CHARLOTTE, N.C. AND FORT MILL, S.C. — HFF has brokered the $70.5 million sale of a two-building industrial portfolio in the greater Charlotte area. Chris Norvell and Patrick Nally of HFF arranged the transaction on behalf of the seller, The Keith Corp., which also developed the buildings. The name of the buyer was not disclosed. The portfolio includes a 599,018-square-foot building at 3725 Westinghouse Blvd. in Charlotte and a 165,382-square-foot building at 2901 Lakemont Blvd. in Fort Mill, roughly 18 miles south of Charlotte in South Carolina. The Keith Corp. completed construction on the Westinghouse Boulevard building in the second quarter. The cross-dock facility is triple-net-leased to Staples for its e-commerce operations, and features 36-foot clear heights and 15,600 square feet of office space. Completed in 2015, the building on Lakemont Boulevard is triple-net-leased to Broad River Retail, Ashley HomeStore’s largest independent licensee. The building, which serves as the corporate headquarters for the company, features 32-foot clear heights and two stories of office space totaling 23,083 square feet.

NORTH CHARLESTON, S.C. — Lee & Associates has brokered the $69 million sale of Aviation Business Park, a 342,042-square-foot business park located along Interstate 29 in North Charleston. The property includes seven buildings and is situated on 29 acres. Bob Nuttall and Reid Davis of Lee & Associates arranged the transaction on behalf of the buyer, Greenville Corporate LLC. The seller, Rushmark Properties, was represented internally. Aviation Business Park was developed in 2001 and is home to tenants including DHL, HITT Contracting, Samet Corp., Secure Missions, Centurum and Nolan Transportation.
CHARLESTON, S.C. — Atlanta-based Gateway Development has broken ground on 22 WestEdge, a 156,000-square-foot office building located within the $300 million WestEdge mixed-use district in Charleston. The 3 million-square-foot development is situated along the Ashley River, between The Medical University of South Carolina (MUSC) and The Citadel. 22 WestEdge is the third building within the project. At 125 feet, the eight-story building will be the tallest multi-tenant office building on the peninsula and in Charleston’s metropolitan area when it opens in November 2019. The building is 48 percent preleased to MUSC, The South Carolina Research Authority, The City of Charleston, WestEdge Foundation Inc. and Heritage Trust Credit Union. In addition to office space, 22 WestEdge will include 15,000 square feet of street-front retail space. The building will feature restaurants, fitness facilities, conference and event facilities and a rooftop terrace overlooking the Ashley River. Recently completed projects at WestEdge include The Caroline, a 237-unit apartment complex with 20,000 square feet of ground-floor retail. COLUMBIA, S.C. — HFF has secured an $18.2 million loan for the refinancing of Fontaine Business Park, a four-building office portfolio totaling 253,038 square feet in Columbia. Jamie Leachman, Cory Fowler and Drake Greer of HFF arranged the five-year, floating-rate loan through Bridge Investment Group on behalf of the borrower, Diversified Real Estate Ventures. Fontaine Business Park has historically been around 90 percent leased due to demand from state and local government tenants.
SPARTANBURG, S.C. — SunCap Property Group has acquired 18 acres on Tyger Lake Road in Spartanburg, with plans to develop a 213,200-square-foot industrial building. Dubbed Spartan Exchange, the Class A facility will feature 32-foot clear heights, 22 dock doors, two drive-in doors and trailer parking. The building will be divisible to 54,080 square feet to accommodate a range of tenant sizes. Garrett Scott, John Montgomery and Brockton Hall of Colliers International represented SunCap in the land transaction, and will be responsible for the leasing and management of the project. Edifice is the general contractor, and Ware Malcomb is the project architect. Big Rock, Kiawah Partners to Develop $125M Seniors Housing Community Near Charleston, South Carolina
KIAWAH ISLAND, S.C. — Big Rock Partners, in a joint venture with Kiawah Partners, has unveiled plans to develop a $125 million seniors housing community on Kiawah Island, a barrier island located 21 miles southwest of Charleston. The 200-unit community will be for residents ages 55 and older and will include independent living, assisted living and memory care units. The unnamed project will be built overlooking a lake next to the Freshfields Village shopping center. “There’s been exponential growth in the active senior population in the Charleston area,” says Richard Ackerman, senior managing partner at Big Rock. “We wanted to bring a state-of-the-art senior living experience to the Lowcountry.” The community will feature its own movie facility, multiple pools, a fitness center with a yoga studio, and multiple food and beverage options. “There are current Kiawah homeowners who are aging, who want to downsize and require higher degrees of service levels,” says Chris Randolph, partner at Kiawah Partners. “They don’t want to lose touch with their social circles by moving off the island. SPARTANBURG, S.C. — Red Rock Developments will soon break ground on the first phase at Smith Farms Industrial Park in Spartanburg County. The Columbia, S.C.-based developer first unveiled plans for the 5.9 million-square-foot project, located at the intersection of Highway 101 and Reidville Road, in March. Phase I will include two speculative buildings totaling 610,000 square feet. Building I will be a 400,000-square-foot, cross-dock facility that will suit the needs of warehouse/distribution users. The second building will be a rear-load facility totaling 210,000 square feet. The building will be suited for non-distribution or smaller tenants, according to Red Rock. Smith Farms is located roughly three miles from Interstate 85, providing access to BMW’s Spartanburg plant, Greenville-Spartanburg International Airport and the Greer Inland Port. Red Rock expects to wrap up construction on the first two buildings in the second quarter of 2019. NAI Earle Furman is handling the project’s leasing assignment.
CHARLESTON, S.C. — LandSouth Construction, a Jacksonville, Fla.-based general contractor, has broken ground on The Merchant, a $37 million apartment community located at 15 Huguenin Ave. in Charleston’s NoMo district. Atlanta-based Pollack Shores Real Estate Group is developing the 231-unit community, which will include 10 buildings with a mix of one- and two-bedroom floor plans. Community amenities will include a resort-style pool, clubhouse with gaming area, fitness center, yoga studio, pet spa and a bike lounge. Raleigh, N.C.-based Cline Design Associates is the architect for the project, which is scheduled for completion in December 2019.
ASHEVILLE, N.C. AND MT. PLEASANT, S.C. — Go Store It has broken ground on two new self-storage developments in Asheville and Mt. Pleasant. The Charlotte, N.C-based company specializes in the acquisition, development and management of self-storage assets throughout the country. The project in Asheville will feature more than 600 units and will be fully climate controlled. The development is located in the Woodfin submarket, just north of the city’s downtown. Go Store It owns three existing facilities in Asheville and is underway on another along Hendersonville Road. The self-storage facility in Mt. Pleasant is Go Store It’s third facility in the city and its fifth in the greater Charleston market. Located at the corner of Gregorie Ferry Road and Highway 17 North, the three-story building will be fully climate controlled and will feature more than 400 units. Go Store It’s other Charleston locations include a recently opened facility at Long Point Road, as well as facilities under construction at Johnnie Dodds, Folly Road, Maybank Highway and downtown Charleston. A construction timeline for the new facilities was not disclosed. Go Store It plans to break ground on five more developments this year in Charlotte, Cary, Louisville, Ky., and Fredericksburg, Va.
GREENVILLE, S.C. — Dominion Realty Partners (DRP), a full-service real estate firm, has acquired The Ogletree Building, a 61,047-square-foot office property located at 300 N. Main St. in downtown Greenville. The seller and sales price were not disclosed. The property underwent renovations and updates in 2016, and was fully leased at the time of sale to financial services and law firms. The Ogletree Building features a dedicated, adjacent parking garage and is located near various hotels, restaurants, retailers, entertainment venues and public parks.
