ORLANDO, FLA. — The Allen Morris Co. and Ustler Development Inc. have opened The Julian Apartments at Creative Village in downtown Orlando. Located at 462 N. Terry Ave., the $108 million, 14-story multifamily community features 409 units, 6,000 square feet of ground-floor commercial space and a parking garage. The Julian is the first market-rate apartment building with proximity to the University of Central Florida and Valencia College’s downtown campus, according to the developers. The project is part of the larger $650 million mixed-use development known as Creative Village. The Julian offers studio, one-, two- and three-bedroom residences that range in size from 412 to 1,307 square feet. Monthly rents range from $1,275 to $2,950. Currently, residents can earn up to three months of free rent on select units. Amenities include collaborative space on each floor, a front porch overlooking the 2.5-acre Central Park, a rooftop pool, fitness facility and interior courtyard. OKLAHOMA CITY — Hobby Lobby is in the midst of expanding its Florida footprint with three new 55,000-square-foot stores. The Oklahoma City-based arts and crafts retailer opened a location in Panama City Beach on July 6, a store within Terra’s Pines City Center in Pembroke Pines on Aug. 8 and will open a store in Urban-X Group’s River Landing project in Miami on Sept. 8. Hobby Lobby locations are typically single-story stores in suburban areas. The location in River Landing will be the first multi-level Hobby Lobby. David Emihovich of Katz & Associates represented Hobby Lobby in the lease negotiations.
TAMPA, FLA. — A joint venture between Pacer Partners and Drake Real Estate has sold a 120,500-square-foot office building in Tampa for $26.9 million. The property is located at 3620 Queen Palm Drive within Sabal Park, nine miles east of downtown Tampa. The asset was fully triple net leased to Ford Motor Credit Corp. at the time of sale. The sellers, which acquired the property in 2016, extended the tenant’s lease five years prior to the sale. Dale Peterson, Joe Chick, Kristen McFarland and Courtney Snell of CBRE represented the joint venture in the transaction. CTO Realty Growth purchased the asset for an undisclosed price.
TITUSVILLE, FLA. — Extended Stay America Inc. has opened Extended Stay America Titusville-Space Coast, a 124-room hotel in Titusville. The four-story building features complimentary Wi-Fi, cable TV, a fitness center, laundry room and a lobby with vending options. The rooms include fully equipped kitchens with full-size refrigerators, stovetops, cookware, utensils, dishes, pillowtop beds, recliners, a workspace and TV streaming capabilities. The property is located at 4835 Helen Hauser Blvd., 13 miles west of Kennedy Space Center.
TAMPA, FLA. — Marcus & Millichap has arranged the sale of an Extra Space Storage facility in Tampa. The 713-unit, 83,270-square-foot property is situated at 9343 E. Fowler Ave., 13 miles northeast of downtown Tampa. The facility sits on six acres and features a covered loading bay, 24-hour surveillance and four concrete buildings. Charles LeClaire and Adam Schlosser of Marcus & Millichap represented the seller, a joint venture between Florida-based Flagship Cos. Group and Chicago-based Blue Vista Capital Management, in the transaction. Current property manager Extra Space Storage, a self-storage REIT based in Utah, acquired the property for an undisclosed amount.
CAPE CORAL, FLA. — Stevens Construction has delivered Viscaya-Prado Veterinary Hospital, an 11,630-square-foot animal hospital in Cape Coral. The owner-occupied clinic will be open 24 hours per day and feature 20 exam rooms, an X-ray machine, four operating rooms, treatment area, outdoor run, pharmacy and a lab. Viscaya-Prado Veterinary Hospital also houses separate dog and cat wards. The property is located at 1141 Country Club Blvd., six miles north of downtown Cape Coral. Moss Construction Completes $134M University of Miami Lakeside Village Student Housing Property

CORAL GABLES, FLA. — Moss Construction has delivered University of Miami Lakeside Village, a $134 million, 1,115-bed student housing community on the University of Miami campus. The 569,441-square-foot, seven-story project features 25 interconnected buildings and several outdoor spaces. The property offers classrooms, music rooms, study areas, recreation rooms, a 200-seat auditorium and offices. The buildings also have food options, a package center and an exhibition hall. The university opened for in-person classes Monday, Aug. 17, a week earlier than planned due to the coronavirus pandemic. The fall semester will conclude Friday, Nov. 20, the week before Thanksgiving. To support sustainability initiatives, the property includes green roofs that absorb carbon dioxide to help clean the air and regulate the climate. Also, existing plant life was evaluated and, when possible, integrated into the landscape or relocated elsewhere on campus. Miami-based Arquitectonica designed the community. — Alex Tostado
CLEARWATER, FLA. — Moss Construction has broken ground on J.W. Marriott Clearwater Beach, a 167-room beachfront hotel that will also feature 31 residential units in Clearwater. The 391,059-square-foot building will feature a pool on the 11th floor, bar, spa, meeting rooms, ballrooms, fitness center, a beachfront restaurant and about 250 feet of private beach. Baker Barrios designed the project, which is situated on Clearwater Beach at 691 S. Gulfview Blvd., 25 miles west of downtown Tampa. Kiran Patel is the developer. A timeline for completion was not disclosed.
HIALEAH, FLA. — Walker & Dunlop has provided a $67 million HUD construction loan for Shoma Village Apartments, a 304-unit multifamily community that will be located in Hialeah. The borrower was locally based developer Shoma Group. Shoma Village Apartments will include 11,625 square feet of retail space fronting Hialeah Drive, about 15 miles northwest of downtown Miami. The property will consist of two eight-story residential buildings offering studio, one-, two-and three-bedroom units. Amenities will include a resident clubhouse, pool, fitness center with yoga and spin studios, resident coffee bar, dog park and a private courtyard with grilling stations. The clubhouse spans 7,300 square feet and features a concierge package room, communal kitchen, pool table and terrace area. Keith Melton, David Strange, Livingston Hessam and Jeremy Pino of Walker & Dunlop secured the loan through HUD’s 221(d)(4) program, which includes both construction and permanent financing for a project in a single loan. The financing was structured with a fixed interest rate for the two-year construction period and the 40-year amortization schedule. PANAMA CITY BEACH, FLA. — The St. Joe Co. and BRW MidGrove LLC will build The Lodge 30A, a boutique hotel in Panama City Beach. The property will be situated on Scenic County Highway 30A adjacent to the planned mixed-use development Greenway Station. Amenities at the three-story hotel will include a fitness center and a pool. St. Joe Resort Operations LLC will manage the property. Site development on The Lodge 30A is expected to begin immediately, and the parties anticipate the hotel will open in early 2022.
