NORWOOD, MASS. — Benchmark Senior Living has opened Benchmark Senior Living on Clapboardtree, a 90-unit assisted living and memory care community in the Boston suburb of Norwood. The community features 69 assisted living units and 21 memory care units. It is Benchmark’s 53rd community. Based in nearby Waltham, Benchmark is a developer, owner and operator of seniors housing communities in the Northeast, largely focused on New England.

NEW PROVIDENCE, N.J. — Erickson Living, one of the largest seniors housing operators in the United States, has announced a Phase II expansion of Lantern Hill, the company’s 161-unit independent living community in New Providence, approximately 30 miles west of New York City. The expansion will add 114 additional independent living units to the property, for a total of 275. The new units will be in two new buildings scheduled to open in early 2018. Long-term, Erickson plans to turn the 20-acre property into a 360-unit continuing care retirement community. The first independent living phase opened in June 2016 and sold out in 10 weeks, according to Erickson.
PRATTVILLE, ALA., AND ORMOND BEACH, FLA. — Senior Living Investment Brokerage (SLIB) has arranged the sale of seniors housing communities in Alabama and Florida. In the first transaction, SLIB arranged the sale of Green Springs, a 32-unit assisted living community in the Montgomery suburb of Prattville. The 4.5-acre site will allow future expansion of the community. In the second transaction, SLIB arranged the sale of Seasons by Riviera, a 36-unit memory care community in Ormond Beach, a coastal town located between Jacksonville and Orlando. The buyer intends to re-open the vacant community. Bradley Clousing of SLIB brokered both transactions. The sales prices were undisclosed.
REVERE, MASS. — Nauset Construction has completed the second phase of renovations to the Lighthouse Nursing Care Center in the Boston suburb of Revere. Genesis HealthCare operates the community, which Donahue Architects designed. Phase II included the installation of rooftop mechanical units, new fire protection systems, lighting and finishes throughout the entire third floor. Site work included parking lot and sidewalk reconstruction including handicap accessibility enhancements. Phase I, which The Architectural Team designed, included construction of a three-story, 17,000-square-foot addition and the renovation of an additional 10,000 square feet of existing space, providing the facility with 12 short-term rehabilitation beds; suites for physical, occupational and speech therapy; medical offices; clinical space; and a 2,700-square-foot rehabilitation gymnasium.
LANSDALE, PA. —Marcus & Millichap has arranged the sale of Gwynedd Square Nursing Center, a 181-bed skilled nursing facility in the Philadelphia suburb of Lansdale. Gwynedd Square was built in 1980 on approximately six acres. The facility was 96 percent occupied at the time of sale. The purchase price was not disclosed. Joshia Jandris, Mark Myers, Charles Hilding and Andrew Hilding of Marcus & Millichap represented the seller, a private owner/operator, in the transaction.
Lancaster Pollard Arranges $40.7M Refinancing for Skilled Nursing Facilities in New England

AVON, CONN. — Lancaster Pollard has arranged six separate refinancing loans totaling $40.7 million for Apple Rehab, a skilled nursing provider based in Avon, a suburb of Hartford, Conn. The facilities refinanced are The Clipper Home in Westerly, R.I.; T.A. Coccomo Memorial in Meriden, Conn.; Hewitt Health & Rehabilitation Center in Shelton, Conn.; Plainville Health Care Center in Plainville, Conn.; Apple Rehab Colchester in Colchester, Conn.; and Waterbury Extended Care Facility in Watertown, Conn. The facilities total 517 skilled nursing beds. Aaron Becker led the Lancaster Pollard team in arranging the six FHA-insured loans. Each loan has a 30-year term and fixed interest rate. The refinancing will allow Apple Rehab to lower its debt service and increase its replacement reserves.
WHITEHOUSE, TEXAS — Blueprint Healthcare Real Estate Advisors has arranged the $6.2 million sale of Oak Brook Health Care, a 120-bed skilled nursing facility in the Tyler suburb of Whitehouse, approximately 110 miles southeast of Dallas. A New York-based owner-operator with a significant existing presence in east Texas purchased the facility from a California-based REIT. The seller was attempting to remove a non-core asset, while the buyer was looking for a value-add opportunity. The purchase price equates to $53,500 per licensed bed. Blueprint’s Christopher Hyldahl and Gideon Orion were lead advisors on the transaction.
NEW BRAUNFELS, TEXAS — Sodalis Senior Living has planned three new communities to open in Texas during 2017. In early 2017, Sodalis plans to open Sodalis at Stone Oak, a 63-bed assisted living and memory care community in San Antonio. Later in the year, Sodalis will open a 48-unit assisted living expansion at Sodalis at Buda Memory Care in the Austin suburb of Buda. In late 2017, Sodalis plans to open Tribute Senior Living, a 100-bed memory care and assisted living community in the Dallas suburb of Prosper. Founded in 1998, Sodalis Senior Living is a Texas-based provider of assisted living and memory care apartments.
Senior Living Investment Brokerage Arranges Sale of 509-Unit Portfolio Near Philadelphia

DOUGLASSVILLE, FLEETWOOD AND EPHRATA, PA. — Senior Living Investment Brokerage has arranged the sale of Keystone Villa, a portfolio of seniors housing properties in the northwestern Philadelphia suburbs of Douglassville, Fleetwood and Ephrata. Capital Health Group, a seniors housing private equity firm, purchased the properties for an undisclosed price. The seller was a private ownership group that originally developed and operated the properties, but was looking to exit the seniors housing industry. Keystone Villa totals 509 units of Class A independent living, assisted living and memory care. The properties were built in phases between 2004 and 2014. Following the sale, Milestone Retirement Communities LLC will manage the portfolio. Bradley Clousing, Toby Siefert and Jeff Binder of Senior Living Investment Brokerage negotiated the transaction.
NEW JERSEY — Walker & Dunlop has structured a $28.4 million loan for Valstone Partners. The transaction consists of a U.S. Department of Housing and Urban Development portfolio backed by 14 cottage-style memory care properties located across New Jersey. Kevin Giusti and Michael Vaughn of Walker & Dunlop arranged the 35-year, fixed-rate loan, which was structured as a 232/223(f) Health Care Facility refinance with an 80 percent loan to value. Loan proceeds were used to refinance 12 of the properties and acquire and refinance two properties.
