The-Tower-at-The-Buckingham

HOUSTON — Construction has begun on 183 new residences at The Buckingham, a seniors housing community in Houston. Once completed, the $72 million construction project will add 80 new jobs to the local economy and provide living for nearly 200 additional residents. Located at 8580 Woodway Drive, The Buckingham currently includes 205 independent living residences, 43 private assisted living apartments, 16 private memory support apartments and 60 private skilled nursing suites. Six additional acres were acquired to accommodate the project, which will add 106 independent living apartment homes, 27 assisted living suites, 18 memory care residences, 32 private skilled nursing rooms, additional underground parking and more surface level spaces. The new independent living apartment homes will be offered in one-, two- and three-bedroom floor plans.

IRVINE, CALIF. — WNC, an investor focused on affordable real estate including seniors housing, has named 35-year industry veteran Howard Heitner to its advisory board. Heitner began his career in 1976 with the Federal Reserve Board in Washington, D.C. He has also served as president and member of the investment committee of JRK Residential America; as chief operating officer of SunAmerica Affordable Housing Partners; and spent nearly two decades as a partner with O’Melveny & Myers LLP. Heitner earned a bachelor’s degree from Bucknell University, as well as an M.B.A. and juris doctorate from the University of Chicago. He has served as chairman of the board of The Los Angeles Conservancy, and as a member of the Hollywood Community Housing Board, Shelter Partnership Board, Menorah Housing Foundation Board, Curtis School Board and Adobe Community Board’s finance committee. Heitner joins other WNC advisory board members Jim Ashby, CEO of CareMeridian; Denise Kiley, a low-income housing tax credits (LIHTC) specialist; and Michael Novogradac, managing partner in the San Francisco office of Novogradac & Company LLP.

EUGENE, ORE. — CBRE National Senior Housing has arranged construction financing for The Springs at Greer Gardens, a 216-unit independent living, assisted living and memory care community in Eugene. The borrower is a joint venture between developer and owner/operator The Springs Living and institutional equity partner Harrison Street. The community will consist of 30 independent living cottages, 79 independent living apartments, 75 assisted living units and 32 memory care units. The 256,100-square-foot, three-story main building will house the apartments, while the 30 cottages will be located directly adjacent. The entire development is situated on a 13.4-acre parcel. CBRE secured a five-year, floating-rate loan with 48 months of interest-only payments. The loan was placed through a national bank with a regional bank participant. Aron Will, executive vice president of CBRE National Senior Housing, arranged the loan.

LAKE FOREST, CALIF. —Summit Healthcare REIT Inc. has named Suzanne Koenig to its board of directors after an election at the annual meeting of stockholders. Koenig is president and founder of SAK Management Services LLC, a long-term care management and healthcare consulting services company. With over 20 years of experience as an owner and operator, Koenig offers skills in operations improvement, staff development and quality assurance, with particular expertise in marketing, census development and operations enhancement for the whole spectrum of senior housing. Koenig is a Licensed Nursing Home Administrator and a Licensed Social Worker in multiple states. In addition, she has served in an advisory and consulting capacity for numerous client engagements involving bankruptcy proceedings as well as in turnaround management situations. Koenig also serves as an officer and director for several of the states’ long-term care provider associations. She is the former co-chair of the American Bankruptcy Institute’s (ABI) Health Care Committee, a co-chair for the Steering Committee of the Midwest Turnaround Management Association (TMA) Chapter, and was recently elected to the Global Turnaround Management Association Board of Trustees. She is on the board of directors for the School of Social Work at the University of Illinois, Champaign-Urbana. …

HONOLULU, HAWAII — Walker & Dunlop Inc. (NYSE: WD) has arranged a $39.7 million loan for Plaza at Pearl City, a 158-bed independent living, assisted living, memory care and respite stay community in Honolulu. MW Group owns the property, which overlooks Pearl Harbor. Keith Melton and David Strange, managing directors, and Russell Dey, vice president, led the Walker & Dunlop team. The mortgage was structured as a 40-year, non-recourse, fixed-rate, permanent HUD loan. Recently, Walker & Dunlop also closed a $37 million HUD loan earlier in the year with MW Group for Plaza at Monalua, a 122-unit assisted living facility also in Honolulu.

FORT WORTH, TEXAS — The Nashville office of Doster Construction Co., along with Mainstreet, broke ground Oct. 8 on a $19.3 million seniors housing property in Fort Worth. This is the first project between Doster and Mainstreet, a national real estate developer located in Carmel, Ind. The property will include 94 beds, 69,355 square feet and will provide transitional care (short-stay rehabilitation and therapy) and assisted living. The project is expected to be complete by October 2016. As a transitional care center, the property will offer hospitality-oriented care with amenities such as a therapy gym, outdoor rehabilitation courtyard, movie theater, game room, spa, on-site chef and more.

The Blake at Woodcreek Farms Elgin

ELGIN, S.C. — Mississippi-based seniors housing developer Cardinal Ventures has hired Frampton Construction Co., a South Carolina-based construction firm, to build The Blake at Woodcreek Farms, an assisted living and memory care community in the Columbia suburb of Elgin. The Class A community will be a two-level, 100-unit facility when completed. This will be the first South Carolina location of The Blake, which has other locations in Alabama, Florida, Louisiana and Mississippi. Frampton Construction broke ground on the community in September, and expects to open The Blake in the fall of 2016.

Brightview Fallsgrove 9200 Darnestown Road Rockville

ROCKVILLE, MD. — Grandbridge Real Estate Capital’s seniors housing and healthcare finance team in Atlanta has arranged the $19 million refinancing of Brightview Fallsgrove, a seniors housing property located at 9200 Darnestown Road in Rockville. The property features 70 assisted living units and the 24-unit Wellspring Village, which houses residents needing dementia care. Richard Thomas and Meredith Davis of Grandbridge arranged the loan through an agency lender of behalf of the owner.

KANSAS CITY, KAN. — Indiana-based skilled nursing developer Mainstreet and California-based operator The Ensign Group Inc. have opened The Healthcare Resort of Kansas City, a brand new 100-bed skilled nursing facility in Kansas City. Construction started on The Healthcare Resort of Kansas City in April 2014 and was completed in September 2015. The 71,626-square-foot community cost $11.2 million to develop.

LAKE ZURICH, ILL. — CBRE National Senior Housing has arranged an $18.3 million construction loan for a joint venture between Pathway Senior Living and Virtus Real Estate Capital. The joint venture will build Azpira Place of Lake Zurich, a 120-unit assisted living community in the Chicago suburb of Lake Zurich. The Class A, 105,000-square-foot, three-story community will be situated on a 5.8-acre parcel. Aron Will, executive vice president of CBRE National Senior Housing, arranged the four-year, floating-rate loan through a regional bank. The loan includes 36 months of interest-only payments. Pathway Senior Living is a Chicago-based firm founded in 1997. The company operates 20 seniors housing communities, primarily in the Chicago area. Virtus is a private equity sponsor based in Austin, Texas.
