WEST PALM BEACH, FLA. — Arden Logistics Parks (ALP), a subsidiary of Arden Group, has purchased a three-building, 195,532-square-foot portfolio of shallow-bay industrial assets in West Palm Beach. The portfolio was more than 98 percent leased to more than 40 tenants at the time of sale. The acquisition marks ALP’s entry into the West Palm Beach market. The seller and sales price were not disclosed.

PALM BEACH GARDENS, FLA. — TMRW Sports Group has announced plans for a 250,000-square-foot arena development in Palm Beach Gardens. The project, dubbed SoFi Center, will be the home base for TGL, a new virtual team golf league led by a partnership between golfers Tiger Woods and Rory Mcllroy and sports executive Mike McCarley. The 1,500-seat complex will occupy 11 acres on the Palm Beach Gardens campus of Palm Beach State College. The arena will include a 75-foot high air-supported dome; a football-field sized playing surface with three sand bunkers; a 46-foot by 64-foot simulator screen; a short-game complex; and two plazas outside the venue for hosting pre-match activities. The TGL season, which commercial partner SoFi Technologies will present, is set to begin with a series of matches on primetime television in January 2024. To date, 12 PGA players have committed to playing in the TGL: Tiger Woods, Rory McIlroy, Jon Rahm, Collin Morikawa, Justin Thomas, Matt Fitzpatrick, Justin Rose, Adam Scott, Xander Schauffele, Max Homa, Rickie Fowler and Billy Horschel. The project comprises 274 apartments and 19,000 square feet of ground-level retail space. Managed by Bozzuto, Oaklyn’s residences comprise studio, one- and two-bedroom apartments spanning from 451 to 1,172 square feet. Rental rates begin at $1,850, according to the property website. Amenities include Oak Three, a rooftop experience with an indoor/outdoor lounge, entertainment kitchen, communal games, art activations, resort-style pool deck, hot tub, outdoor dining and kitchen areas with grilling stations and oversized day beds. Berkadia Brokers Sale of 320-Unit Reserve at Palmer Ranch Apartments in Sarasota, Florida

SARASOTA, FLA. — Berkadia has brokered the sale of Reserve at Palmer Ranch, a 320-unit apartment community located at 4100 Winners Circle in Sarasota. Jason Stanton, Cole Whitaker and David Etchison of Berkadia represented the seller, California-based Strategic Holdings, in the transaction. John Koeijmans of Berkadia’s Dallas office arranged acquisition financing on behalf of the buyer, Wisconsin-based MLG Capital. The 10-year loan featured a fixed interest rate and full-term interest only payments. The loan amount and sales price were not disclosed. Built in 1990, Reserve at Palmer Ranch features primarily two- and three-bedroom apartments, as well as a fitness studio, two resort-inspired pools, bark park, car care center and a courtyard with communal games.
CAPE CORAL, FLA. —Thompson Thrift has sold two retail buildings in Cape Coral totaling 24,000 square feet. Situated within Cape Coral Commons, the multi-tenant buildings each comprise 12,000 square feet. Tenants scheduled to open at the properties include First Watch, Mission BBQ, Firehouse Subs, Tire Kingdom, Paragon Healthcare, Crumbl Cookies, PJ’s Coffee and Visionworks. David Hoppe of Atlantic Retail arranged the sale on behalf of Thompson Thrift. A California-based buyer acquired the buildings for an undisclosed price. Cape Coral Commons also features a third multi-tenant building currently under construction, as well as four one- to two-acre outparcels.
Berkadia Arranges $47M Refinancing for Canopy by Hilton West Palm Beach Downtown Hotel

WEST PALM BEACH, FLA. — Berkadia’s Hotels & Hospitality team has arranged the $47 million refinancing for Canopy by Hilton West Palm Beach Downtown, a 150-room hotel located at 380 Trinity Place in West Palm Beach. Michael Weinberg and Scott Wadler of Berkadia arranged the three-year loan through Bank of America on behalf of Driftwood Capital, a Miami-based hotel owner. The interest-only loan features two one-year extension options. Built in 2020, Canopy by Hilton West Palm Beach Downtown features a fitness center, more than 3,000 square feet of meeting space, an outdoor rooftop pool deck and two food-and-beverage venues: Banter and Treehouse Rooftop Bar.
Orlando’s industrial market continues to maintain strong market fundamentals. Despite leasing activity temporarily softening at the midway point of 2023 compared to the end of second-quarter 2022, exceptionally low vacancy rates persist, putting upward pressure on asking rental rates and further strengthening developer confidence in the market. With its strategic locational advantages and diverse tenant mix, the sector is well-positioned for future growth. According to Florida Commerce, Orlando’s unemployment rate is 2.6 percent, well below the national rate of 3.6 percent. Labor shortages remain, as jobs increased by 5,300 in the industrial-using sector and 6,200 in trade, transportation, and utilities. At the same time, Central Florida’s population growth — along with the state’s business-friendly conditions, from no state income tax to relative affordability — consistently spurs demand for e-commerce logistics and warehousing throughout the region. Asking rates surge Year-to-date industrial leasing volume in Orlando has been 4.4 million square feet, 2.4 million square feet of which was in the second quarter. Total vacancy stood at 3.5 percent in the second quarter, significantly lower than the national vacancy rate of 5.4 percent. Built in 1988, the property comprises five buildings on 10 acres. Tenants at the center include Dunkin, Trustco Bank and Loggerhead Fitness. The seller and sales price were not disclosed.
FORT MYERS, FLA. — Marcus & Millichap has arranged the $38 million sale of a retail and entertainment property located in Fort Myers. Topgolf occupies the asset, which totals 48,000 square feet, on a triple-net-lease basis. Constructed in 2021, the property is situated on 14 acres off of Interstate 75. Ronnie Issenberg, Gabriel Britti and Ricardo Esteves of Marcus & Millichap arranged the transaction on behalf of the seller, a Miami-based family office. The buyer was not disclosed.
MIAMI — Black Salmon and The Allen Morris Co. have unveiled plans to develop Highland Park Miami, a $1 billion mixed-use project that will span seven acres and increase the footprint of the Miami Medical District by approximately 10 percent. Plans call for 1,000 residential units designed by Oppenheim Architecture, a 150-room hotel and 500,000 square feet of medical-related office space, along with retail, restaurants, open walkways and greenery. Global architecture firm Arquitectonica is the master planner and designer. Naturalficial, a Miami-based landscape architecture and design practice, spearheaded the landscape design. The developers still need city approval but expect preliminary site clearing for the multi-phase project to begin this year. Construction is slated to begin next year on the medical office and multifamily portions, with an estimated five to seven years of construction in total. The development team says it has been planning the project for the past decade, drawing inspiration from other major medical hubs in the U.S. such as Houston and Minnesota’s Mayo Clinic Health District. “With Highland Park, we’re creating a new center of gravity for the Medical District, with curated, wellness-oriented retail and restaurants; world-class architecture; and best-in-class medical office and residential offerings,” says W.
