ATLANTA — Sage, an accounting, HR and finance tech firm, has expanded its office footprint at 619 Ponce, a four-story, mass-timber loft office building at Ponce City Market. The newly built office building is part of the expansion of Ponce City Market, a large mixed-use redevelopment campus in Atlanta’ s Old Fourth Ward district that reimagined the historic, 2.1 million-square-foot Sears Roebuck building that reopened in 2014. Sage has expanded its lease at 619 Ponce by 32,000 square feet, bringing the firm’s total footprint to 89,000 square feet across three floors. Sage expects to occupy its new space in the fall, bringing in an additional 200 employees to join the 450 associates already working at the office building. Cushman & Wakefield represented the tenant in the lease negotiations. CBRE represented the landlord, locally based Jamestown. Delivered in 2024, 619 Ponce is now fully leased.

AH Realty Trust Agrees to Sell 11-Property Multifamily Portfolio to Harbor Group for $562M

VIRGINIA BEACH AND NORFOLK, VA. — AH Realty Trust (NYSE: AHRT), a Virginia Beach-based real estate investment trust (REIT) that changed its name from Armada Hoffler two weeks ago, has agreed to sell 11 of its 14 apartment properties to Norfolk-based Harbor Group International LLC for $562 million in an all-cash transaction. The deal marks an effort by AH Realty to pivot away from the multifamily sector. Harbor Group has provided a $15 million nonrefundable deposit for the transaction, which the companies say is not contingent on financing. The portfolio sale is expected to close in mid‑2026, subject to customary closing conditions. “HGI is acquiring a strong, stable portfolio that has served our company well,” says Shawn Tibbetts, chairman, president and CEO of AH Realty Trust. “By realizing the value of these assets, AH Realty Trust is able to simplify our business, strengthen our balance sheet and continue executing our strategy with clarity and purpose.” According to multiple media outlets, including the Baltimore Business Journal, the assets in the portfolio include: AH Realty Trust will retain Smith’s Landing, a five-story, 284-unit property in Blacksburg, Va. FLOWERY BRANCH, GA. — The Taylor McMinn Retail Group, a retail investment sales team within Marcus & Millichap, has brokered the sale of a restaurant in Flowery Branch leased to 7 Brew, a drive-thru coffee concept based in Arkansas. Don McMinn and Andrew Koriwchak of Taylor McMinn represented the seller, a repeat developer for the 7 Brew chain, and the all-cash local buyer, in the transaction. Both parties requested anonymity. 7 Brew has 14 years remaining on its ground lease, which features rental increases in the initial term, as well as extension options. “This marks our second sale within the multi-parcel development in Flowery Branch,” says McMinn. “The property traded at 99 percent of the asking price after receiving an accepted offer within one week of listing. The transaction highlights the continued investor demand for lower rent and lower price-point assets, as well as the momentum behind the drive-thru coffee kiosk concept.”

ORLANDO, FLA. — Foundry Commercial, a commercial real estate services firm, developer and investor based in Orlando, has acquired five seniors housing communities in Georgia and Florida. Totaling 320 units, the portfolio comprises two communities in Warner Robins and Boynton Ridge, Ga., and three communities in Jacksonville, Titusville and Plant City, Fla. Allegro Living Management, an affiliate of Foundry, will operate the portfolio under the Alto brand. Each community features 44 assisted living units and 20 memory care units and has an average vintage age below five years, according to Foundry. Blueprint Healthcare Real Estate Advisors represented the undisclosed seller, a regional development firm, in the transaction. The sales price was also not disclosed.
KENNESAW, GA. — Yamaha Motor Co. Ltd. has announced plans to move its U.S. headquarters to the northern Atlanta suburb of Kennesaw after nearly 50 years of operation in Cypress, Calif. Yamaha Motor, which manufactures ATVs, boat engines, jet skis and other motorized products, has a strong presence in Georgia already. The Japanese-based company employs 2,300 Georgians at its 1.3 million-square-foot factory in Newnan and its marine and motorsports divisions in Kennesaw, which includes the 75,000-square-foot Marine Innovation Center that opened in 2023. Yamaha Motor Co. will begin its corporate relocation from California to Kennesaw this year and complete the process in 2028.
ATLANTA — Locally based Third & Urban has unveiled renovation plans for the Atkins Park Collection, a 61,120-square-foot retail portfolio located in Atlanta’s Virginia-Highland neighborhood. Third & Urban purchased the first phase of the Atkins Park Collection in December 2024, which totals 35,370 square feet along North Highland and St. Charles avenues. The firm acquired the second phase, which includes Neighbors, City Church and infill pieces of the block between Greenwood and St. Charles avenues, in September 2025. In partnership with the Virginia Highland District, Third & Urban is planning more than $3 million in building and streetscape improvements for the retail shops. The firm recently completed improvements to the 842 North Highland building, which included new signage, railings and upgraded light fixtures, as well as a new front stair entry and mural. Future building upgrades for 780 North Highland will include updated facades, the addition of an indoor-outdoor courtyard with several retail suites and new food-and-beverage tenants. Construction will begin in late spring. Shelbi Bodner and Lexi Ritter of Bridger Properties will handle retail leasing for the property.

LAWRENCEVILLE, GA. — Sands Investment Group has brokered the $23.4 million sale of River Exchange Shopping Center, a 273,023-square-foot, Kroger-anchored shopping center located in Lawrenceville, roughly 30 miles northeast of downtown Atlanta. Liam Rowan and Tyler Baughman of Sands represented the seller, a joint venture between BASH Capital, Dragonfly Investments and Baltimore-based America’s Realty LLC, and the buyer, an entity doing business as Vishal River Exchange LLC, in the transaction. SouthState Bank provided acquisition financing. River Exchange was 80 percent leased at the time of sale to tenants including Goodwill, ReStore, Citi Trends, Cato Fashions, Farmers Furniture, Subway, Riverside Pizza and Cosmetic Dental.
Alliance Residential Acquires Land Near Battery Atlanta, Plans 300-Unit Multifamily Development

ATLANTA — Alliance Residential has acquired nearly 3.7 acres in Atlanta’s Vinings/Smyrna submarket near The Battery Atlanta, the mixed-use village surrounding Truist Park, home of the Atlanta Braves. The Arizona-based developer is planning to develop Broadstone Lola, a 300-unit luxury apartment community, on the site. Designed by locally based Brock Hudgins Architects, Broadstone Lola will offer one- and two-bedroom floorplans ranging in size from 600 to 1,100 square feet. Along with a Parisian-inspired aesthetic, Broadstone Lola will feature amenities such as a resort-style saltwater swimming pool with a landscaped deck with grills, a grab-and-go market, fitness center, gaming lounge, clubroom with an indoor fireplace, private work spaces, conference room, pet spa and a secured parking garage with electric vehicle charging stations and dedicated bike storage. Alliance Residential expects to begin welcoming residents to Broadstone Lola in the summer of 2027.
Atlantic Cos. Secures Construction Financing, Breaks Ground on Mixed-Use Project in Roswell, Georgia

ROSWELL, GA. — The Atlantic Cos. has secured construction financing and commenced construction on Hillrose Market, a seven-acre mixed-use development in downtown Roswell, a northern suburb of Atlanta. The financing included debt from SouthState Bank and a revenue bond issued by the Roswell Downtown Development Authority. Patterson Real Estate Advisory Group arranged the financing. Located adjacent to City Hall with a walking trail connection to the city’s Canton Street district, Hillrose Market will comprise a six-building, 75,000-square-foot retail village surrounding a central greenspace, as well as an office building dubbed 25 Hill along Atlanta Street and an adaptive reuse of the former Roswell Police Department dubbed Station 37 that will feature ground-floor retail space and a second-level workplace. The overall development will also include 143 luxury rental flats and 16 two-story brownstone townhomes. Atlantic Cos. plans to deliver the project in the second half of 2027. The design-build team includes ASD | SKY (architect), Westbridge (commercial consultant), New South Construction Co. (general contractor), Kimley-Horn (civil engineer) and Crosby Design Group (interior design for the multifamily component). Bridger Properties is handling the development’s retail leasing assignment, and Cushman & Wakefield is handling office leasing.
