Mercedes-Benz USA Opens 200,000 SF Office Headquarters in Metro Atlanta

SANDY SPRINGS, GA. — Mercedes-Benz USA (MBUSA) celebrated the grand opening of its new headquarters in Sandy Springs on Thursday. The 200,000-square-foot office building is located on a 12-acre campus near Ga. 400 in Atlanta’s Central Perimeter office submarket, roughly 14 miles north of downtown Atlanta. This move was years in the making, as MBUSA announced in January 2015 that it was moving its headquarters from Montvale, N.J., to Atlanta. Since that time the German automaker also won the naming rights for the new home of the Atlanta Falcons and Atlanta United, Mercedes-Benz Stadium, which opened in 2017. MBUSA’s new office building, made entirely of glass and supported by steel beams, was designed with a one-to-one ratio of collaborative seats to individual workstations in order to encourage interaction and creativity among MBUSA staffers. Amenities include a conference center, coffee bar with a barista, café, 5,000-square-foot fitness center with trainers, an on-site childcare facility, outdoor playground and a furnished rooftop deck. The building is LEED-Silver certified and uses drip irrigation and energy efficient mechanical systems to reduce water usage. GCP Acquires 411,056 SF Industrial Campus in Atlanta for $17.1M

ATLANTA — Birmingham, Ala.-based GCP has acquired 6047 and 6049 Fulton Industrial in Atlanta for $17.1 million. The adjacent, rail-served buildings total 411,056 square feet and serve as light manufacturing and distribution warehouses. At the time of sale, the buildings were leased to two national third-party logistics tenants and a furniture distributor. The acquisition increases GCP’s portfolio to more than 7.5 million square feet. The name of the seller was not disclosed.

Hampton by Hilton Opens Three New Hotels in Southeast

MCLEAN, VA. — Hampton by Hilton has opened three new Hampton Inn hotels in the Southeast: Hampton Inn & Suites by Hilton Glenarden/Washington, D.C.; Hampton Inn by Hilton Forsyth in metro Atlanta; and Hampton Inn & Suites by Hilton Tallahassee Capitol-University. Each of the hotels feature complimentary breakfast, free Wi-Fi, a fitness center, business center, pool and laundry facilities. In addition to the new locations in the Southeast, McLean-based Hampton by Hilton recently opened a Hampton Inn & Suites by Hilton Chicago Burr Ridge near downtown Chicago and the Hampton Inn & Suites by Hilton Lafayette Medical in Lafayette, Colo., roughly 23 miles north of Denver. The new hotels join Hampton’s portfolio of more than 2,330 properties worldwide.

Avison Young Arranges 50,900 SF Office Lease for Global Commerce Company in Metro Atlanta

MARIETTA, GA. — Avison Young has arranged a 50,900-square-foot lease for First Data Corp., a leader in commerce-enabling technology and solutions, at 1600 Terrell Mill Road in Marietta. The office building is located less than three miles from the Atlanta Braves’ new home at SunTrust Park and 15 miles north of downtown Atlanta. Jillian Bailey, Rick Nash and Ben Parker of Avison Young arranged the lease on behalf of the landlord, Zamir Equities. The eight-year lease brings the building to full occupancy.

Novare, PointOne, BCDC Break Ground on Multifamily Portion of Mixed-Use Project in Metro Atlanta

NEWNAN, GA. — Novare Group, in partnership with PointOne Holdings Development and Batson-Cook Development Co. (BCDC), has broken ground on a 298-unit multifamily development in Newnan, roughly 40 miles southwest of Atlanta. The development is the first phase of Village Square at Newnan Crossing, a 123-acre, walkable mixed-use development that will feature retail, office, residential and restaurant space, as well as a 10-acre park and a community plaza. The LINC, a 25.5-mile pedestrian pathway, will run directly through the mixed-use project adjacent to the new apartment community. The property will include a mix of rental townhomes; “Big House” style units, half of which will include garages; and traditional garden-style apartment units. Community amenities will include a business center, clubroom, fitness center, pool, outdoor grilling, bocce ball court, community garden, bike storage and a dog park. Humphreys & Partners Architects is the architect for the project, and Kimley-Horn & Associates is the civil engineer and landscape architect.

Marcus & Millichap Brokers $35.3M Sale of FedEx Freight Center in Atlanta

ATLANTA — Marcus & Millichap has brokered the $35.3 million sale of a FedEx Freight facility located at 4400 International Parkway in Atlanta, a half-mile from Hartsfield-Jackson Atlanta International Airport. The 292,000-square-foot facility is situated on 50 acres and was constructed in 1997. Todd Harrell of Marcus & Millichap arranged the transaction on behalf of the undisclosed seller and procured the buyer, a private equity real estate operator. Harrell also arranged the sale of a second FedEx Freight center in Marcus Hook, Penn., on behalf of the same buyer and seller. The 150,000-square-foot facility sold for $15.4 million.

Passco Buys Multifamily Community North of Atlanta for $68.9M

DULUTH, GA. — Passco Cos. has acquired Merritt at Sugarloaf, a 424-unit apartment community in Duluth, for $68.9 million. The property is located at 2951 Satellite Blvd. N.W., roughly 30 miles north of Atlanta. Paul Berry and Shea Campbell of CBRE arranged the transaction on behalf of the seller, an affiliate of Boston-based Roseview Group. Chris Black and Caleb Marten of KeyBank Real Estate Capital arranged acquisition financing for the asset on behalf of Passco. Constructed in 1999, Merritt at Sugarloaf includes a mix of one-, two- and three-bedroom floor plans. Community amenities include a cyber café, recently expanded fitness center and yoga room, two swimming pools, tennis courts, a playground, outdoor grills, picnic areas, fire pit and a lake. In addition, the property is located roughly four miles from Infinite Energy Center and one mile from Gwinnett Place Mall. The community was 95 percent occupied at the time of sale.

Atlanta Property Group Acquires 150,000 SF Office Building in Alpharetta for $18.5M

ALPHARETTA, GA. — Atlanta Property Group (APG) has acquired One Point Royal, a 150,000-square-foot office building located at 4400 N. Point Parkway in Alpharetta, roughly 27 miles north of downtown Atlanta. The Atlanta Business Chronicle reports Tfo Reva Oa Opr LLC sold the building for $18.5 million. Samir Idris of Cushman & Wakefield arranged the transaction on behalf of the seller. The two-story building was constructed in 1996 and was 92 percent leased at the time of sale to 12 tenants. One Point Royal features nine-foot ceilings, full height windows and a 4.5 per 1,000 square foot parking ratio. APG plans to invest more than $300,000 in common area renovations and $600,000 on systems upgrades.

Transwestern Secures 60,402 SF Lease for Newell Brands at Office Park in Metro Atlanta

SANDY SPRINGS, GA. — Transwestern has secured a 60,402-square-foot lease for Newell Brands Inc. at Morgan Falls Office Park, a five-building office complex located at 7840 Roswell Road in Sandy Springs, roughly 15 miles north of downtown Atlanta. Newell Brands, a Hoboken, N.J.-based marketer of consumer and commercial brands including Yankee Candle, Rubbermaid and Sharpie, will occupy almost all of Building 100. The lease brings the recently renovated building to full occupancy. Jeff Taylor of Transwestern and Garrett Backman of REO Fund 2 LLC, the building owner, arranged the lease on behalf of the ownership. CBRE represented Newell Brands.

GSK US Acquires 227,735 SF Distribution Center in Metro Atlanta

TUCKER, GA. — GSK US Properties, a joint venture between Canada-based Cité Industrielle Lasalle and Perceptive Capital, has acquired a 227,735-square-foot distribution center in Tucker. The facility is located at 120 Royal Woods Court, roughly 21 miles northeast of downtown Atlanta. Constructed in 1998, the building features 30-foot clear heights, 45 dock doors and a 160-foot truck court. At the time of sale, the property was fully leased to Lehigh Technologies, a rubber recycling company that was recently acquired by Michelin.
