COLLEGE PARK, GA. — Trinity Street Capital Partners (TSCP) has provided a $28.5 million construction loan for the development of a 222-room AC Marriott hotel in College Park, roughly 10 miles south of downtown Atlanta . The three-year loan featured a 75 percent loan-to-cost ratio, with two, one-year extension options. The hotel will be located along Roosevelt Highway within walking distance to the Georgia International Convention Center and the ATL Skytrain, with a two-minute ride to Hartsfield-Jackson Atlanta International Airport. AC Hotels by Marriott, part of Marriott International, owns and operates a chain of hotels worldwide. Amenities include onsite dining, corporate programs, meeting and conference rooms and facilities for weddings.

ATLANTA — Phoenix-based Alliance Residential Co. has opened Broadstone Yards, a 251-unit apartment community located at 1084 Howell Mill Road N.W. in Atlanta’s West Midtown district. The community includes a mix of studio, one- and two-bedroom units with stainless steel appliances, gas-powered stoves, French-door refrigerators and built-in wine coolers in select units. Community amenities include coworking space; a conference room with video capability; fitness center with a Peloton bike, climbing rope and peg boards; bike storage with repair station; rooftop lounge with bar; outdoor TV, games and grills; resort-style, saltwater pool; dog spa; and a courtyard with a fire pit and fountain. Monthly rental rates range from $1,485 for a studio to $2,610 for a two-bedroom.
ATLANTA — Atlanta-based Paces Properties has signed Three Taverns Brewery to its Atlanta Dairies redevelopment, a planned mixed-use project in East Atlanta’s Reynoldstown neighborhood. The new brewery, dubbed Imaginarium, is set to open in summer 2019. The new location is an extension of Three Tavern’s flagship brewery in nearby Decatur. Imaginarium will serve four to five of Three Tavern’s core beers on tap, as well as a rotating list of 20 to 25 experimental beers. New brews will include juicy and hazy India Pale Ales (IPAs) and, in keeping with the Dairies theme, craft styles like milk stouts, fruit and cream sours and milkshake IPAs. Square Feet Studios is designing the new space, which will draw inspiration from laboratories and apothecaries of centuries’ past. Three Taverns will join other announced tenants at Atlanta Dairies including a café from THRIVE Farmers, Collier’s Department Store, a music venue with a rooftop bar and a diner and barbecue restaurant, The Atlanta Journal-Constitution reports. The project will also feature The Yard, a one-acre outdoor gathering area. The Atlanta Dairies redevelopment is expected to open in spring 2019.
ATLANTA — Square Mile Capital LLC has provided a $60 million loan for the refinancing of 1355 Peachtree, a 20-story office building in Atlanta’s Midtown district. Chris Campbell and Daniel Allman of Eastdil Secured arranged the loan on behalf of the borrower, a partnership between Oaktree Capital Management LP and Banyan Street Capital LLC affiliates. The 345,254-square-foot building is located within walking distance to the Arts Center MARTA station, Colony Square and other retail and cultural destinations. On-site amenities include a conference facility, concierge services, fitness center and an underground parking facility.
SANDY SPRINGS, GA. — NorthMarq Capital has arranged a $23.5 million loan for the acquisition of The Celebration at Sandy Springs, a 250-unit apartment community located at 7000 Roswell Road in Sandy Springs, roughly 16 miles north of downtown Atlanta. Brett Hood and Jeff Frankel of NorthMarq arranged the 10-year, floating-rate loan with five years of interest-only payments and a 30-year amortization schedule. A Chicago-based multifamily operator acquired the property. The Celebration at Sandy Springs features a fitness center, swimming pool, dog park, laundry facilities, business center, clubhouse and a playground.
ROSWELL, GA. — NKF Capital Markets has arranged the $13.6 million sale of a two-building office portfolio located at 1544 Old Alabama Road and 900 Holcomb Woods Parkway in Roswell, roughly 24 miles north of Atlanta. Eva Horton of NKF Capital Markets arranged the transaction on behalf of the seller, LNR Partners LLC. RD Sharma acquired the assets, which are located on either side of Holcomb Woods Parkway. The three-story, 70,000-square-foot building on Old Alabama Road is fully leased to McCalla Raymer Leibert Pierce LLC, a residential and commercial real estate legal services firm. RD Sharma recently sold the two-story, 20,000-square-foot building on Holcomb Woods Parkway to a corporate user.
ATLANTA — Atlanta-based REIT Cousins Properties Inc. (NYSE: CUZ) has named Colin Connolly CEO, effective Jan. 1, 2019. Larry Gellerstedt, the company’s current chairman and CEO, will transition to executive chairman. “Colin’s promotion is part of a deliberate and planned succession effort that will allow Cousins Properties to benefit from his ideas, energy and strategic leadership skills, while continuing its evolution into a larger, highly focused company,” said Gellerstedt. Since joining Cousins Properties in 2011, Connolly, 42, has held the roles of senior vice president, chief investment officer, executive vice president and chief operating officer. DUNWOODY, GA. — Grubb Properties is moving forward with Park at Perimeter Center East, a 19-acre mixed-use project in Dunwoody, roughly 17 miles north of Atlanta. The Charlotte-based company has submitted a rezoning request to the Dunwoody City Council to rezone the site from “Office Industrial” to include residential and retail. The proposed project would include a mix of 900 condominiums, 500,000 square feet of new office space, approximately 12,000 square feet of retail space and three acres of green space. The site is already home to three office buildings totaling 285,000 square feet. After acquiring the site, Grubb Properties refreshed the buildings’ interiors and updated the lobbies. The buildings house tenants such as Veritas Collective, Alzheimer’s Association, Hotel Equities and Marx Okubo Associates. Grubb Properties will focus on making the project walkable and bikeable, encouraging the utilization of nearby transit options such as MARTA. Park at Perimiter East will have a 12-foot shared-use path around the perimeter that will run alongside an existing bike lane. An approval timeline and construction schedule were not disclosed.
MARIETTA, GA. — Publix Super Markets Inc. has announced plans to open the fifth location for its new-format GreenWise Market in Marietta, a suburb roughly 20 miles north of Atlanta. The store will be located at the southeast corner of Sandy Plans and Shallowford roads. Atlanta-based developer Fuqua Development inked the lease with Publix Super Markets. Owned and operated by the Lakeland, Fla.-based grocer, GreenWise Market is a specialty, natural and organic store that features house-prepared meals, grab-and-go items and groceries under its GreenWise brand. The first GreenWise market is scheduled to open in Tallahassee, Fla., next month. Other announced locations include Mount Pleasant, S.C., and Lakeland and Boca Raton, Fla. The Mount Pleasant and Lakeland stores are expected to open in 2019. An opening date for the Marietta location was not released.
LOGANVILLE, GA. — Bull Realty has brokered the $7.3 million sale of Piedmont Medical Health Center, a 15,000-square-foot medical office building in Loganville, located roughly 35 miles east of Atlanta. Paul Zeman of Bull Realty arranged the transaction. Other terms of the deal were not disclosed. Atlanta-based Piedmont Healthcare operates a women’s healthcare clinic and a gastroenterology clinic at the facility, which also includes an endoscopy/surgery center.
