ATLANTA — The Trillist Cos. has opened YOO on the Park, a 25-story multifamily community near Piedmont Park in Midtown Atlanta. The first residents are moving into the property, which features one- and two-bedroom apartments, as well as studio and penthouse units. YOO on the Park is Trillist’s first YOO-designed property completed in the United States. The community features a pet spa, social programs for residents, bike storage, personal equipment lockers, 24-hour fitness center, outdoor exercise terrace, yoga studio, saline pool and lounge, outdoor kitchen, deck with life-sized chess set, library, conference room, juice bar, billiards lounge, golf simulator, gaming theater, on-site dry cleaning and laundry service and in-home package and dry cleaning delivery services.

ATLANTA — Digital Realty has opened a new 18,000-square-foot data center facility within the American Cancer Society building at 250 Williams St. in downtown Atlanta. The new $22 million facility will be connected via high-speed fiber to Digital Realty’s existing property at 56 Marietta St. Digital Realty is expanding its footprint in the Atlanta area as it is home to more than 13,000 technology companies across multiple industries, including financial services, transportation, healthcare, IT, telecommunications, internet security and more than 30 colleges and universities. Digital Realty owns and operates 145 data center properties around the world totaling roughly 23 million square feet.
DALTON, GA. — Greystone Brown Real Estate Advisors has brokered the $6.1 million sale of Chalet Valley, a 140-unit, Class B multifamily community located at 1809 Shadow Lane in Dalton, a city about 90 miles northwest of Atlanta. Dalton Valley LLC acquired the property from Augsburg Investments LLC, a Georgia-based holding company. Taylor Brown, Walter Miller, Chandler Brown and Bo Brown of Greystone Brown represented the seller in the transaction. The property consists of one-, two- and three-bedroom apartments, and includes a pool, laundry services and a pet park.
Berkeley Partners Receives $22.5M Loan for Refinancing of 20-Building Industrial Portfolio in Atlanta MSA

NORCROSS, GA. — Berkeley Partners has received a $22.5 million loan for the refinancing of a five-property, 20-building industrial portfolio in Norcross. Totaling 605,274 square feet, the portfolio comprises six buildings in Gwinnett Gateway (1710 Wilwat Drive); three buildings in Gateway Business Park I (6500 McDonough Drive); five buildings in Gateway Business Park II (6000 Dawson Blvd.); and five buildings in Atlantic Business Center (6400 Atlantic Blvd.), all of which are located in Norcross in the Northeast Atlanta industrial submarket. Additionally, the portfolio includes the one-building Five Points Business Center (1600 Roswell St. Southeast), which is located in the Northwest Atlanta industrial submarket. The properties are leased to 150 tenants. HFF arranged the five-year loan with a regional bank. Jeff Sause, Kevin Mackenzie and Gregg Shapiro of HFF represented Berkeley Partners in the loan transaction.
ATLANTA — Arden Group, through its affiliate Arden Real Estate Partners II, has acquired the Sheraton Atlanta Hotel for an undisclosed price. The recently renovated, 763-room hotel includes over 100,000 square feet of event and meeting space, as well as an indoor-outdoor swimming pool, garden courtyard with retractable glass roof, fitness center, business center and two restaurants. Arden plans to invest $7 million in renovations to the hotel, which will add to the $15 million that the previous owners completed in 2016. JLL arranged the sale. HEI Hotels & Resorts will manage the property.
SEMINOLE, FLA., AND MARIETTA, GA. — Studio Movie Grill, a dine-in theater chain, has planned two new locations in the Southeast: in the Tampa suburb of Seminole and the Atlanta suburb of Marietta. Both locations are scheduled to open before the end of 2017. Studio Movie Grill offers food, beer, wine and spirits while screening movies, concerts, sporting events and promotions. The company currently has 24 locations in nine states.
ATLANTA — Cushman & Wakefield represented NorthPoint Executive Suites in signing a 23,222-square-foot lease to occupy a full floor at One Atlantic Center located in Atlanta’s Midtown submarket. Cushman & Wakefield’s Boris Garbuz represented NorthPoint Executive Suites in the transaction. NorthPoint Executive Suites will offer upscale executive office suites and conference rooms, targeting attorneys and other professional services.
HINESVILLE, GA. — Hutton Contracting Co. has completed construction of Oglethorpe Square, a 158,000-square-foot shopping center located at 849 W. Oglethorpe Highway in Hinesville, a city about 40 miles southwest of Savannah. Dick’s Sporting Goods, TJMaxx and PetSmart are among the anchors of the 24-acre property. Oglethorpe Square is also home to several chain restaurants, including Longhorn Steakhouse, Panda Express and Chick-fil-A.
NORCOSS, GA. — Audubon Communities has unveiled Corners at Holcomb Bridge, a project that combines two neighboring multifamily properties into one apartment community at 301 Noble Forest Drive in the northern Atlanta suburb of Norcross. The merging of Highland Corners, a 252-unit property, and Silver Oaks, a 108-unit property, began with Audubon’s 2015 acquisition of the 37 acres on which the complexes reside. The company has since invested $4.5 million in renovations to the project. Upon completion, the Corners at Holcomb Bridge will feature a fitness center, two swimming pools and two new tennis courts.
SANDY SPRINGS, GA. — Duke Realty has announced plans to develop a five-level, 420-car parking deck in the northern Atlanta market of Sandy Springs. The structure will service Northside Hospital’s Center Pointe I and II, two medical offices totaling 363,174 square feet located at 1100 Johnson Ferry Road. Duke Realty will break ground on the project, which is designed to accommodate the construction of two additional parking levels in the future, in June. Delivery is slated for December.
