square-foot adaptive reuse project currently underway in Charlotte. Massage studio Mood House will lease 3,000 square feet, marking the brand’s second Charlotte location. Additionally, Pop the Top Craft Beer will open a 2,000-square-foot brewery with outdoor patio space. A joint venture between MDH Partners and Parkside Partners acquired the property — located at 4000 Monroe Road and formerly home to a five-building office, warehouse and lab facility — in 2021. Upon completion, the development will include 120,000 square feet of office space and 15,000 square feet of retail space. STURGEON BAY, WIS. — Marcus & Millichap has arranged the $1.1 million sale-leaseback of a 1,650-square-foot property occupied by Jimmy John’s in Sturgeon Bay, a city in eastern Wisconsin. The single-tenant, net-leased building is located at 845 Egg Harbor Road. The property was originally built in 1995 and reconfigured for Jimmy John’s in 2017. Damien Yoder and Madison Harman of Marcus & Millichap represented the seller, a private investor. Tom Gommels of Marcus & Millichap secured and represented the buyer, an out-of-state private investor. Todd Lindblom assisted in closing the transaction as the Wisconsin broker of record.

ROGERS, ARK. — Atlanta-based SJC Ventures has signed casual American restaurant chain Firebirds Wood Fired Grill to join the tenant roster at Pinnacle Springs, a mixed-use development underway in Rogers. The 80,498-square-foot development will be anchored by Whole Foods Market. Construction at the site, located at the corner of West Seneca Road and South Promenade Boulevard, will begin this spring. Firebirds Wood Fired Grill is tentatively planned to open in the fourth quarter of 2024. Tina Howard of SJC Ventures is leading the leasing assignment for Pinnacle Springs. The developer plans to announce more tenants in the near future. North Carolina-based Firebirds Wood Fired Grill has more than 60 locations across the country, and the Pinnacle Springs location will be its first in Arkansas.

COPPELL, FORNEY AND FORT WORTH, TEXAS — Firehouse Subs has signed three leases totaling 4,149 square feet in the Dallas-Fort Worth metroplex. The fast-casual chain will occupy 1,649 square feet at Heritage Trace in Fort Worth, 1,300 square feet at Victory at Forney and 1,200 square feet at Braewood Shopping Center in Coppell. Grant Gary and Kendall Graff of The Woodmont Co. represented Firehouse Subs in the lease negotiations. Based in Jacksonville, Firehouse Subs operates 1,210 restaurants in 46 states, Puerto Rico and Canada.

ATLANTA — Ardent Cos. plans to add a food-and-beverage destination within its Piedmont Center office campus in Atlanta’s Buckhead district. Dubbed Oxton, the project will transform 35,000 square feet of ground-level office space along Piedmont Road to a collection of eateries that will spill into Piedmont Center’s tree-lined courtyard. Atlanta-based Square Feet Studio Architects is leading the design that will span about an acre of the campus. Ardent plans to break ground in the third quarter. Piedmont Center comprises about 2 million square feet of offices and connects to PATH400, a greenway connecting various neighborhoods in the Buckhead area. Along with consulting on Oxton, Bridger Properties will handle the retail leasing assignment. Westbridge is also a consultant for the project.

CENTENNIAL, COLO. — Blue West Capital has brokered the sale of a single-tenant retail property, located at 20201 E. Smoky Hill Road in Centennial. A Colorado-based real estate investment company sold the asset to a Colorado-based family for $2.7 million. Starbucks Coffee occupies the newly constructed building on a net-lease basis. Tom Ethington of Blue West Capital represented the seller in the transaction.

ROSEVILLE, CALIF. — Irvine-based Covenant Real Estate Group has completed the sale of a newly constructed, two-tenant retail pad at Freedom Point Plaza in Roseville. A Stockton-based private investor acquired the asset for $4 million. Chipotlane, a Chipotle digital order drive-thru location, and Roku Sushi occupy the 4,808-square-foot building, which is located at 4200 Thrive Drive. Tenants at Freedom Point Plaza include TopGolf and Living Spaces. Jeff Lefko and Bill Asher of Hanley Investment Group Real Estate Advisors represented the seller, while Scott Pesch of Eureka-based CB Commercial Pacific Partners represented the buyer in the transaction.

GRAND RAPIDS, MICH. — KPOT Korean BBQ & Hot Pot has signed a long-term lease for the 6,400-square-foot former Old Chicago restaurant space at 3333 28th St. SE in Grand Rapids. The restaurant anticipates opening this fall. Bob Lotzar of NAI Wisinski of West Michigan represented the undisclosed landlord. The lease marks the first West Michigan location for KPOT.
