MELBOURNE, FLA. — Brookwood Financial Partners has acquired Melbourne Shopping Center, a 211,006-square-foot retail center located at 1301-1441 S. Babcock St. in Melbourne. Built in 1959 and renovated in 2022, the property was 92.4 percent leased at the time of sale to tenants including Publix, Big Lots, Beall’s Outlet, Conn’s, Club 4 Fitness, Dollar Tree, Pet Supermarket, CATO, Pizza Hut and Firestone Complete Auto Care. Danny Finkle, Jorge Portela and Eric Williams of JLL represented the seller in the transaction. Andrew Gray and Ryan Parker of JLL secured acquisition financing on behalf of the buyer. The seller, sales price and loan amount were not disclosed.

BRADENTON, FLA. — Ryan Cos. has begun leasing Renata at Lakewood Ranch, a 502-unit apartment development located in Bradenton, a suburb of Tampa. The property is part of the 33,000-acre Lakewood Ranch development. Renata’s first buildings and clubhouse are set to open this month. Ryan Cos., along with development partners PGIM Real Estate and ParkSprings Development, expect to fully open the property by July 2024. Renata will include one-, two- and three-bedroom apartments ranging in size from 740 to 1,285 square feet, as well as a resort-style pool, fitness facilities and a private lakeside beach. Monthly rental rates will range from $2,145 to $2,790, according to Apartments.com.

MIAMI — The Treo Group has broken ground on VOX Miami Phase II, a 13-story student housing development located adjacent to the South Miami Metrorail station near the University of Miami campus. The project will offer 400 beds in 163 units, alongside 10,000 square feet of ground floor retail space. Together with Phase I of the development, the community will offer 726 beds and 15,000 square feet of retail space. Further details on the project were not provided. The development team includes FirstBank Florida, ABANCA USA, MODIS Architects, MOSS & Associates and Asset Living.

GAINESVILLE, FLA. — The University of Florida has partnered with Concept Cos. and Trimark Properties for a 1.2 million-square-foot expansion of its Gainesville Innovation District. The development will be situated on a 13-acre tract located two blocks from the university and two blocks from downtown Gainesville. Th project will complement the existing UF Innovate | The Hub, which features offices, laboratories, retail, restaurants and housing. The partnership envisions the new addition will comprise a mixed-use environment with life sciences and office space for sectors including biotech, advanced manufacturing, agriculture and healthcare, in addition to apartments, shops, restaurants and parking garages. The total build-out will span six phases, with construction slated to begin in late 2024. The site was formerly home to the Alachua General Hospital, which was closed in 2009.

MIAMI — CBRE has arranged the sale of a 25-building, 1.4 million-square-foot industrial portfolio located in the Mami-Dade and Broward Counties of South Florida. Boston-based Longpoint Partners acquired the properties from Pennsylvania-based Seagis Property Group for an undisclosed price. The portfolio was 97 percent leased to 77 tenants at the time of sale. Jose Lobón, Frank Fallon, Trey Barry and Chris Riley of CBRE National Partners represented Seagis in the transaction. Tom O’Loughlin, Devin White, Royce Rose and Alain Bonvecchio of CBRE assisted in closing the sale.

Tenants at the property, which was fully leased at the time of sale, include Chipotle Mexican Grill and Trulieve. Reid Thedford and Evan Cannan of Marcus & Millichap arranged the transaction on behalf of the undisclosed seller. A private investor acquired the property.

OCALA, FLA. — Kansas City-based Hunt Midwest and locally based Boyd+Mox have delivered Ocala South Logistics I, a 251,388-square-foot speculative industrial facility in Ocala. The property represents Phase I of Ocala South Logistics Park, a 1.4 million-square-foot industrial park situated on 93 acres within Florida Crossroads Commerce Park in Central Florida. Building I features 32-foot clear heights, 67 dock-high doors, two drive-in doors, 60-foot-deep speed bays and 247 car parking stalls. The design-build team includes civil engineer Kimley-Horn, architect LS3P and general contractor Evans General Contractors. Rian Smith, Kris Courier and Josh Tarkow of CBRE are handling the leasing assignment, which includes leasing options for Building I and build-to-suit options for the remainder of the park. The facility, which is the only rear-load warehouse available in the market, is divisible from 50,000 square feet to 251,388 square feet.

MIAMI — Eight new retail tenants have signed leases totaling 15,000 square feet at River Landing Shops & Residences, a mixed-use development spanning 2.2 million square feet in Miami. Located at 1400 N.W. North River Drive, River Landing comprises approximately 360,000 square feet of retail/commercial space, 135,000 square feet of Class A offices, 528 market-rate apartments, more than 2,000 parking spaces and a landscaped riverwalk. Claire’s has opened an 870-square-foot store, and Ceci Spa Hair and Nails and Divine Lash have both opened in 1,030-square-foot spaces. Additionally, Miami Optical, Suite Svn, Anything is Everything and White Coat Beauty now occupy 1,200; 5,805; 2,000; and 1,078 square feet, respectively. Carrot Express has also signed a 2,012-square-foot lease at the property. Urban-X Group is the developer and landlord of River Landing, which opened in 2020. Retail space at the development is currently 94 percent leased, with other tenants including Publix, Pet Supermarket, Old Navy, Ulta Beauty, Planet Fitness, Five Below, Ross Dress for Less, Chick-fil-A and Hobby Lobby.

TITUSVILLE, FLA. — A partnership between Houston-based Hines and locally based Key Group has announced plans to develop Space Coast Innovation Park, a 3 million-square-foot industrial development in the Space Coast city of Titusville. Located in Brevard County, the three-phase development will be situated on 450 acres near Space Coast Regional Airport’s Exploration Spaceport and within a few miles of NASA’s Kennedy Space Center. Nearby space exploration and aerospace defense firms include SpaceX, Blue Origin, Boeing, Northrop Grumman and Lockheed Martin. This past summer, Amazon announced it is developing a $120 million satellite processing facility in nearby Cape Canaveral, Fla.
