RINCON, GA. — Chesterfield and development partner Stonemont Financial have signed Pacific Cycle Inc. to a 1.1 million-square-foot industrial lease within Georgia International Trade Center in Rincon. Pacific Cycle is the parent company of bicycle brands including Schwinn, Mongoose and Kid Trax. The tenant fully occupies Building 2B of the property, which is situated at 2004 Trade Center Parkway, 16 miles from the Port of Savannah. Chesterfield and Stonemont recently delivered Phase I of Georgia International Trade Center, which comprises four buildings totaling 2.4 million square feet. Building 2B is the largest facility in Phase I. The developers are underway on Phase II, which will comprise three buildings spanning nearly 2 million square feet.

DUNWOODY, GA. — Atlantic | Pacific Cos. (A|P) has purchased The Parc at Dunwoody Apartments, a 312-unit complex in Dunwoody. The property offers one-, two- and three-bedroom floor plans ranging from 718 to 1,346 square feet. Communal amenities include a pavilion, fitness center, playground and two pools. The asset is situated at 1067 Pitts Road, 17 miles north of downtown Atlanta. The Miami-based buyer purchased the community via its equity fund, Blue Atlantic Partners Fund III. A|P affiliate Atlantic | Pacific Management will manage the property and handle the leasing efforts. A|P plans to implement a multimillion-dollar renovation to upgrade unit interiors with quartz countertops, enhance amenity spaces and improve the exterior of the community. The sales price and seller were not disclosed.
CBRE: More Than 5 MSF of Office Sublease Available in Metro Atlanta, Highest Total Since 2010

ATLANTA — There has been 2.5 million square feet of sublease space added to the Atlanta office market since the beginning of March, bringing the total to more than 5 million square feet, the highest the metro area has posted since 2010, a recent study from CBRE has found. Nearly 1.1 million square feet was added to the inventory in August and September alone. Of the 18 industries in the study that are tracked, companies involved in the tech sector have added the most inventory (29 percent) since the onset of the pandemic. The North Fulton and Central Perimeter submarkets have added 453,710 square feet and 447,737 square feet, respectively.
SANDY SPRINGS AND MARIETTA, GA. — Carroll Organization has purchased three multifamily communities in metro Atlanta for $220 million. Carroll will rebrand two of the properties, Cascade at Morgan Falls and Fountains at Morgan Falls in Sandy Springs, under the singular name Arium Morgan Falls. The adjacent communities total 1,180 units. Carroll plans to invest $30 million in property upgrades to overhaul exteriors, amenities and unit interiors. The third property is in Marietta, the 418-unit Columns at Bentley Manor, which Carroll will rebrand to Arium on Bentley. Carroll plans to remodel and update the community’s amenities and units. The seller(s) of the three communities was not disclosed.
Terwilliger Pappas, Mill Green Partners to Break Ground on $70M Apartment Development Near Atlanta

CUMMING, GA. — A joint venture between Terwilliger Pappas and Mill Green Partners will break ground this month on Solis Cumming Town Center, a $70 million apartment development in downtown Cumming. The development will include 300 apartment units and 20 townhome units. The asset will be the multifamily component of Mashburn Village, a mixed-use development that will feature 193,000 square feet of retail space and 85 single-family homes in addition to Solis Cumming Town Center. Dwell, E&M, B&C Studio and Kimley-Horn designed the community, and New South served as the general contractor. Cadence Bank provided construction financing, and Atlanta-based Preferred Apartment Communities provided a mezzanine loan. Terwilliger Pappas and Mill Green Partners expect to deliver the community in 2022.
InvenTrust Properties Begins Renovation of 105,000 SF Shopping Center in Metro Atlanta

NEWNAN, GA. — InvenTrust Properties Corp. has broken ground on the renovation of Thomas Crossroads, a 105,000-square-foot shopping center in Newnan. Kroger anchors the property, which will get a new façade, paint scheme, LED lighting under canopies, landscaping enhancements and sidewalk improvements. The Downers Grove, Ill.-based owner expects renovations to be completed by the end of November. Other tenants at the center include Great Clips, Subway, McDonald’s and multiple locally owned service and dining options. The asset was last renovated in 2008, shortly before InvenTrust acquired it in 2009. Thomas Crossroads is situated at 3150 Ga. Highway 154, 33 miles southwest of downtown Atlanta.
DECATUR, GA. — Dermody Properties will develop LogistiCenter at Miller Road, a 154,440-square-foot industrial property in Decatur. Dermody expects to break ground by the end of this year and to deliver the asset in the third quarter of 2021. The facility will be divisible by 77,220 square feet and will offer build-to-suit office space, 35 dock-high doors, 32-foot clear heights, 145 car parking spaces, 23 trailer spaces and ESFR sprinklers. Dermody recently closed on the 11-acre plot, which is situated at 2800 Miller Road, 14 miles east of downtown Atlanta and one mile from Interstate 20. Austin Brannen and Matt Bentley of NAI Brannen Goddard will be the leasing brokers for the project. Jacob & Hefner Associates is engineering the site plans, and Ware Malcomb is the architect for the shell design.
Cushman & Wakefield Negotiates Sale of Six-Property Industrial Portfolio in Metro Atlanta

MARIETTA, GA. — Cushman & Wakefield has negotiated the sale of Kingston Court, a six-property industrial portfolio in Marietta. The facilities total 220,373 square feet and feature 18-foot clear heights and dock-high and drive-in doors in a combination of rear- and front-load configurations. The buildings were originally developed between 1978 and 1981. The portfolio is situated at 2171, 3002, 3061, 3062, 4012 and 4041 Kingston Court, a half-mile from Interstate 75 and 16 miles northwest of downtown Atlanta. Stewart Calhoun and Casey Masters of Cushman & Wakefield represented the seller, Clarion Partners, in the transaction. Dallas-based Stonelake Capital Partners purchased the portfolio for an undisclosed price.
ATLANTA AND SCHIPHOL, NETHERLANDS — Americold Realty Trust (NYSE: COLD) has agreed to acquire Agro Merchants Group, a privately held cold storage warehouse owner based in The Netherlands, for $1.74 billion. Atlanta-based Americold entered into the agreement with Agro Merchants’ owner, an investor group led by funds managed by Los Angeles-based Oaktree Capital Management LP. The move will give Americold its first cold storage properties in Europe. Agro Merchants, which has its North American headquarters in Alpharetta, Ga., owns and operates 46 cold storage properties in 10 countries. The company is the fourth largest cold storage owner in the United States and third largest in Europe. Agro Merchants serves more than 2,900 customers across multiple industries. “We are confident that by joining Americold, we will accelerate our growth and by combining our complementary networks, we will be able to provide a more comprehensive range of solutions to customers around the world,” says Carlos Rodriguez, CEO of Agro Merchants. CUMMING, GA. — Retail Planning Corp. has opened a Publix grocery store within Matt Town Center in Cumming on Friday, Oct. 9. The 48,387-square-foot store is located at the intersection of Matt Highway and Bannister Road, 48 miles north of downtown Atlanta. Other tenants at the center include Reveille Café, Laredo’s Cantina & Taqueria, Peaches & Pine, Great Clips, Alpha Nail Salon and The UPS Store.
