PORTLAND, ORE. — National Health Investors Inc. (NYSE: NHI) has acquired a 102-unit assisted living and memory care community in Portland for $26.2 million. The seller was Prestige Senior Living, which will continue to operate the property. The name of the community was not disclosed. The facility was added to the existing Prestige master lease with NHI that includes three skilled nursing facilities and one assisted living facility. The lease has a remaining term of 12 years. NHI funded the acquisition using its revolving credit facility. Based in Tennessee, NHI is a publicly traded REIT focused on sale-leaseback, joint-venture, mortgage and mezzanine financing of seniors housing and medical investments.

TYLER, TEXAS — Civitas Senior Living, a Fort Worth-based seniors development and management firm, has acquired The Hamptons Retirement Community at Greenridge, located at 4250 Old Omen Road in Tyler, a city approximately 100 miles east of Dallas. The deal adds 120 independent and 56 assisted living apartments, as well as 30 cottage-style residences and 38 memory care suites, to Civitas’ inventory.
Cushman & Wakefield Arranges $9M Loan to Build 88-Unit Seniors Housing Community in Arizona

YUMA, ARIZ. — Cushman & Wakefield Senior Housing Capital Markets has negotiated a $9 million loan for Mission Senior Living. The capital will be used to build River Valley Estates, an 88-unit assisted living and memory care community in Yuma. River Valley Estates will feature 56 assisted living units and 32 memory care units in a 66,000-square-foot building on a 5.3-acre site. It will be Mission’s fifth property and third ground-up development. The Cushman & Wakefield team of Aaron Rosenzweig, Richard Swartz, Jay Wagner and James Dooley arranged the loan. Contemporary Healthcare provided the capital.
SOUTH JORDAN, UTAH — Love Funding, a lender specializing in FHA loans for healthcare real estate, has closed a $6.8 million bridge loan for the construction of an assisted living and memory care community in the Sale Lake City suburb of South Jordan. Our House of South Jordan will offer 62 beds in a 42,000-square-foot facility. Giza Development LLC, Stout Construction and Primera Group are building the property. SAL Management Group LLC will manage the community once construction is complete. James Vanar of Love Funding’s Los Angeles office arranged the laon, with Love Funding’s parent company, Midland States Bank, providing the capital. This is the second bridge loan Vanar has obtained for Giza Development, which started construction of Shadow Valley Assisted Living and Memory Care in nearby Ogden last year.
Senior Lifestyle, Griffin Fine Living to Develop Seniors Housing Community Near Atlanta

SNELLVILLE, GA. — Senior Lifestyle Corp. and Griffin Fine Living LLC have unveiled plans for The Sheridan at Eastside, a 197-unit independent living, assisted living and memory care community in the Atlanta suburb of Snellville. The community will feature 81 independent living apartments, 24 independent living cottages, 60 assisted living units and 32 memory care units. The 190,000-square-foot community will sit on 15 acres. The co-developers plan to start construction this fall, with a projected opening date in late 2018. Senior Lifestyle Corp. operates more than 180 communities across the country. Griffin Fine Living provides design, construction, development, marketing and operational management services for the seniors housing and multifamily sectors.
CHAMBLEE, GA. — McShane Construction Co. has been selected to build Mercy Housing at Mercy Park, a 79-unit affordable seniors housing community in the Atlanta suburb of Chamblee. Mercy Housing, a Colorado-based affordable housing developer and operator, is leading the project. The property will feature 57 one-bedroom units and 22 two-bedroom units, as well as 4,000 square feet of amenity space, on a 1.6-acre plot. McShane expects to complete construction by January 2018. Smith Dalia Architects provided architectural services.
SANTA BARBARA, CALIF. — Senior Living Investment Brokerage has arranged the sale of Oak Cottage of Santa Barbara, a 44-bed memory care facility in Santa Barbara. Although the sales price was not disclosed, the $465,000-per-unit price for the facility’s 40 units translates to $18.6 million. The 27,217-square-foot community was built in 2015 on 0.65 acres. The community was still in lease-up at the time of sale, and had an occupancy of 82 percent. A California-based operator purchased the facility. Jason Punzel and Brad Goodsell of Senior Living Investment Brokerage negotiated the transaction on behalf of the undisclosed seller.
Harborview Capital Partners Closes $14.5M Loan for Skilled Nursing Facility in Sacramento

SACRAMENTO, CALIF. — Harborview Capital Partners, a commercial real estate finance, equity and advisory firm, has arranged $14.5 million in financing for the construction of a 40-bed skilled nursing facility in Sacramento. A combination of three banks funded the loan, which features 24 months of interest-only payments and 25-year amortization. The borrower was not disclosed. Harborview’s Avi Begun and Mordechai Moseson negotiated the financing.
PLEASANTON, CALIF. — Cornerstone Affiliates, the parent company of major West Coast nonprofit seniors housing operators ABHOW and be.group, will merge all its brands under one new name, HumanGood. The announcement was made at the company’s 2017 annual meeting in Santa Clara. Other brands under Cornerstone’s umbrella include Beacon Communities and Seniority Inc., though Senior Quality Lifestyles Corp. announced in November 2016 that it plans to purchase the Seniority Inc. brand. ABHOW and be.group merged in May 2016, forming Cornerstone Affiliates as a result, but continued to operate under independent brands. The merged company created the largest nonprofit seniors housing operator in California. At the time of the merger announcement, the companies totaled a combined 9,800 residents in 83 communities across California, Arizona, Nevada, Washington and Oklahoma. The name change will occur on June 1.
NEW BRAUNFELS, TEXAS — National Health Investors Inc., a Tennessee-based healthcare and seniors housing REIT, has acquired a 126-bed skilled nursing facility in New Braunfels, a northeastern suburb of San Antonio, for $13.9 million. NHI will lease the facility, which opened in 2015, to an affiliate of The Ensign Group Inc., a company with numerous subsidiaries that operate rehabilitative and assisted living properties.
