Garden Communities Florida Delivers Two Buildings at New Tampa Palms Multifamily Development

TAMPA, FLA. — Garden Communities Florida, an affiliate of New Jersey-based Garden Communities, has delivered the first two buildings at New Tampa Palms, the developer’s new apartment community underway at 7970 Tampa Palms Blvd. in Tampa. Upon completion, the property will feature 402 units ranging from 1,264 to 1,571 square feet in one- and two-bedroom layouts. Amenities at the community will include a swimming pool, playground, fire pits, a pet park and a clubhouse with a fitness center, catering kitchen and coffee station. The property’s leasing office is now open, and monthly rental rates at the community begin at $1,075.

Jackson Health System Plans $300M Renovation, Expansion at Miami Hospital Campus

MIAMI — Regional healthcare provider Jackson Health System has announced plans for a $300 million renovation and expansion project at its Miami hospital campus. According to the project team, the facility is the busiest emergency department within Miami-Dade County, receiving an average of 120,000 visits per year. The project will expand the campus’ existing emergency department by about 130,000 square feet and add 207 new rooms, including 50 observation rooms and seven patient rooms. In addition, about 45,000 square feet of space within the existing emergency department will be renovated. The initial phase of the project will involve the demolition of two buildings to create additional space for the planned expansion, which will triple the size of the facility. The project team will also relocate and reinstall underground utilities to support the larger medical building. The goal of the changes is to triage patients faster and reduce wait times for emergency services. Global architecture firm HKS is leading the design of the project. Skanska USA has secured a $90 million contract with Jackson Health for the initial phases of construction work. Terra, New Valley Obtain $127M Refinancing for Metro Miami Multifamily Community

HIALEAH, FLA. — Terra and New Valley have obtained a $127 million loan for the refinancing of Natura Gardens, a newly built multifamily community located in Miami’s West Hialeah neighborhood. The co-developers are using the loan, which was provided by an affiliate of MF1 Capital, to pay off and refinance a $65 million construction loan that Bank OZK provided in 2021. Keith Kurland, Aaron Appel, Jon Schwartz, Adam Schwartz and Michael Diaz of Walker & Dunlop’s New York Capital Markets team arranged the refinancing. Delivered in 2023, Natura Gardens is a 460-unit, garden-style apartment community that was more than 97 percent occupied at the time of refinancing.

GAINESVILLE, FLA. — CBRE has brokered the sale of Social 28, a 592-bed student housing property located across the street from the University of Florida campus in Gainesville. Nimes Real Estate acquired the community and has partnered with Timberline Real Estate Ventures to begin repositioning efforts. CBRE National Student Housing’s Jaclyn Fitts, William Vonderfecht and Casey Schaefer represented the undisclosed seller in the transaction, in partnership with CBRE Jacksonville Multifamily. Located at 311 SW 13th St., Social 28 offers fully furnished units and shared amenities including a fitness center with a yoga room; two social lounges; private study rooms; and a rooftop amenity space including a resort-style swimming pool, spa, fireplace and grilling station.

AVENTURA, FLA. — Belmont Village Senior Living has broken ground on Belmont Village Aventura in Aventura, a coastal city in Miami-Dade County. The 11-story project is being built in partnership with Turnberry and will be Belmont Village’s third location in South Florida. Located at 3510 Yacht Club Way, the property is scheduled to open in early 2026. This venture is Turnberry’s first collaboration with Belmont Village Senior Living. Spanning almost 180,000 square feet, Belmont Village Aventura will feature 153 independent living, assisted living and memory care apartments in a variety of studio, one-bedroom and two-bedroom floorplans. Belmont Village Aventura residents will enjoy panoramic views of the Atlantic Ocean, Intracoastal Waterway and Dumfoundling Bay. The new plans for Downtown Doral include the addition of 13 customizable retail units with a rooftop deck featuring amenities including pickleball courts. Plans also include 929 additional parking spaces. Established in 2005, the development features more than 40 existing restaurants and retailers, a cultural arts center, two charter schools, a library, government center and clinics operated by Baptist Health South Florida. WESLEY CHAPEL, FLA. — Ryan Cos. has opened a new Publix grocery store that serves as the anchor tenant of Innovations Commons, a retail center within the 900-acre Epperson Ranch master-planned development in Wesley Chapel. The city in Pasco County is part of the Tampa Bay metro area. In addition to Innovations Commons, Epperson Ranch will feature 4,000 single-family homes, a 200-room hotel and more than 500 apartments at full build-out. Innovation Commons will also include three outparcel developments slated for additional retail, restaurants and professional services.

MEDLEY, FLA. — Prologis has signed Seaboard Marine Ltd. to two lease renewals at Prologis Palmetto Tradeport, an 880,000-square-foot industrial park in Medley, a city in Miami-Dade County. The two leases, for facilities located at 7800-7890 N.W. 80th St. and 8001 N.W. 79th Ave., total 308,000 square feet. Brian Smith of JLL represented Prologis in the lease transactions. Jonathan Kingsley of Colliers represented the tenant. Situated near Miami International Airport and PortMiami, Prologis Palmetto Tradeport is located adjacent to the Medley Metrorail Station and features three acres of outside storage. Seaboard Marine is a global ocean carrier offering shipping services between the Caribbean, North, Central and South America. The company, which is the largest cargo operator at PortMiami, has a 25-vessel fleet and more than 60,000 shipping containers.

Cullinan Properties Opens 150,000 SF VA Mental Health Center in Temple Terrace, Florida

TEMPLE TERRACE, FLA. — Cullinan Properties has opened the new Tampa VA Mental Health Center in Temple Terrace, about 10 miles northeast of Tampa. Totaling 150,000 square feet, the facility will house multiple mental health programs, including outpatient mental health consultation services, therapy, substance abuse treatment, intensive case management, post-traumatic stress disorder (PTSD) treatment and employment and peer services. Outdoor amenities at the site, which spans 20 acres, include gardens, courtyards and walking paths. Cullinan broke ground on the development in 2021. The project team also included architecture and design firm Leo A. Daly, general contractor Hoar Construction, civil engineer Prosser and property management firm Lincoln Harris CSG.

Berta Management Secures $18.5M Financing for Delray Corner Shopping Center in South Florida

DELRAY BEACH, FLA. — Berta Management has secured an $18.5 million loan for the refinancing of Delray Corner, a shopping center located at 14802 S. Military Trail in Delray Beach. Justin Neelis of Concord Summit Capital arranged the five-year, fixed-rate financing on behalf of the borrower. The South Florida retail center comprises 86,043 square feet of leasable space. Michaels is scheduled to open a 25,600-square-foot store in the first quarter of this year as the new anchor tenant, taking over a renovated space formerly occupied by Bed Bath & Beyond. Other tenants at the property include Conviva, CVS/pharmacy and Starbucks Coffee.
