GREER, S.C. — Cooling solution provider AIRSYS Cooling Technologies Inc. has signed a 10-year lease to occupy 60,000 square feet within the 475-acre Smith Farms Industrial Park in Greer, approximately 13 miles northeast of Greenville. Bobby Lyons of Lyons Industrial Properties represented the tenant in the transaction. The development is located at the intersection of S.C. Highway 101 and 296 (Reidville Road), three miles from where BMW North America is located and nine miles from Inland Port Greer. AIRSYS Cooling Technologies recently announced plans to establish operations in Greer, investing more than $5 million and creating at least 116 new jobs.

BLYTHEWOOD, S.C. — Jushi USA, a California-based supplier of fiberglass reinforcements and fabrics, has leased 280,000 square feet of industrial space at 10700 Farrow Road in Blythewood, a suburb of Columbia. The property is part of the Carolinas Industrial Properties portfolio, which consists of 39 buildings spanning 5.5 million square feet and housing 55 tenants. Built in 1971, 10700 Farrow Road is located 15 miles north of downtown Columbia and 20 miles north of one of Jushi’s existing distribution centers. The Blythewood facility was the largest available industrial space for lease in the Columbia market and previously housed KitchenAid, Little Tikes, Remington, Pure Power Technologies and Samsung. Colliers International’s Chuck Salley, Dave Mathews, Thomas Beard and John Peebles represented the landlord, Reger Holdings LLC, in the lease negotiations.

GREENVILLE, S.C. — Arbor Realty Trust Inc. has provided a $12.4 million Fannie Mae acquisition loan for the Hudson Orchard Park, a 172-unit apartment community in Greenville. Ryan Duff of Arbor’s New York City office originated the loan. Built in 1984, Hudson Orchard Park features outdoor amenities including a barbecue/picnic area, clubhouse with residential kitchen, large patios and balconies, pet play area and a pool, fitness center and volleyball court. Located at 49 Orchard Park Drive, the property is located less than five miles east of downtown Greenville.

COLUMBIA, S.C. — A joint venture between Tampa-based 908 Group and Indianapolis-based Scannell Properties has broken ground on The Nine at Columbia, a 486-bed student housing community located near the University of South Carolina in Columbia. The community will consist of one five-story building and six two-story buildings offering townhomes. Shared amenities will include a sauna, fitness center, swimming pool, spa, an outdoor barbecue area and fire pits. FaverGray is serving as the general contractor. The development is set for completion in summer 2021.

GREENVILLE, S.C. — Trez Forman has provided a $115 million construction loan for Camperdown Square, a mixed-use development that is 40 percent built in downtown Greenville. The borrower, Centennial American Partners, is developing Camperdown Square, which is situated on 3 acres adjacent to the Greenville News building at the intersection of South Main and Broad streets. The developers broke ground on Phase II in January on Falls Tower office building within Camperdown Square. In May, coworking firm Spaces signed a 28,900-square-foot lease within Falls Tower. At full buildout, the project will include the 17-story Falls Tower, a 609-space parking garage, a 194-room AC Marriott hotel, 113,475 square feet of retail space and a 217-unit multifamily building. Brett Forman of Trez Forman originated the loan on behalf of the borrower.

COLUMBIA, S.C. — Berkadia has arranged a $20.1 million acquisition loan for Arcadia’s Edge, a 204-unit multifamily community in Columbia. Berkadia originated the 10-year, fixed-rate loan with five years of interest-only payments. Arcadia’s Edge offers one-, two- and three-bedroom floor plans. Community amenities include a car care center, clubhouse, community garden, cyber café, swimming pool and a fitness center. The property is situated at 6837 N. Trenholm Road, seven miles northeast of downtown Columbia and eight miles northeast of the University of South Carolina. Charles Foschini and Christopher Apone of Berkadia arranged the loan on behalf of the borrower, West Shore Arcadia LLC, in the transaction. The Cushman & Wakefield team of Jordan McCarley, Tai Cohen and Marc Robinson represented the seller, Estates & Cos., in the sale.

COLUMBIA, S.C. — Magnus Development Group has broken ground on Midway Logistics V, a 180,000-square-foot industrial building within Lexington County Industrial Park (LCIP) in Columbia. Kardex Remstar, a Swiss automated storage and retrieval solutions supplier, will fully occupy the building upon completion, which is slated for second quarter 2020. The new property will include 50-foot bay spacing, energy-efficient LED motion detection lighting, a 60-millimeter TPO roof, eight dock doors, 20 future knock out dock doors, two 16-foot-by-16-foot drive-in doors and a private 130-foot truck court for receiving and shipping. Magnus Development has developed all five building within LCIP, most recently breaking ground on Midway Logistics IV in March.

MYRTLE BEACH, S.C. — Eyzenberg & Co. has arranged a $14.1 million acquisition loan for THEBlvd, a 42,000-square-foot entertainment, retail and restaurant building in Myrtle Beach. The property is located at 1410 N. Ocean Blvd., a mile north of downtown Myrtle Beach. The seller, Land South of MB LLC, developed the three-story asset, which was fully triple-net leased to tenants including live music venue Tin Roof Myrtle Beach, Bandito’s Restaurant and Cantina and American Resort Management. An undisclosed New York-based family investor acquired the property for $22.6 million via a 1031 exchange. David Eyzenberg and Anastasia Vladislavova of Eyzenberg & Co. represented the buyer in placing debt financing through Morgan Stanley.

COLUMBIA, S.C. — A public-private partnership between Greystar and the University of South Carolina (USC) is set to break ground on Campus Village. The multiphase redevelopment will be located on the current site of Cliff Apartments at the northeast corner of Sumter and Whaley streets in Columbia. The partnership will begin construction on the $210 million first phase of development in February 2020 with completion scheduled for fall 2022. When complete, the living-learning community will feature 1,800 beds, an academic support space, dining hall, campus safety office, sundry store and coffee shop. Under the development agreement, Campus Village will be owned by the university and maintained by Greystar under a management contract. USC will manage and provide housing operations and student support at Campus Village.

SPARTANBURG, S.C. — DMG Investments is set to break ground on Auden Upstate, a 480-bed student housing community located near the University of South Carolina Upstate campus in Spartanburg. The $28 million development will consist of seven, four-story buildings offering two-, three- and five-bedroom units. Shared amenities will include a fitness center, study room, resident lounge, gaming room and a swimming pool. Construction is scheduled for completion in August 2020.
