KENNESAW, GA. — Pollack Shores will break ground this month on The Barrett, a 200-unit multifamily community in Kennesaw, roughly 30 miles northwest of Atlanta. The 192,000-square-foot property will include one- to three-bedroom units ranging in size from 700 to more than 1,600 square feet. Apartment units will features granite countertops, shaker-style cabinets, stainless steel appliances and vinyl plank flooring. Community amenities will include a resort-style pool, courtyard, fitness center and a clubroom. The Barrett will be situated one mile from Town Center at Cobb, which features a mix of retail space and dining options. Dwell Design Studio is handling design for the project, and McShane Construction is the general contractor. Matrix Residential, a subsidiary of Pollack Shores, will manage the property. The first residents are expected to move in around December 2018.

FORSYTH COUNTY, GA. — RocaPoint Partners and The Georgetown Co. have unveiled plans to open Cherry Street Brewing at Halcyon, a 150-acre mixed-use project under development in south Forsyth County. The Cumming, Ga.-based brewery will open an 8,000-square-foot brewpub and beer garden in the center of Halcyon’s restaurant village. The brewpub will have a seasonal food menu and 16 Cherry Street beers on tap, as well as a new Halcyon-specific brew. The beer garden will feature communal tables, bar space and a stage for special events. Nick Tanner, Cherry Street owner and brewmaster, will own and operate the new brewpub alongside his sister, Alisa Tanner. Halcyon is slated to open in 2018. Upon completion, the development will feature more than 480,000 square feet of office and retail space, a movie theater, two hotels and 690 residential and seniors housing units.
HAPEVILLE, GA. — Atlantic | Pacific Cos. (A|P) has acquired The Atlantic Aerotropolis, a 269-unit multifamily community in Hapeville, two miles north of Hartsfield-Jackson Atlanta International Airport. Additional terms of the transaction were not disclosed. The Atlantic Aerotropolis features a saltwater swimming pool, fitness center, grill and picnic areas, gaming room with billiards and shuffleboard, a business center, conference room and a rooftop deck. A|P will invest in capital improvement to the property including updating unit interiors with quartz countertops and stainless steel appliances. A|P Management, the property leasing and management platform under A|P, will manage the property. The acquisition brings A|P’s regional portfolio to 18 multifamily communities.
ATLANTA — TPA Group, in partnership with USAA Real Estate, has completed construction of 3400 Overton, a 173,000-square-foot office building located at the intersection of Akers Mill Road and Cumberland Boulevard in Atlanta. The seven-story, all-glass building features a fitness center, car wash, landscaped plaza and parking for 650 cars. Synovus Financial Corp. is the anchor tenant of the building, occupying four floors and a retail branch on the ground level. CBRE is handling the building’s leasing efforts. Skanska USA was the project’s general contractor, and Heery International provided design services.
MCDONOUGH, GA. — Cushman & Wakefield has arranged the $58.6 million sale of Trees of Avalon, a 500-unit apartment community in McDonough, 30 miles south of Atlanta. Chris Spain and Alex Brown of Cushman & Wakefield represented the seller, Watkins Real Estate Group, in the transaction. Fairfield Residential acquired the property. Constructed in 2009, Trees of Avalon includes one- to three-bedroom units and features a swimming pool, fitness center, lighted tennis court and a car care center.
AUGUSTA, GA. — Grandbridge Real Estate Capital, a subsidiary of Branch Banking & Trust Co. (BB&T), has arranged a $38 million Freddie Mac loan for the refinancing of Grand Oaks at Crane Creek, a 300-unit multifamily community in Augusta. Bill Mattice and Phillip Cox of Grandbridge arranged the seven-year loan with a 30-year amortization schedule and a floating interest rate starting in the 3 percent range. The borrower was not disclosed. Grand Oaks at Crane Creek features a pet wash station, fitness center, spin room, yoga studio, shuffleboard and a resort-style saltwater pool with a sundeck.
ATLANTA — Anthem Inc. has unveiled plans to locate its information technology hub to a new 21-story tower in Midtown Atlanta’s Technology Square. The health insurance company has entered into a build-to-suit agreement with Portman Holdings, which will develop the 352,000-square-foot building. The new facility will be a hub for approximately 3,000 IT professionals and will create 1,800 new jobs upon completion in 2020. Anthem Technology Center will rise at the corner of 4th and West Peachtree streets, near the Georgia Institute of Technology and Portman’s neighboring 645,000-square-foot Coda building currently under construction. Architectural firm John Portman & Associates designed Anthem Technology Center, which will include more than 14,000 square feet of terrace space and will be LEED- and Fitwel-certified. David DiPietro, Kelly Givens and Liron Nelik of Savills Studley represented Anthem in the lease transaction, and Travis Garland of Portman Management Co. represented the landlord.
ATLANTA — Wood Partners has unveiled plans to develop Piedmont House, a 198-unit apartment community in Atlanta’s Midtown district. The property will be located at 205 12th St., overlooking Piedmont Park. Designed by architect Rule Joy Trammell + Rubio, Piedmont House will include one- to three-bedroom units with private balconies, stainless steel appliances, quartz countertops, hardwood floors and a wine cooler and wet bar. Community amenities will include a saltwater pool, sky lounge, fitness center, entertainment space and a wine locker with a tasting room. In addition, Piedmont House will include 1,200 square feet of retail space. The new community is slated to deliver in winter 2018.
POOLER, GA. — Greystone Brown Real Estate Advisors has arranged the $18.1 million sale of Oglethorpe Square, a 160-unit multifamily community in Pooler, located 10 miles west of Savannah. Bo Brown and Steve Mack of Greystone represented the buyer, New York-based URS Capital Partners, and the undisclosed seller. URS will rebrand the property as Pooler Station. Constructed in 2006, the property features a swimming pool, fitness center, clubhouse, barbeque area and walking paths.
ATLANTA — While speaking at the Oct. 5 luncheon hosted by the Atlanta chapter of Commercial Real Estate Women (CREW Atlanta), Emory University law professor Mindy Goldstein addressed some of the environmental issues facing Atlanta, namely the City of Atlanta Tree Ordinance and stormwater runoff in the metro area. “Stormwater runoff is a huge problem in Atlanta,” says Goldstein, who serves as director of the Turner Environmental Law Clinic at Emory University School of Law. The clinic provides 4,000 hours of pro bono environmental legal work per year. “When it rains, surging stormwater can overflood our sewer systems and flood properties, which drastically decreases property values in certain neighborhoods,” says Goldstein. Atlanta is one of the 100 cities around the world participating in 100 Resilient Cities (100RC), a global initiative to provide governance and operational infrastructure to 100 cities that prove they are working to improve conditions for their citizens. The campaign was launched in 2013 by The Rockefeller Foundation and after three rounds of applications, the final 100 cities were chosen in May 2016.
