SARASOTA, FLA. — HomeSense will open a 30,000-square-foot store at University Town Center (UTC) in Sarasota, marking the home furnishing retailer’s first location in the state. Benderson Development’s UTC is a mixed-use property comprising over 250 specialty stores, more than 80 restaurants, three hotels and over 250,000 square feet of office space. HomeSense, part of the TJX Cos. portfolio, is scheduled to open its store on Nov. 10. Cushman & Wakefield Arranges 200,147 SF Lease for Warehouse Underway in South Florida

TAMARAC, FLA. — Cushman & Wakefield has arranged a new lease totaling 200,147 square feet for Sonny’s Enterprises LLC to fully occupy a new industrial warehouse being developed at Tamarac Business Center. Sonny’s Enterprises is the parent company of car wash chain Sonny’s The CarWash Factory. The locally based company already leases 345,000 square feet of space within Tamarac Business Center. Upon completion in 2023, the industrial warehouse will sit on a 12-acre site located at 5601 N Hiatus Rd. in Tamarac. The land currently houses a 100,000-square-foot office building that will be demolished. LAKE MARY, FLA. — CBRE has negotiated the sale of The Helix at Lake Mary, a newly built, 300-unit apartment community located at 962 Bentstation Lane in the northern Orlando suburb of Lake Mary. Los Angeles-based IMT Capital purchased the property for $125.1 million. Chip Wooten and Jeff Gray of CBRE represented the sellers, Jim Heistand of Parkway Properties and Mark Walsh and Brett Bossung of Silverpeak, in the transaction. Built in 2021, The Helix is a multifamily component of Lake Mary Wellness and Technology Park, a 153-acre master-planned community that is anchored by Orlando Health. The apartment property features one-, two- and three-bedroom floor plans averaging 1,122 square feet in size. BOCA RATON, FLA. — Colliers has brokered the $51 million sale of South City Plaza, a four-story, 179,837-square-foot office building located at 1515 S. Federal Highway in Boca Raton. Mark Rubin, Bastian Laggerbauer and Jake Stauber of the Colliers South Florida Investment Services team represented the seller, locally based Penn-Florida Cos., in the transaction. Maria Gomez of Powerful Real Estate represented the buyer, New York-based Renaissance Properties. The property is situated near another Penn-Florida project, Via Mizner, a $1.2 billion mixed-use development that features a Mandarin Oriental Hotel, luxury apartments, private condominium homes, retail space and a golf course spanning three towers that are all connected by a sky bridge.

MIAMI — JLL has arranged the sale of Deerwood Town Center, a grocery-anchored shopping center spanning 205,853 square feet in Miami. Core Investment Management purchased the property from Courtelis Co. for nearly $44.9 million. Courtelis has owned the center since it delivered the first phase in 1985, according to JLL. Danny Finkle, Eric Williams and Kim Flores of JLL brokered the transaction. Deerwood Town Center was fully leased at the time of sale to tenants including Fresco y Mas, Amped Fitness, Pet Supermarket and TD Bank. The center is located at 12095 SW 152nd St., which is situated across from the Zoo Miami.
MELVILLE, N.Y. — Melville-based A&G Real Estate Partners has secured the sales of 21 properties in Maryland, Delaware and Florida at a real estate bankruptcy auction. All assets were formerly owned by the late Zebulon J. and Beatrice Brodie. In the Aug. 16 bankruptcy auction, 19 properties in Maryland and one each in Delaware and Florida fetched a total of $18.4 million. The transactions included: the $6.7 million sale to different buyers of four contiguous, largely undeveloped properties in a busy commercial district on Legion Road in Denton, Md.; the $1.5 million sale of the Carter Building at 300 Market St. in downtown Denton; the $2.1 million sale of the Alexander Building at 315 High St. in Chestertown, Md.; and the $2.2 million sale of 300 Bulle Rock Farm Lane in Centreville, Md., which is a family compound formerly owned by John Raskob, builder of the Empire State Building in Manhattan. “A&G’s comprehensive marketing campaign for this middle-market disposition triggered inquiries from more than 560 prospective buyers across the country, and nearly 50 of those interested parties eventually placed baseline, qualifying and/or prevailing bids, some for multiple properties,” says Emilio Amendola, co-president of A&G.
